Love this area because it is in the middle of the Phoenix valley, so you can hop on the 202 and get anywhere within Phoenix (even the outskirts) within 30min. It's super close (8min) to the airport. Plus, you can get a quick run/walk/hike on nice paths that are literally across the street (Papago Park and Phoenix Zoo areas). Also, enjoy the Tempe Towne Lake surrounding bike path, where you can bike for miles, including connecting with the Greenbelt bike trail and biking into North Scottsdale. The canal also has a great path to run/walk/bike on, which also goes right to the nearby Arizona Falls.
