Our private boat slip awaits your boat. (No bridge getting out of canal). Our boat slip fits up to 24' in length for your boat. Pontoon and more flat bottom boats are recommended for our varying depth canal. Crystal River offers snorkeling, scalloping, swimming with manatees, bike trails and more! All activities, grocery, restaurants and gift shops are less than 5 minutes away. We are 1 mi from the golf course and 10 min to Ft Island Beach. This home has been renovated inside with new flooring, appliances, countertops, vanity, lighting, ceiling fans, French doors, paint and a new ductless air system. Outside we have a brand new seawall and kayak launch. Newly built large deck (12 x 25'), brand new windows and landscaping. You'll enjoy a table for 6, a charcoal grill (supplies in box on deck), a wood burning fire pit and fish cleaning station all on the deck.
There is a 55" roku TV in the living room and a 22" tv in each bedroom. Extra sleeping is available on the futon and there is a twin size trundle under the queen bed. We have followed a coastal theme highlighting one of the river's favorites...the turtle! We are confident you will enjoy all that the turtle house has to offer.

GUEST ACCESS
Guests will have access to all parts inside this home excluding the host's storage closet. Outside, guests will have access to the deck, backyard within fenced area, seawall for fishing/sightseeing and assigned boat slip. This home is a duplex with only one shared area and that is the kayak launch and canoe which is located in the middle of both sides. Guests will have complete privacy to their own deck separated by 6 ft fencing.

Other things to note
PET FRIENDLY
We are a pet friendly home up to two dogs of small breeds. We ask that you cage your pet while left alone in the house, leash your dog while outside as our yard is not completely fenced in, and do not let pets sleep in the beds. We will provide a pet blanket for use on the couch. We love dogs and would like to continue to have a pet friendly home but we need your cooperation in helping to keep our home clean and undamaged from our furry friends. Please help us by respecting our pet rules.

CLEANING
We hope to pride ourselves in making our home safe and clean for our guests. Our expert cleaners impose a detailed process of disinfecting and sanitizing all linens and rooms after each booking. We are a pet friendly home (small breeds of dogs only). After a guest with a pet has checked out, extra steps are taken by our team to ensure pet hair/smells of the previous pet are gone. However, we cannot provide a guarantee you will not encounter evidence of a pet-friendly home.

PEST CONTROL
Our home is professionally sprayed for pests on a quarterly basis and we can provide this certificate to you upon request. However, we cannot guarantee you won't see evidence of a bug or insect inside the home during your stay. This property is surrounded by vast Florida wildlife that we love, and critters can find their way inside despite aggressive pest control. We recommend that you keep doors shut when not in use. And please keep screens on windows.

RECORDING DEVICES
Motion sensor cameras are set up in two places to ensure the safety of the home and our guests. The first camera is set up near the front door/driveway, and the second is in the back near deck and backyard.

SAFETY
Our home has a step up going into the house, a step down onto the deck and a step down onto the backyard off of the deck. In the bathroom, guests will need to step over the tub to get into the shower and down to get out. We have provided a grab bar only meant to assist, NOT TO BEAR FULL WEIGHT. The seawall has a concrete cap, boat slip and kayak launch. We are located on the water so children should be supervised in these outdoor areas at all times.
