The space:
As you pass through the private gate at the entrance of Mount Zion View Ranch, you will have unobstructed views beyond the horse pasture of Zion National Park and Smithsonian Butte. You will have a sense of peace as you drive along the well maintained gravel lane that will lead you through cedar pine groves to the home on the hillside of the upper 40 acres. The site of this exceptional and unique home was thoughtfully selected to display the most spectacular views of the valley. If you are looking for a private retreat, this is the place for you. As you ascend the outdoor stairs to the deck and upper entrance of this well built home, you will be treated to a spectacular overview of the property. The front main door will take you into the well decorated and comfortable great room with large windows. The great room sofa can comfortably seat 10 people. The kitchen is large and well equipped. Also on the upper floor is a large master suite with a king bed, private access to the deck and indoor jacuzzi tub. There is also a secondary bedroom with a queen size bed and the large sofa in the great room also folds out into a sofa sleeper. The main floor laundry room is adjacent to the kitchen and has access to a back deck with stairs to the back yard. The lower level of the home can be accessed from interior stairs or from an outside entrance. It has the "horse lovers" bedroom with a queen bed and the second bedroom has both a queen and twin size beds. There is a full bath, kitchenette and lower great room. We are located within 40 minutes of Zion National Park. World class JEM bike trailhead is less than 15 minutes away. Coral Pink Sand Dunes, Snow Canyon, Pine Valley, Brian Head, Grand Staircase-Escalante National Monument, Kanab, Kolob, Jacob's Lake and Sand Hollow Reservoir are all doable day trips. We are within 2 hours of the North Rim of the Grand Canyon, Toroweap Overlook, Lake Powell, Anetlope Canyon, and Bryce Canyon. Hurricane and St. George are your closest full-service towns. ATVs are available to rent in Hurricane for exploring Sand Hollow, Coral Pink Sand Dunes and Toroweap Overlook. Bike rentals are also available in Hurricane.

Guest access:
Guests will have access to entire home, laundry, BBQ, and 40 acre property to exclude horse corrals unless guests have made arrangements with hosts to board horses. ATV and boat parking are available.
Getting around:
A front wheel drive vehicle will be adequate for travel to Apple Valley throughout all seasons of the year. High clearance vehicles are great for exploring nearby Pink Coral Sand Dunes and Sunshine Route to Toroweap Overlook of the Grand Canyon.

Apple Valley is a farming and residential community of local residents who enjoy living in this quiet, beautiful landscape. It is roughly 14 miles to Zion National Park via the Rockville Road if you have a high clearance vehicle. Most people take the traditional route thru Hurricane and Springdale which takes less than an hour. Hurricane, UT and Colorado City, AZ are the closet towns for full size grocery stores and Costco is located 30 minutes away in St. George, UT.

We really enjoyed our stay! The views from the house are even better than the pictures show and this location was great for access to Zion, Bryce, and more! The directions to the location were easy to follow; the host was extremely helpful, kind, and easy to work with; the house was SO nice, but also very warm and welcoming. Beds were comfortable, and the view was breathtaking!! Loved everything about it!!
The home has everything you need, including things you might not even be thinking about. I mentioned to my wife that, had we forgotten to bring anything, we would've been fine for a couple of days, without going to the store - food notwithstanding. We were also centrally located: 30 minutes from lake access at a nearby state park, mountain bike trails, and hot springs (tip from the host). We will definitely keep this home in mind for future visits to the area

The ranch was a great place to stay, with anazing views. Our host John was very helpful and personable. He couldn't have been nicer. He gave us some great ideas for hikes. We would definitely stay there again!

This house was beyond our dreams for our Utah vacation. The hosts gave insider information such as secret roads, off Zion hiking trails, and local restaurants. The home was an oasis for enjoying taking in the view and enjoying the spacious outdoor space. Sunrises were amazing. A well stocked kitchen with coffee was a plus, and we lacked for nothing. The home was two houses in one and was cozy for our small group, but there was ample space for a larger group. We made lasting memories in this gorgeous home!
Beautiful views. Close enough to Zion to enjoy everything but remote. Screen shot the entry info log before you get to the property. Chances are fair that you won't have cell service (that was welcome) but wifi in the house was good. Host was super helpful. We would definitely stay here again.
Friend and I did the Vacation Race Zion Ultra Marathon. This house was a grand slam. Location was perfect (we could see the race start / finish from the deck), spectacular views, house was exceptionally clean and full of amenities and hosts were great with food and national park tour tips. One of the best parts was a "short cut" road from Apple Valley to near Zion National Park. This not only cut off travel time, but the back country byway included some awesome views along the way.HIGHLY recommend this VRBO for any trips to the Zion area.
This property is a true gem, not to mention the beautiful home residing on it. Peaceful, incredible views, great location for a multitude of places to experience, Zion National Park in particular. Don't miss Snow canyon either. But many others as well. The hosts John, his son Curtis and his wife Carla were all so very friendly, helpful, and gracious, and always available. Carla provided a 13-page listing and description of places to visit and things to do (that is how we found Snow Canyon). You will not want to leave. As much as we highly expected to really enjoy our visit there based on everything we had read, it still exceeded our expectations. Don't let this one get away! The host is quite nice and welcoming. The house is quiet with great views. The house was roomy and well appointed with fast internet and smart TVs. There are actually 2 kitchens and more utensils, etc than you will ever need.
We were surprised that while the listing states the home has AC, only the second floor has central air. The lower level has no supply or return vents and was stuffy. Thankfully we did not need the 1st floor space for our stay or this would have been a big issue.
The home's front door had no operating lock. While the host was not concerned stating he's never locked the doors, no may not find this acceptable even given the remote site.

We have been operating our vacation rental since 2017 and have a history of outstanding ratings, having achieved Super Host status on Airbnb and Premier Host status on Vrbo. We have always strived for 100% customer satisfaction and worked to address any valid concerns that have ever surfaced. It is true that only the upper level of the home has central air. This has always been the case because based on the elevation and topography of the property, the fact that the home is very well insulated, and the ability to open windows (all have screens) and take advantage of the cool and fresh evening/nighttime air, installing central air in the lower level has never been cost justified, nor have any other guests ever complained about the lack of central air in the lower level, or stated that it was stuffy. As to the home's front door, it does, in fact, have an operating lock that can be engaged manually; however, the electronic code functionality is not currently working properly and we will be addressing this matter via replacement or other appropriate measures. It is recognized that although the home is located in a relatively remote area and has not yet been subject to any type of theft or vandalism, all guests need the ability to properly protect themselves and their personal belongings.
