Welcome to your Atlantic City getaway—just steps from boardwalk and a few minutes from the beach! This stylish 4-bedroom, 3-bath home blends designer touches with cozy comfort. Perfect for families or groups, the home features a spacious living space, a loft bedroom with water views, a private backyard hangout, and a game-ready pool table for indoor fun.

FIRST FLOOR: The open concept on the first floor is amazing for hosting or enjoying a game of pool. When entering from the front porch, the living room offers a comfortable seating, a smart tv (There is no cable for the TV, just streaming apps), comfortable and a pool table.

BACKYARD AND GARAGE:
-There a deck and patio with a small charcoal grill for guests to use (guests must provide their own charcoal and supplies, clean up and please dispose of used charcoal)
--Please note: If the grill is used during your stay, guests are expected to clean it prior to departure and leave it in the same condition it was found. Additional cleaning charges may apply if excessive grill cleaning is required after checkout.
- The backyard leads to the detach garage space. NOTE: This is just a standard garage with a bit of flare for an extra space. This is not a finished room or extra room. The garage does not have temperature controls.

SECOND FLOOR: The 2nd floor has 3 bedrooms rooms and 2 full bathrooms - both with tub/ showers. All bedrooms have comfortable linens and closets for storage. The master bedroom has an ensuite full bathroom and a balcony which has views of the water at the inlet.

THIRD FLOOR: The Loft bedroom with beautiful views! This room does not have temperature controls, but during the warmer months there will be an window air conditioner unit installed.

SLEEPING ARRANGEMENTS:
The house sleeps up to 11 guests. Please review bedding layouts and sleeping arrangements when considering space and comfort.
-MASTER BEDROOM: 1 King Sized Bed, TV with streaming apps and ensuite full bathroom
-BEDROOM 2: 1 Queen Sized Bed
-BEDROOM 3: 2 Twin Sets of Bunk Beds (4 Single Twins)
-LOFT: Full Sized Bed
-LIVING ROOM: Roll Out Sleeper Sofa
There is also an air mattress for an additional sleeping arrangement if needed.

This is a pet-friendly unit that welcomes guests with pets. While our professional cleaning team takes great care to prepare the space, some signs of pets may still be present, such as light odors, minor wear and tear, or occasional pet hair. If you have pet allergies, please note that this may not be the best fit for you.

PETS:
-We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $185 per stay.
-Weight restriction of 40 pounds unless otherwise approved
-Not all breeds may be permitted.
-All pets must be fully housebroken and well behaved.
-You are fully responsible for damages, stains, and abiding by our pet rules.
-Excessive pet messes, hair or dander may result in additional cleaning fee charges if the cleaning of the property takes over the standard time and requires additional services and attention.
-There will be a $500 fee for any unreported pets in the property.
-Failure to follow the pet rules can result in a $500 fee or eviction with no refund.

PET RULES:
-Pet must be fully vaccinated
-Guests agree to never leave their pet unattended for a long period of time and always keep their pet under control. When not with the pet, the pet must be caged or contained.
-Guests agree to promptly report any damage caused by pet(s).
-Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy.
-If damages are not reported but are found by owners/agent, it will be documented, and necessary replacement or repair costs will be reported to Airbnb.
-Guests agree that their pet is housebroken.
-Guests agree to adhere to local ordinances, leash laws and licensing requirements. Pets must be leashed while in within the exterior perimeter of the property.
-Guests agree to clean up after their pet(s) & dispose of their pet(s’) waste promptly.
-Guests agree to keep pet(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.

ACCESS & ENTRY:
-Guests will have access to the entire home, backyard and garage.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

PARKING:
You can park directly in front of the house or behind the garage door. You may park one vehicle in the garage, but we ask that you please remain on the left side only. Please don’t park in front of the neighbors house to the right or garage though. Additional Parking on Maine Ave (along the water) is metered!

MAIL:
-Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY & EXPECTATIONS:
At "Sunrise Playce", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

RESERVATION/CANCELLATION NOTES:

-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays
OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
-Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
