Located in the quaint village of Zemunik Gornji, our family home is perfectly situated for those looking for a peaceful retreat with easy access to Zadar City Centre, Dalmatia's famous beaches, islands and quick routes to the mountain of Velebit and surrounding coast.

Our home is ideal for families or groups: 130m2, an open concept with large windows and a high cathedral ceiling with exposed beams throughout, give the house a bright and airy feel. A large and fully equipped Italian-design kitchen opens out to a 13m x 3m front porch for dinning outdoors. The living space is large and open with a comfortable L-shaped sofa that pulls out into a bed to accomodate additional guests.

The master bedroom has queen-size bed and ensuite bathroom with a spacious shower. Bedroom 2
has a king size bed. Bedroom 3 has two single beds, which can be easily combined for couple if desired.
All bedrooms have large cabinets. The bright main bathroom is fully equipped with a shower and laundry facilities.

Parking is available on the premises. Around the corner are basketball, soccer and bocce courts for community use. Children will never be bored as the village is a perfect place to frolick. The house looks out onto olive groves and vineyards with panoramic views of the countryside. It is great for those wanting the peaceful and removed experience of rural life (surrounded by the sounds of roosters and turkeys that come with it!), while remaining so close to the beautiful beaches and attractions the coast has to offer.

Located 5km from Zadar Airport just off of the International Expressway, it is less than 15km from the ancient city of Zadar offering dining, museums, theatre and architectural highlights, old and new, such as the spectacular Sea Organs and Greeting to the Sun. Zadar has a vibrant cafe culture and nightlife and is a main port for ferry departures to surrounding islands, such as the famous islands of the National Park Kornati.

For beach bums and those who wish to fully enjoy the remarkably clean and warm Adriatic Sea, our home is only 8km from Sukosan beach with Zaton beach and the therapeutic mud beach of Nin nearby.

The Dalmatian Riviera is renowned for its beauty and offers sailing, diving, kiteboarding or whatever water sport the adventurous traveller might desire. The island of Pag and its pristine beach, Zrce, are home to a wakeboard park, nightclubs and world-renowned summer music festivals.

For hiking and climbing enthusiasts, our home is roughly 30km from the mountain of Velebit and Paklenica National Park. It is about an hour to the waterfalls of Slapovi Krke. And ideal day excursion touring the famous UNESCO World Heritage site of Plitvice Lakes.

The perfect place for our first visit to Croatia

As family of 7 with kids aged 8 ..18 we really enjoyed our stay at Nicole and Carol's: We experienced their beautiful house the perfect place to discover the region: Quiet countryside with easy access to Zadar, multiple nice spots to experience on sea- and countryside. Despite the distance our hosts were perfectly caring. In case of need, nearby and very friendly relatives were available to support. We would love to return.

We had a wonderful time in this holiday home and felt completely comfortable from the very first moment. Nice and clean house

Hello, We are 2 families ( 4 adults and 4 teenagers). We spent 2 weeks in the house which is in accordance with the pictures. Everything is clean and correct. The chambers are larges. The place is quiet. The kitchen has everything you need to cook except for a dish-washer (but it isn't really a problem). The price for this house is moderate, but there isn't any shutter so it's difficult to protect all inside of home from the sun and heat in spite of fans. The house is a party-house, but during 2 weeks neighbours were presents only a few days. Car is indispensable to go everywhere : beach, parcs (Krka, Paklenica), Pag, Sibenik, Zadar etc ... We spent good holidays. Thanks a lot to Ana and her parents for their kindness and for ... the typical dalmatian dinner !! French families, Aout 2016.

Nous avons passé un très bon séjour dans cette maison très bien équipée et confortable. Nous avons été très bien accueillis par Nicole qui nous a recommandé de très bonnes adresses.La maison est très bien située à l'écart de la foule mais proche de Zadar et de beaucoup d'autres sites a visiter.Les moustiques nous ont tenus compagnie mais tout est prévu pour les chasser : moustiquaires, spray répulsif et spirales ! Il a fait très chaud pendant notre séjour, heureusement qu'il y avait les ventilateurs de plafond mais nous avons malgré tout eu très chaud la nuit, ce qui a été le seul petit bémol...

Extrem netter und schnell reagierender netter Kontakt, Unterkunft wie beschrieben, voll ausgestattete Küche, Wachmaschine, Trockner etc. . Einziges kleines Manko ist die fehlende Klimaanlage, was aber durch Deckenventilatoren und hohe Decken nicht so schlimm ist. Insgesamt sicher zu empfehlen. Jederzeit wieder !

Belle et grande maison...

La maison est grande et très bien équipée. Nous avons bien profité de la terrasse et du BBQ. Elle est parfaite pour les familles nombreuses car le séjour et les 3 chambres sont spacieux. La maison est très bien située pour visiter la région (Zadar, Pag, Krka, ...) mais une voiture est indispensable. Nous recommandons cette location.

Sehr schönes, sehr geräumiges Haus in ruhiger Lage

Wir verbrachten angenehme Ferien in diesem Haus. Die Ausstattung ist hochwertig, und alle Räume sind großzügig (Höhe und Fläche). Durch Fliegengitter und Schlagläden konnte man auch bei großer Hitze relativ angenehme Raumtemperaturen erhalten. In den Innenräumen haben uns die Mücken in Ruhe gelassen, außen waren um diese Jahreszeit die Wespen und Mücken etwas lästig. Räucherspiralen und elektrischer Mückenschutz wurden aber gestellt. Am besten man verwendet zusätzlich etwa Autan. Die Terrasse eignete sich gut für ein Barbecue, für das alle Utensilien vorhanden waren. Das Auto konnte man im Hof oder in der Garage abstellen (bei der Hitze sehr hilfreich) Die Lage ist sehr ruhig (nur der Hahn kräht ab und zu) in einem kleinen Dorf, aber sehr verkehrsgünstig zur Autobahn. Daher kann man alle interessanten Ausflugsziele recht zügig erreichen. Kleinere Läden gibt es in der Nähe (eine Bäckerei im Nachbardorf), die größeren Einkäufe erledigt man am besten in Zadar oder in Verbindung mit einem Ausflug z.B. in Biograd. Strände gibt es in jeder Ausprägung, je nach Vorliebe muss man allerdings 30-40 Minuten fahren, dafür findet man aber alles vom quirligen, sandigen Stadtstrand bis zum ruhigen Plätzchen unter Kiefern am Felsstrand. Wir haben Land und Leute sehr genossen und viele Ausflüge gemacht. .

A great place to tour the Zadar region

We were warmly welcomed to this well kept spacious home. The house has everything you need and is perfectly situated to tour the coast and visit Croatia's stunning mountain national parks. The village has direct access to the motorway network and yet is quiet and peaceful. The house itself remains cool all day thanks to its high ceiling design and we were even able to keep our hire car in the garage shading it from the sun. Perfect! The Viduka family are lovely.

Mooi ruim huis in een rustige omgeving nabij uitvalswegen.

Het huis voldeed aan alle verwachtingen. De Viduka-familie doet er alles aan om je verblijf zo comfortabel mogelijk te maken. De omgeving is heel rustig maar ligt nabij uitvalswegen waardoor er veel mogelijkheden zijn om allerlei interessante dagtochten te maken of een dagje naar het strand te gaan. Zeker aan te bevelen.

Ma maman et moi avons passé un excellent séjour en Croatie Une demeure exceptionnelle, un accueil très convivial et de belles découvertes et souvenirs. Ana et sa maman nous ont bien tout expliqué, la maison dispose de tous les équipements nécessaires, elle est très spacieuse. L' environnement est très calme, les voisins très courtois. Nous n'oublierons jamais ces jours passés dans cette belle demeure et ce beau pays. Merci et viva Hrvatska ! Nous aurons l'occasion de revenir, probablement. My mother and i had an excellent journey in Croatia. An amazing house, an amazing welcome, nice meetings and memories. Vraiment agreable....

Nous avons passés 15 jours vraiment agréable dans cette maison merveilleuse et grandiose. Il y a tout pour être confortable. Les chambres plus grandes que chez donc une belle surprise. Deux salle de bain essentiel quand on est plusieurs. Une piece à vivre immensément grande et une cuisine équipée. Il nous a juste manqué une balance alimentaire et un aspirateur pour la grandeur de la maison il serait plus hygiénique mais on a fait avec des cuillères à mesures, un peu galère. Et nous avons passés le balai ce qui nous va aussi. Bien accueillis. Un énorme Merci. En plus les propriétaires sont de grands sportifs comme la plus part d'entre nous! :) donc ce qui fait encore plus plaisir. :)

Exellent home in the countrside

First of all: we ( a family of 3) enjoyed our stay very much... The house was like in the description and the pictures of it are true. Everything was clean. It is well equipped from linen and towels to kitchen devices. The kitchen has almost everything you might have at home and need for a vacation. The beds are comfortable and spacious; there are enough hangers in every wardrobe. The washing machine works well. The surrounding is quiet. Now and then a car passes by. And that's about it. The very old grandmother of the family lives right beside the house you rent. Sometimes family members come to visit and help her; she cares for the chicken and turkeys that live on the ground there (they are not loud and did not disturbe us). For us it was totally ok and we tried our best to talk with hands and feet (a German expression) to everyone. The house is near an interstate and the airport but you are not disturbed in the peace and quiet. You have easy access to go to Zadar and other places real quick. The communication with the owner was first rate from the beginning (payment, description etc.). In Croatia there is a young woman ( a relative) called Ana who speaks exellent English to help you with everything.- We enjoyed very much talking to you, Ana.- She provides the key and meets you there. We would recommend the house to friends; just be sure you don't mind driving 15-30 minutes to the beach or to town (Zadar, which is a beatiful city). One definitly needs a car. But if you enjoy a quiet surrounding, a morning coffee on the patio watching the swallows in the sky then this is the place for you. During the last years we spent all of our summer vacations in rental homes (Spain, France etc.) but this house was definitely the best. -If you are going to visit Krka and Plitvice lakes: better go there in the afternoon; we went in the morning and had to wait over an hour for tickets. When we left each place in the afternoon there were no lines at the ticket booths. They don't close before 7 during peak season. We liked the beaches of Nin (sand), Petrcane and Sukosan for swimming and snorkeling. We enjoyed the old town of Sibenik and Zadar itself, of course.

belle maison et accueil irréprochable

Grande maison très spacieuse, récente, propre et équipée avec des meubles de qualité.La literie est confortable. Maison dans un coin très calme, loin des grands axes routiers. Il faut demander aux propriétaires de préparer un repas local : c'est excellent, copieux, fait avec des produits locaux, et cela vaut un bon restaurant. Il manque un lave vaisselle et une bouilloire électrique, mais nous n'étions que 4, et ce n'était pas gênant. Une petite surprise à l'arrivée : se retrouver au milieu des poules et coqs. Mais ces animaux restent dans un coin, et cela n'est pas dérangeant. Nous avons passé un très bon séjour malgré une météo mitigée, et avons eu un accueil très chaleureux, amical des propriétaires : de bons conseils et toujours une volonté de rendre notre séjour toujours plus agréable. Nous garderons un excellent souvenir de notre séjour à Zemunik.

SIMPLY PERFECT

Perfecta ubicación para visitar con coche gran parte de la Dalmacia Croata. A pocos minutos de la autopista principal y de la preciosa ciudad de Zadar. Ambiente rural muy tranquilo entre animales domésticos. El apartamento, construido recientemente, es estupendo, fresco, muy amplio, limpio y con todas las comodidades para 6 personas. Diseño actural y amueblado con muy buen criterio, tiene techos altos, tres habitaciones,dos servicios y una hermosa terraza con barbacoa donde pasar las tardes. La relación calidad-precio es realmente buena. La atención, tanto de la propietaria como de su familia, es extremadamente amable, atenta y solícita a cualquier idea, sugerencia, problema o recomendación. Durante una semana nos hemos sentido muy cómodos y bien atendidos y hemos podido descansar de las jornadas de visitas a los parques naturales, ciudades e islas de Croacia (muy recomendables y posiblemente más en primavera o septiembre). holidays in the countryside far from stress

We (that means 2 families with entirely 7 persons) spent our first holiday week this summer (2013) in Dalmatia in this vacation home. The building is brandnew (we were the first lodgers), in every respect generous und fitted out very well. A large terrace with a solid barbecue made of stone is a guarantuee for lovely evenings including sunset and a starry night ... The house is situated far off from all tourism in the small village of Zemunik Donji about 10 km east of Zadar on a gentle slope directed to Zadar and the sea. The ownerfamily is hard to top in hospitality and will help you in any concerns. They are living near by und you can contact them every time - for all cases. The motorway (A1) is only a few minutes away (without noise-pollution), so a quick connection to north or south is always given. In the village itself there is a small market to guarantuee the basic supply. Around Zadar (about 10 minutes to go) you'll find a large number of shoppingcenters and supermarkets. For staying on the seaside (especially with children) we recommend to visit the beach of Nin. It's a sandy beach and perfect for a day at the sea ... From our home we did all our excursions, for example to the Plitvice lakes (!!), to the national park of Paklenica (!!), to the old town of Zadar (!!), to Nin, to Pag and so on ... The vacation house is definetly recommended for 1 to 2 families (with children), who wants to spend their holidays not only at the beach. It's centrally situated and therefore ideal for enterprises of all kind (hiking, sightseeing, but also beach ...). At this point I have to say it again: The hospitality and the helpfulness of the family Viduka was sensationally. We thank so much for a wonderful week in wonderful Dalmatia and are sure, that all next lodgers will agree to our experience.

Dobro Dosli! My name is Nicole. I am Canadian-born while also a Croatian citizen, lucky to have lived a part of my life on the Mediterranean. I am therefore very familiar with the area, having travelled the region myself as a tourist as well as having lived there as a resident. I was employed in the hospitality industry for years and recently completed studies in Earth Science & Environmental Management. I am passionate about design and a traveller myself. I am so happy with how our new home has come together I wish to share it with fellow global citizens, as I feel it really offers an authentic experience of Croatia.

Why they chose this property

Our property on the Dalmatian coast has been in my family for generations. It is where my father grew up, although it has changed significantly over the years. This new house was completed in 2008, built by the hands of the community with local materials of high quality. It stands in place of a centuries old home, devastatingly destroyed in the war. A part of the old house still remains as a small apartment separating our house from an adjoined home built by close relatives next door. Both properties are vacant throughout most of the year. While family may vacation here occasionally, it is a shame that this beautiful home is often empty, therefore, our wish for visitors to come and enjoy a little piece of our paradise ...
