Other Things to Note
• Primary booking guest must be at least 25 years old.
• Maximum occupancy is 6 guests at all times, including visitors, due to local fire and safety ordinances. Prior authorization is required for any visitors.
Pet Policy & Fee
Dogs only — no exceptions.
• Dogs must be added to the reservation before booking. • Pet fee is $100 per stay regardless of duration. • Fee covers occupancy only and does not cover damages or excessive cleaning. • Dogs must be house-trained. • No animals other than dogs due to severe allergies. • Dogs must never be left unattended. Barking noise is not tolerated. • Dogs are not permitted on couches, sofas, chairs, beds, or other furniture at any time. • Guests should provide crates, pet bedding, and puppy pads if needed. • Dogs must remain leashed while on the property. • Dogs must be taken off-premises for bathroom use and waste must be picked up immediately. • There is no fenced yard.
Early Check-In / Late Check-Out
Even when reserved, early check-in and late check-out cannot be guaranteed due to cleaning schedules and operational requirements.
• Early check-in (2 PM): $25 when available. • Late check-out (12 PM): $25 when available. • Extended late check-outs subject to availability and additional fees.
Failure to vacate on time may result in a $50 late checkout fee plus additional nightly charges up to two times the non-discounted nightly rate.
Smoking Policy
No smoking, vaping, marijuana, cigarettes, cigars, or similar products anywhere inside the property.
• Smoking detection monitors are installed inside the unit. • $500 smoke remediation fee applies. • Violation may result in immediate cancellation and removal from the property.
Smoking is not permitted outside in shared areas of the property. Please be respectful of neighboring occupants.
Events & Parties
No events, parties, after-prom rentals, senior week groups, bachelor parties, or bachelorette parties.
Unauthorized events may result in immediate cancellation, removal from the property, and involvement of local authorities.

This property was exactly as pictured. Brigantine itself was a very beautiful, quiet, and family friendly town during our visit. Very short walk to the beach. As well as a short drive to the convention center that we traveled to multiple times while we were there. Host was very accessible and helpful with suggestions of things to do and places to eat in Brigantine. One of which is, The cove, a restaurant/bar thats just been remodeled and has delicious food. Would definitely stay here again. Preferably when its a little warmer outside to fully enjoy all this beach town has to offer.

Easy access to property, everything was clean and comfortable. Loved the little extras like snacks. Neighborhood was relaxed and quiet easy access to beach as well. Best part was it was dog friendly. Enjoyed enough to stay again.
We stayed at Island Time for 6 days. The place was immaculate and exactly as pictured. Host was very quick to respond to one inquiry I had. Check in was easy as can be. Beach is a quick 1 block walk & the outside shower makes cleaning sand away so easy. Can’t say enough good things about this home. We can’t wait to come here again.
This place is exactly as described. Great location in heart of town walking distance from shops and beach. Owner was excellent at communicating, making check in and check out a breeze.
We went with two kids as a family and it was the perfect size. The outdoor shower, grill and patio with table made it easier to cook and hang out after beach time. Would rent from again.
The host was very communicative. Everything was very easy and the house was lovely. Would definitely come back. Stayed here to be close to Harrahs for my daughters dance convention.
What was not to love...walk outvthe door, 5 minute walk later I'm standing in the ocean. Well kept, plenty of room, and close to the boardwalk. Will be coming back to this property
Fantastic location - steps to beach & good food. Perfect for a relaxing week, which was the goal. Host was receptive to all communications. This house was the perfect size for 3 adults and a dog. Having the outdoor grill, nice sized outdoor shower, laundry in unit, split ACs in each room, and lovely front and back porches were great. There are some minor comfort things I would suggest the host to address moving fwd but otherwise we absolutely want to stay here again next summer!

Nice quiet town while we were here. Quick walk to beach which we did often. Nice property. Had a deck to relax and hang out back and out front. No complaints here for family of four with dog. Would recommend buy groceries before getting here. Food prices were high at store. Few places to local places to eat.
We try to visit the shore in September due to the lack of crowds in the off season. Unfortunately we had some rough weather this time but the house had more than enough room and accommodations to keep us entertained when we were inside. Everything was clean, tidy, and true to what the listing offered. We enjoyed the really short walk down to the beach as well as how close it was to some of our favorite food spots. Andrew was a great host who was easy to communicate with and we would be happy to stay here again.
Loved our stay at Island Time, perfect cozy, comfortable space for our family of three and dog! Close walk to beach with chairs and umbrella for daily and moonlight walk beachtime, and everything needed to make meals at home! Comfy furniture and inviting beach theme colors and accent decor. Offstreet parking. Beach passes. Dog friendly! Andrew was excellent communicator beforehand and at arrival when we needed help accessing the house. Nice neighborhood and friendly community near island groceries and restaurants and shops. Would definitely stay here again!

The furniture was smelling like it was just got sprayed and it was itching my daughter got a red rash so am I
Very close to beach. Easy walk. Near some good food places. Sixties era Jersey beach bungalow. Listening says garage parking available, but there isn’t any. Not sure why that’s highlighted in listing. Could use some TLC. Owners were onsite (upstairs) which was never communicated upfront. Very nice couple and wouldn’t be an issue except I had no idea and almost walked in on them in outside shower upon arrival. Awkward. Vbro should have informed us upfront as we weren’t sure who they were and felt responsible for property as the renter. Over the entire weekend it sounded like a bowling alley coming through the ceiling as there is no soundproofing as it is an older bungalow.
