We LOVE serving large reunions and celebrations. However, NOTE - this is NOT a party house or neighborhood. All guests must be inside by 11:00pm to respect quiet hours (loud laughing at 1:00am carries easily and not fun for a neighbor who has to go to work the next day). No loud music anytime of day and external speakers are not permitted.

Between the two house we can sleep up to 32 adults or up to 42 people if kids are in the group (who can sleep in bunk beds).

Vilano is one of the nicest beaches in St. Augustine. It varies from gentle waves to play in as a family, but big enough to still surf! Vilano is a destination beach for locals and tourists from around the country. YET, our stretch of beach is always quiet and private because no public parking is allowed at the entrance!

**3 minute WALK to RIVER**
EPIC sunsets happen here that you don't want to miss! INCREDIBLE fishing spot also. Large, sandy beach area to relax on when tide is not all the way in. It is also a 3 minute walk to North Beach Campground where there are walking/biking paths for an afternoon stroll

**5 minute WALK to Cap’s Restaurant - best in St. Augustine**

**5 min. walk to Aunt Kate's restaurant.

**3 minute drive to public beach with bathrooms and showers**

LAYOUT OF BEDROOMS: Since this is a large home with 7 true bedrooms we decided to design it in a way that would be most functional for any size group. Thus we remodeled 2 rooms to be “FLEX” rooms that can serve as a true bedroom or as a Living Room area. The following will help clarify what is offered in each room.

BEDROOM #4 - The Ocean Bunk Room
TWO Twin over Full Bunk beds (sleeps 6), HUGE foam bag, desk, standard closet, small selection of books and toys for a range of ages, standing fan, Sound and light machine that mimics being underwater
