Quinn Peaks Retreat House

Summary:
Located right between Bozeman & Livingston, secluded in the Bangtail Mountain Range, this home is in a prime location for all Montana adventures - 20 minutes to BOTH Bozeman and Livingston, 30-40 minutes to Bridger Bowl Ski Resort, 1 hour to Yellowstone National Park, 1.5 hours to Big Sky Ski Resort, and 20 minutes to famous fishing access points. We offer back country skiing on the property in the winter months! Please contact us for more information.

The Space:
Relax in the hot tub, ski, cook a pizza in the wood burning stove.... Get the real Montana experience while in the mountains surrounded by 30 acres of wilderness, wildflowers, wildlife... enjoy a spring fed pond and easy access to some of the best State Forest Service land with unbelievable ATV trails, hiking and camping from the Jackson Creek Trailhead 10 minutes away.

(Maximum occupancy is 30 or less. The entire property - main house and guest house - are required to be booked - please see our separate listing for this.)

This elegantly furnished home sleeps up to 10-14 guests + a pack n play comfortably. Sleeping arrangements include a king bed, two queen beds, two full beds, and two pull-out couches.

The main area of the house includes an open kitchen, great room with large windows and a beautiful view. The basement has another family area with a play room. There is ample outdoor space with a wrap around deck and a hot tub located out side the great room. There is a private office upstairs with Starlink wifi that provides a very strong connection.

Our location stays about 15 degrees cooler than in town. Always bring warm clothes. During the winter, if you would like to use the wood stove, please purchase wood on your way in. We unfortunately cannot provide it at this time.

The guest house is right next door and will also have guests.

We no longer allow pets at our property, we apologize for any inconvenience.

Guest Access:
The entire main house, decks, and surrounding exterior is yours. The driveway to the left is yours. The 30 acres are shared with guests in the guest house. Quinn Creek road can be viewed from the house and you can hear cars if you are sitting outside.

The Neighborhood:
The house is in the mountains although we do share Quinn Creek road with neighbors and wildlife. Our 30 acres runs behind the house, to the left, and right.

Getting Around:
We are about 30 minutes from the Bozeman airport. We live up a dirt road. If snowing, 4x4 or AWD is REQUIRED. The roads and driveway are plowed, although it’s a mountain road and you need to drive safely. Our neighborhood works hard to keep up this road. If coming with a group, please carpool. We recommend renting a car from the airport or local Bozeman rental company if flying into town. Uber is not reliable.

Other Things to Note:
If you're interested in ski mountaineering, Skimo, back country access on the 30 acres, please contact us! When we get enough snow, there is 300-400 feet of vert skiable on the hill that goes up behind the hot tub.

The winters are cold, prepare yourself.

We get small and large animals and critters who visit in the summer, as do our neighbors, welcome to Montana mountains. Field mice have been a specific nuisance this summer of 2023 for the entire mountain. Green Mountain Pest is the service we use. Traps and ultrasonic deterrents are set in the garage and around the house.

The house will be getting a new roof and exterior paint in September/October 2023. Therefore any bookings after these dates please note: the exterior of the home will be dark green with a brown roof. Stay tuned for new exterior pictures coming soon!

Interaction with Guests:
I will be available via text, phone, and email at all times for any needs. Please don't hesitate to reach out!

During winter, after a snow storm, someone will come plow the driveway and shovel the walkways and decks where possible. This might take place during your stay.

Nice home but cold
Nice, spacious home. Loved the layout and the big dining table. Beds & furniture were comfy. Beautiful scenery. Correspondence with Ryanne was great. A few cons: The hot tub was very dirty, directions from the west to the property were inaccurate, the house was very cold when we got there. It took until the day we left for the baseboard heat turned up to 75 to get the house warm enough for us to remove our sweatshirts. We even purchased firewood for the fireplace, but that only kept the living room warm.
