Located just 30 seconds from the sea, tram line, and ferry station, our villa offers unbeatable convenience. The tram station right outside takes you to major attractions in 5 minutes.
Our 3-bedroom, 1-living room apartment is located on the first floor of a building with only two apartments, situated in Balat on the shores of the Golden Horn, a UNESCO World Heritage Site. It’s just a 30-second walk to both the sea and the tram line, which connects you to major tourist spots in just 5-10 minutes. The Eyüp Sultan Mosque is a 10-minute walk away, and you can enjoy views of the Byzantine city walls right from your window. Additionally, the ferry terminal is equally close, providing a convenient alternative for travel.
The expansive 100-square-meter terrace, located on the third floor and shared with the apartment above, boasts breathtaking views of Istanbul and the sea, offering a truly iconic panorama. It features three large dining tables for up to 20 people, a cozy winter Dome, perfect for enjoying the view and relaxing comfortably in all seasons and a barbecue, making it perfect for entertaining.

Being located on a main street along the shore, taxis are readily available right in front of the house. If you’re traveling by car, there is secure private parking available for an additional fee.
In this location, you’ll be surrounded by history. Balat, a UNESCO World Heritage Site, is rich in historical sites from the Byzantine and Ottoman eras, so be prepared to take photos at every corner!
Rest assured about cleanliness and hygiene. As cleanliness-obsessed individuals, we ensure everything is spotless until we are certain.

-Flat is at first floor. There are stairs inside the building. There is no elevator.
-Terrace is located at the top floor and shared with another flat.
-Passport photos will be collected before check-in due to law.
-Cleaning during the stay is available upon request for a fee of 50 euros. Due to requests from some guests for hotel-style cleaning, we have found it necessary to include this information. Please remember that this is not a hotel.
-If you prefer VIP one way airport transportation (80 euros for up to 6 people or 100 euros up to 16 people), please inform me before the day you arrive. Note that only cash USD, EURO or TL payments are accepted.
