You'll find three bedrooms in our gorgeous home, each in its own unique modern design.

MASTER BEDROOM: The master is on its own side of the house, with a king bed, additional futon couch, private ensuite bathroom with walk-in shower and a dedicated work space. Ceiling fan. Pool view. Memory foam mattress.

BATHROOMS
The master ensuite has a sink, toilet, and walk-in shower. The second bathroom on the other end of the home has a sink, toilet, and shower/tub combo. Both bathrooms are equipped with bathroom essentials (soaps, shampoo/conditioner, body wash).

KITCHEN & DINING ROOM
The modern kitchen is bright and is equipped with new, stainless steel appliances, ample space, and a coffee station (Keurig, milk frother, coffee pods and ground coffee, sweeteners and syrups included (initial supply).

The dining room has a table to sit 8 people comfortably and 3 bar table spots. It overlooks the back yard and the pool.

There is also beautiful outdoor dining area that sits 8 people to enjoy the meal in the nice and shiny Florida weather outside.

LIVING ROOM
You'll be greeted with a bright modern living room when you walk in the home and wooden slats throughout the house. You will find a lot of seating spaces for cozy evening with friends and family, smart TV and multiple board games. The space was created with the attention to the smallest details and you will be presently surprised by our modern and unique decor.

GAME ROOM
The garage has been transformed into a dream game room. Equipped with dedicated A/C, ambient light, luxury epoxy flooring, pool table, ping pong and foosball, this room will be a perfect space to relax after a day at the beach and play a game or two.

OUTDOOR SPACE
And the true show stopper is our BACKYARD OASIS. The backyard has everything you've dreamed to have during your vacation in Florida.

Other things to note
This property includes security features, such as Schlage smart locks and Ring floodlight cameras, for your safety and peace of mind. There is a camera overlooking the driveway, front door entrance, and side yard camera.

There is also a smart home monitor on the patio and living room which actively measures noise decibel levels. It does not record audio or video. There are also cigarette detectors.


POOL HEATING FEE: $140
We charge $140 for pool heating (up to 4 days) and will pre-heat the pool up to 85 degrees. However, we'd like to set your expectations that the pool temperature may still fluctuate depending on the weather conditions, as they play a significant role in determining how effective the heating can be. Guests must contact the host at least three days prior to the arrival as it takes several days to heat the pool. Available October-April.

-POOL DOOR ALARMS: we provide pool door alarms that you will find at the door leading to the pool, as well as the side yard door. We strongly advise turning on door alarms to ensure safety of children and other guests. Review the instructions (provided in welcome message, in guide book inside the house, or YouTube @theArchesHouse). If the door alarm is malfunctioning, report it to us immediately!

Additional house rules:
★ ID - Main guest on the reservation may be asked to provide a current state or Federal photo ID right after booking.

★ QUIET HOURS: 10pm-9am. Please note that our property is located in a quiet residential neighborhood. Excessive noise can disturb our neighbors. Not adhering to the rules will result in reservation cancellation.

★ No smoking: Absolutely no smoking or vaping allowed inside the house and anywhere on the property. If evidence of smoking is found penalty $1000 + damages applies.

★ No drugs of any kind.

★ No Weather Refunds - we recommend purchasing travel insurance through VRBO or other provider especially during hurricane weather.

★No parties/events. Absolutely no parties, events or large gatherings of unregistered guests. $1,000 fine + damages applies.

★ No Glitter or Confetti. $200 fee will be charged + extra cleaning time

★ No local guests, unless approved by host

★ Must be at least 22 years old to book.


★ Longer stays over 28 days must sign lease agreement

★ For stays over 14 days, additional cleaning fee applied

★ POOL ALARM - we offer the option to activate a door alarm. This alarm is designed to alert you when exterior door to the pool is opened ensuring the safety of all occupants. We strongly encourage you to activate the door alarms, especially if you have young children. If any of the alarms are malfunctioning, report it to us immediately!

★ By booking this stay, you agree to the following:

You alone are responsible for your and other guests’ safety and well-being. You acknowledge and accept the risks inherent in the use of the Pool/Spa/Grill/Fire Pit and any pool toys and beach accessories. You voluntarily assume the risk of injury, accident or death, which may arise from the use of the Pool/Spa/Grill/Fire Pit.

We, as a host, claim no liability for pool, spa, grill, fire pit, pool toys, accessories - use at your own risk.

*Floatation devices are allowed only at the pool, and are not allowed for use outside the pool.

Guests must immediately alert host to any issues regarding cleaning, maintenance, request for repair service, or other any issue with house. Host will not compensate or refund for any issues not reported within 2 hours. Guest must also allow host and/or repairman/technician/cleaner access to the property to remedy the issue after host has been notified. If guest stays after issue is remedied or addressed (or declines remediation), there will be no further remuneration or refund. If guest is unresponsive, host will assume issue is remedied, and there will be no further action required nor any refund of full stay.
