The dining area features hickory flooring, a pine farm-table with seating for up to 10-12 people and dimmable lighting, so you can achieve just the right mood for your occasion.

Steps away, the open kitchen area, allows your family or group to mingle and enjoy conversation together while preparing meals. It has new granite countertops and stainless appliances, including side-by-side refrigerator/freezer, double oven, dishwasher and microwave. A glass cooktop is in the over-sized granite island with breakfast-bar seating for 3. A coffee-maker, toaster, can-opener, blender for smoothies or mixed drinks, and Kitchen Aid mixer, ensure your comfort and convenience. The kitchen also has a 5 panel bay window so you can keep an eye on the kids in the backyard, or watch an amazing array of colorful birds, including cardinals, red-wing blackbirds, blue jays, black-cap chickadees, Baltimore orioles, woodpeckers, gold finches, hawks, an occasional owl!

The first floor master has air-conditioning, a wrought-iron, 4-poster, king sized bed with pillow-top mattress, two his-and-hers 48 inch wide closets, hickory flooring and beautiful french doors opening out to a private cedar deck with zen-like feel. A second bedroom on this level has air-conditioning, a queen sized pillow top mattress and flat screen TV with cable. Steps away, the guest bath is recently re-modeled and features an oversized soaking tub/shower.

The second floor of the house has three bedrooms, a book exchange, beautiful hickory hardwood flooring installed in 2018, and a spa-like full bathroom with large glass shower enclosure, rain shower head and two vanities!

The first upstairs bedroom is large and has air-conditioning, a king sized Euro-top bed, with TV/cable, and a leather seating area.

The second upstairs bedroom has air-conditioning, flat screen TV/with Fire stick, a large closet and skylight, with 2 twin beds. The twin beds in this room can easily be pushed together to accommodate an adult couple.

The third upstairs bedroom has air-conditioning, hardwood floors, a new queen bed, leather sofa and a large closet.

Besides the private deck off the master, there is a large cedar deck at the front of the house, a brick patio with outdoor dining for 12 people and large gas Weber grill.

The backyard is fenced and dogs will be considered. There is a new12 piece outdoor seating set with propane fire pit. There is a 6 person jacuzzi with overhead pergola and optional privacy curtains, and a large outdoor shower so you can clean up after the beach! A true Montauk experience!

We have off-street parking for up to four cars. There are two over-flow spots for daytime guests.
