Welcome to Edgewater Villa 1704. Enjoy stepless entry into the front door of this relaxing condo. Park right out front and load your belongings, no elevators, no crowds. One of the top resorts in Panama City Beach with plenty of amenities. Step outside your unit for a private pool or enjoy one of the other pools, including the amazing lagoon pool! When your ready for the beach just step outside, go to nearest Tram Stop and in a few minutes a tram will arrive to take your party to the beach! When you are done, ride the tram home to your relaxing Villa. Enjoy the turtles from your back patio.

New for 2024 Season: 4 backpack beachchairs, umbrella and beach towels added to the unit.

A one time resort fee of $50 must be paid to Edgewater, this includes Parking/Gated/Security/Wristbands/Beach Access. A link will be sent to you prior to check-in where you can fill this out. (Golfing, Fitness, Tennis/Pickleball are extra per occurrence charges)

This property is stocked with a Starter Kit for check-in and settling in. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, one roll of paper towels, 3oz bottle of dish detergent and a pod for the washer. We supply bath towels, washcloths, and hand towels. We do not supply laundry detergent, seasonings/spices. Guests will need to replenish supplies as needed.

Edgewater was the best. Great location for everything in PCB. The pools, hot tubs, and grounds are amazing. We loved it.

Location, location, location! If you want to stay in a safe community with amenities in the heartbeat of Panama City Beach, this is your place! Owner Jeff was easy to communicate with from start to finish. Every contact was immediate and informative and kind. The resort itself greets you with guards at the gate, regardless of time of day, coming and going. The property is lovely being on a golf course with lush green grass, ponds, many pools. We also had ducks and turtles right outside our door each morning and evening! The property is signed and lit well for easy access and maneuverability. The actual condo was decorated beautifully and stocked sensibly, hving everything you need from day one to chk out day. There was a starter pack of necessities such as needed toiletries, dish and laundry. All linens provided including beach towels. Beach chairs and even sand toys for the kiddos were also provided. Kitchen had everything you need to cook all week, as we did. The pool was very close and clean, loungers and sunbrellas were available. You are literally beats from shopping, restaurants, beach and vacation fun! We visited Eden Gardens, Pier Park for shpg and dining, walked the pier for amazing Gulf views. We even got a giggle at watching the little robot lawnmower mowing each day and everyone’s short game just outside our back patio where a hole and several sand traps are! Highly recommend for anyone but especially if you come for Florida Jeep Jam in May!

Great stay in a great condo!

This condo is extremely clean and decorated beautifully. We were very comfortable during our stay. We had never stayed in a condo that wasn’t beachfront but Edgewater has done a great job making beach access extremely convenient. The owner was very friendly, easy to communicate with, and provided helpful information regarding our stay.

Perfect for us

This property was perfect for our family. We were in town for the Grand Slam Baseball World Series and this property was conveniently located to both parks and easy access to the pool, beach and entertainment. Owner was very responsive and so kind. We would definitely consider staying here again.

Worked for what we needed

The place worked well for what we needed it for. We managed to get through our stay with what was supplied (except for the toilet paper). The beds though, not good at all. The one was so uncomfortable. You couldn’t move without it being so loud that you woke anyone in the room. It was a reasonably priced though but don’t expect great sleep.

Clean and hospitable

I really liked this condo better than the one we stayed at before in the same resort. There is no carpet in this one which is nice and the furniture was all nice and clean. Having the keurig was very nice and the ice machine in the fridge worked well. Washer and dryer worked well and there was plenty of space in the dressers for our whole family. The only things that I had critique of were the resort things. The tram stops are not shaded and there were a couple times it took 30 mins to get picked up. However, in times we didn’t have items to carry we walked and it’s not too far to walk and I really like that there is a walking bridge over the main road so that we don’t have to cross traffic. The host of our condo was very responsive and helpful.
