Sitting on 6 acres, this casual, comfortable farmhouse style cottage offers cozy living for families of all ages; a fully stocked kitchen, living areas overlooking the pond, and 3 comfortable bedrooms all make this the ideal place for your next Delaware River stay.

The house is a calm, relaxing space, where it’s easy to spend time inside and out - from an early morning cup of coffee on the porch, relaxed lunches in the screened porch, to end of day s’mores at the fire pit. Further down the hill, the pond attracts many small animals for sunset drinks and provides for great nature watching.

Like all Upstate Place properties, this home has a crib, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy. For even more fun, the fabulous Kartrite Indoor Water Park is just 20 minutes away.

The Happy Rabbit would ideally suit a family, a small group of friends, or multiple couples vacationing together.

Main level has entry, kitchen with eating area, living room, a full bathroom, laundry area, and access out to the screened porch, garden and BBQ.
Upper 2nd level has a large principal bedroom with sitting area and desk / work table.

Free parking is available on site. It is recommended that guests have an all-wheel drive vehicle during the winter months.

PLEASE NOTE:
The property does not have air conditioning.
There is a pond on the property and young children should be supervised when visiting it.
This house has 2 levels and may not be suitable for those who have difficulty with steps / stairs.

Like any rural environment, this house is surrounded by countryside, farms and wildlife. While it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants and bees. There is very little to be done about it, but by keeping doors closed or screened and food in it’s appropriate storage, unwelcome guests will stay outside where they belong.

We are a pet friendly home, but only allow small dogs no more than twenty pounds. We ask that your pet is house-trained, crated when you are not in the home, and please no pets on the furniture. Thank you!
