This is a one-bedroom home with a Queen-size bed in the living area and a King-size bed in the bedroom. The bedroom includes a bonus single kid bunk bed, comfortable sofa bed, and an en-suite bathroom featuring a freestanding tub making it ideal for families with children or a romantic getaway. All the rooms in the house open directly onto the patio. At night the lighting design amplifies the magic of this futuristic space.

Other Things to Note:
BEDROOM:
The layout of the home is a symmetrical design with a divider wall in between the primary bedroom & the living space.

FAMILY:
We are family friendly! But no infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT childproof (ie no outlet protectors, no gate to cowboy pool, etc). Please see our House Rules for more information.

EXTRA GUESTS:
Guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 2nd to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. Children are considered as part of the total guest count.

EV CHARGER: We have a standard EV charger available for your complimentary use! Please bring your own charging cord and adapter.

POOL/SPA SERVICE:
Our pool and spa technician will be arriving Wednesday early afternoon between 2pm-5pm to service the pool/spa. Thank you!

PETS:
Dogs are accepted on a case-by-case basis, and dog owners must agree to our pet rules before we can approve. Please send us the breed and age for consideration. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.

RESPECT:
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

HOT TUB:
Our 4-person hot tub is set to 104 degrees.

RECEPTION:
Pioneertown is known to have spotty cell service. We have 55mbps download speed, which is great for wifi-calling or zoom calls should you not have reception at the house. Most cell service providers will have reception here. If this is a concern to you, we recommend you check your cell provider's coverage map and look up the heart of Pioneertown.

AC/HEATING:
We have a split AC/heater unit in each suite.

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.

WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of Quail, coyotes, rare Albino lizards, insects, snakes, squirrels and the endangered kangaroo mice.

NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors and at least 15 feet away from any open exterior doors. There will be a $250 charge for anyone not honoring this guideline.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

CHECK-IN / CHECK-OUT:
Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.

LACK OF CELLULAR COVERAGE:
You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world.
