This home is a great value for the price. It is starting to show its age in the beds, tvs, grills, coffee maker, etc. but for the price it was worth the inconveniences. The size was perfect for our crew and the great room was very spacious with plenty of seating in the living area and dining area. The kitchen had all of the baking dishes we needed to prepare meals for our family of 8. Communication with the property manager was not great but I’m sure this is their busy time so we just moved on and solved issues on our own. If we decide to return to Cape San Blas next year we would stay here again.

Nice Property, in need of updates / improvements

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The rental was nice. In close proximity to beach access. The elevator was extremely nice, we had in laws who would have had a difficult time going up the 3 flights of stairs. The home was big enough to accommodate our family of 7, and our dog.The management company was great. They were very responsive. There was a problem with the a/c that occurred. The temp reached 80 degrees. They were able to fix it the following day, however, we did have to endure the heat for an evening & overnight.Even though the photos showed televisions in every room, the only tv with streaming capabilities was in the main living area. No other televisions were able to be utilized. All televisions were outdated. The home is beautiful, however, it is clear the owners are not making needed capital improvements on their property. The pool was great to have, however, the area surrounding the pool needs updates. Weeds around the pool, tiles had fallen off and were stacked in the back area.We enjoyed several restaurants in Port St Joe. We also traveled to Apalachicola and St George Island. We absolutely loved this area of Florida. And we loved that it was not overcrowded.Overall, we enjoyed coming to Cape San Blas. We would probably search for a more updated property if we were to return.

King's Landing

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: My entire immediate family stayed at King's Landing. It was great. The setup worked well for us and getting to the beach was very easy. The grandkids were able to ride their bikes to get ice cream. I dealt with Brittany from Coastal Joe and she was very professional and helpful. We only had a couple of problems with things (i.e. tv, loose rails on pool) and they were addressed quickly and professionally.

The Cape was perfect.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We had a wonderful time! The house had some slight issues along the way, but we made them work the best we could!! It definitely needs some updating for the price we paid for the week. It seems as though they have let some details go to the wayside within the home. The house was clean and ready for us though! When we did have to call maintenance they were wonderful with responding, especially Carl whom came after hours when the AC quit working on the bedrooms floor.

Overall, I recommend this vacation rental. Reviewer Comments: King's Landing is the perfect location for a large group of family and friend's. Easy walk to the beach and awesome private pool. House was ready an hour early, which was fantastic. The house could use some updates to appliances and exterior doors but nothing to deter me from renting here again.

Vacation on the Cape

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was the perfect size for our family of 9. Loved the location. Great pool. Kitchen had what we needed. Great having the elevator to send all the supplies up. My husband has a hard time with stairs so he really appreciated the elevator too. The air conditioning on the top level ran all the time but couldn’t cool the house with all the sun that came in. 2nd level stayed nice and cool. All in all it was a great house and I would stay there again.

Fantastic Quiet Getaway

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great time at King's Landing, and it suited the needs of our family with 4 adults and 7 kids perfectly. We were seeking a beach that would be quiet, and the location was perfect. The beach access was directly across the street, making getting down to the beach a breeze. The street is quiet and there are several undeveloped lots, meaning the beach was never crowded and there weren't other beach goers within 30 feet of us. The house stairs were intimidating at first, but we found we didn't use the elevator all week. The sunsets were fantastic from the porch. The kitchen was well stocked including an instapot and a crockpot. We enjoyed walking to the Trading Post and to St. Joe Shrimp Co for delicious steamed seafood. We would definitely like to return.

Reviewer Comments: This was our second stay at King's Landing.Love the distance to beach; very accessible. There had been some damage from hurricane Michael but the majority had been taken care of. We had 3 generations staying there and there was ample room and the elevator was great for accessibility. Coastal Joe's was very friendly and helpful. The only negative was the unit had not been cleaned very well.

Reviewer Comments: My family recently stayed at King's Landing and we loved everything this home had to offer: great layout, spacious kitchen, elevator, nice size pool, close proximity to the beach, screened-in porches, etc. This was our first year renting from Coastal Joe and they were great as well. Will definitely be back next year (if not sooner) and will book this home again.

Disappointing

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Although not directly on beach, this home had easy access and we could see the ocean. The living and dining area and the bathroom were nice and we really enjoyed the screened in porch. The kitchen was well stocked although some cookware was dirty. Cleaning could have been more thorough. Now for the not so good part. We had roaches, which we reported and an exterminator came. One of the gates to the pool was broken and I called and it was repaired that day. What was very disappointing was that we had an awful odor in the refrigerator, which I also reported. I was told that all that could be done for this was to give us baking soda. We got two boxes, but the odor was still there, all week long. We brought our boat and the incline of the driveway to the house caused the boat to drag, which also happened with a van.

Great setting for a family vacation

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We recently chose King's Landing for our family vacation. Since one member of our family relies on her wheelchair to be mobile, the elevator made our family beach trip possible at King's Landing. The house was very clean, but there were bugs in the kitchen drawers. If they could resolve that, this home would be exceptional.
