The Honey Pot! Cozy cabin with beautiful Cacapon River access. The cabin is surrounded by the woods, with an outdoor firepit, and screened in porch! Inside you'll find 3 bdrms, 2 baths, & an open concept living space. This property also features a community park area with access to the Cacapon river with picnic tables & grills. A must stay, getaway!
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your fees and covers you for accidental damages during your stay.
*For Airbnb bookings, this fee will be included in your nightly stay as there isn't a category line for the protection fee.
* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.

*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES: (please read the rental agreement in full to see all details)
- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $350 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F).
-$200 - Trash issues.
- If necessary, additional cleaning/trash issues will be charged.
•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:

-How do I access the property?
Your email address will be required. Mountainside Getaways will then email you directly our rental agreement and the guest pre-arrival form. Once the 2 forms are submitted back to our company, and 1-3 days prior to your stay, you will receive your arrival instructions with will include the access codes to the property, driving directions, and other details about the property that are very important to preview prior to your vacation. GPS isn't reliable - please note the instructions emailed to you.

- When is trash picked up?
Trash Collection happens on Thursdays am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours? Are there any additional fees to use the amenities?
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

- How many cars can I park?
You can park up to 4 cars on the driveway. Do not park along roadways

The community is gated for guest use only and offers a full rec area with charcoal grills, easy access to a nice maintained river access point for fishing, swimming, tubing, canoeing, and more! Please be sure to use our driving directions as GPS isn't reliable.

Perfect House
The house was indeed perfect. When it states that it sleeps 6, it sleeps 6. 3 queen beds, one in each bedroom. The house came with EVERYTHING - trash bags, laundry detergent...There is enough room to comfortably have 6 people stay in it, if you have that in your company. The downstairs den with TV is perfect. The utterly adorable screened-in porch is perfect and comfortable. The management company was reliable and very quick to respond when the electricity went out due to a nasty thunderstorm - nobody's fault. We went shopping in Berkeley Springs in the meantime. I would give this trip 5 stars except for one thing, that's nobody's fault really. During our 5 day stay, construction crews showed up on the 3rd day with bulldozers and chainsaws. They are clearing the lot RIGHT next to this house, probably for new construction. Felling trees all day, chainsaws buzzing, and a giant burn pile is not exactly my idea of a quiet getaway. Our 4th day, they were working from 8am until after 9:30pm, and that was our last night and only non-rainy night in which to enjoy the firepit and nature. What are the chances that I spend money to rent a house in rural West Virginia in the mountains only to have it ruined by all that noise? I probably shouldn't have rented a house in a neighborhood. My bad luck. Other than construction that may go on for months, it really is a perfect house to rent.
