Come enjoy our luxurious 10,000 sq. ft villa surrounded by trees and water. This is the perfect choice for several families or groups of friends to hang out and create wonderful memories together! With an indoor pool, a hot tub, a game room, living/lounging areas, High speed Internet, an outdoor kids playset, outdoor firepit, kayaks, and the Bohemia River right out front, this place guarantees you lots of fun and entertainment throughout your entire stay!

The space:

-Kitchen-
The kitchen features an oven, gas cooktop, refrigerator with freezer (there is a second fridge in the pool room), dishwasher, an additional prep sink in the kitchen island, a large amount of granite countertop space, food storage spaces, a blender, toaster, electric hot water kettle, Keurig coffee, and a drip coffee maker. The kitchen comes fully stocked with dishes and cookware enough for 16+ guests.

-Dining Spaces-
Our formal dining space offers seating for 10. The dining nook seats 6. Our kitchen bar seats 8.

-Living Room-
Our living room has a comfy sectional sofa, a fireplace, a Tv with cable, a powder room, and big glass doors going out to the pool room.

-Laundry Room-
We have two full-sized washer and dryers and provide an unlimited amount of laundry detergent pods. This room goes directly out to the pool room. (all pool toys and towels can be found in here)

-Outdoor Space-
The outdoor terrace dining set seats 6-8 with additional chairs. A second table on the deck comfortably seats 4. We have a propane grill which can be used throughout the year as the weather permits.
There is a kid's playset in the yard, a hammock, and a firepit with 8 Adirondack chairs (we provide the firewood) Feel free to bring your own camping chairs if you need more seating.
We have 2 kayaks with life vests and a small rowboat for you to use during your stay.
(Tide rises and lowers quite a bit so never leave them close to the water overnight or when not in use)
Fishing, or crabbing can be done off the dock or by the rocks along the bay. (we do not provide gear for this) A fishing license can be bought at the nearby Walmart.

-Private Dock-
Feel free to rent/bring your own boat or jet skis and dock at the house.
We have 2 kayaks with life vests and a small rowboat for you to use during your stay.
(Tide rises and lowers quite a bit so never leave them close to the water overnight or when not in use)
Fishing, or crabbing can be done off the dock or by the rocks along the bay. (we do not provide gear for this) A fishing license can be bought at the nearby Walmart.

-Pool Room-
The pool is heated to 82-84 degrees year round. This space offers amazing views of the river, a 6 person hot tub next to the pool, bar area that seats 8, a refrigerator, a big screen TV with cable, and pool towels. Feel free to bring your own pool games.

-Game Room-
Equipped with a foosball table, air hockey table, Ping Pong, a full-sized pool table, a fireplace, and seating along the windows overlooking the river.

-Bedrooms & Bathrooms-
We have a total of 6 bedrooms and 6 bathrooms. Each bed is fixed with fresh linens ready for you to enjoy a good night's sleep. We provide bath towels, and toilet paper.

Bedroom 1- (Master bedroom, second level) King bed, TV with cable, walk in closet, Private full bath, double walk in shower, jetted tub, sofa, seating area for two, and Private terrace with outdoor seating

Bedroom 2- (Main level) Queen bed, wardrobe cabinet (does not have it's own private bath. It is close to the full bath in the living room)

Bedroom 3- (Main Level) King bed, Closet, Private full bath, walk in shower with glass doors, jetted tub

Bedroom 4- (Main Level) Queen bed, TV with cable, walk in closet, Private full bath, walk in shower

Bedroom 5- (Main Level) Queen bed, Closet, Private full bath, tub with shower

Bedroom 6- (Second level in Loft area) Queen bed, Closet (Does not have it's own private bath. It is right next to a full bath in the loft)

Additional Sleeping areas:
-Pullout sofa in the loft with a double mattress.
-Bunk Bed in the loft with a double and single mattress.
-Room on the main level has a bunk bed with a double and single mattress. (This room also has large variety of toys for kids)

Maximum occupancy is limited to 16 guests overnight. (additional daytime guests are allowed with permission from host) There is a $45 extra charge for each overnight guest in excess of 10. You will be required to sign a vacation rental contract to secure your booking.
--We do not allow any events, weddings, or big parties.
--We have a pet fee of $250, and $150 for any additional pets
--This property is not available for commercial use or photoshoots.
--We have surveillance cameras in the driveway.

-Do you offer early check-in or late check-outs?
No. Our home is in high demand! We use this precious little time we have to prepare the home following the CDC Cleaning Guidelines, as well as to complete any maintenance tasks, so your stay is uninterrupted. If additional time is important to you we recommend booking an additional night to your stay.

-What is the pool temperature?
We keep the pool at 82-84 degrees year round and do not give the option to increase the temperature.

-Do we need to bring wood for the firepit?
We provide the wood for you as well as s'more sticks, and fire starters.

Amazing house and views!
We are two families with small kids (ages 1-5) from the DC area, and we thoroughly enjoyed our weekend. It took us exactly 2 hours to drive from the DC suburbs which made it very doable as a weekend trip. Instacart delivered groceries, which we appreciated - at other more rural VRBOs that we’ve stayed in it requires 30+ minutes round trip to the nearest store if we forget something, so it was nice to avoid that. The pool was in great condition and we swam in it 3x a day, which thoroughly tired out the kids! It was about 82 degrees, and we were happy to also have the hot tub to switch back and forth between. There is a room with bunk beds and lots of kids toys, as well as all the equipment we needed (pack n play, high chair, plastic dishes). There is also an entire wing of the house that is separated a bit, with lots of books to read the kids and a couch in a second story room overlooking the water, where the first kiddos to get up could hang out with adults/coffee and not wake anyone else. The view from the master bedroom is similarly awesome. Finally, we enjoyed the outdoor space with a big play set for the kids plus just enough sand for them to feel like they were playing on the beach. Five stars for sure!

4 Generations of Family Fun
This home was perfect for our multi-generational holiday celebration. With ages ranging from 1 - 92, there was plenty of relaxation and fun for everyone. It was a special week that created many warm-hearted memories. Our thanks to our hosts who were quick to respond to our concerns and ensured that our stay was comfortable and enjoyable. We found the listing to be an accurate representation of the property.

Beautiful home perfect for gathering
We had a wonderful time traveling with several families and children over the New Year holiday. Everyone loved the pool and hot tub as well as game room, slept very comfortably, enjoyed the outdoor space/beach/playground/fire pit and the kitchen was well equipped for group cooking. We will absolutely be looking to come back! Would recommend that other renters bring along pool towels - though provided, not enough for our crew, but aside from that no complaints!

We booked this property for a week-long family vacation. It left much to be desired. Here were the positives: Gorgeous views, many bald eagle sightings, river access from your own private dock, secluded property, and indoor pool and hot tub. Here were the negatives: There were a lot of electrical issues - lights that did not work and fans that did not work. There were clogged shower drains, the AC was "locked" and we were unable to lower the temperature to something a bit more comfortable. We were finally free to control the house temperature after multiple requests to the owner and property manager. One bedroom on the first floor under the stairs does not have AC or vents. There were trash bags left behind by the previous guest and holes in the walls in the game room. The new fridge in the pool room could not maintain a safe cooling temp. We were told a technician from Lowe's would be out to evaluate the issue but no one ever came. The internet was spotty in the afternoons and evenings and the most disappointing was a gentleman showing up to mow the lawn while we were all outside trying to enjoy our last afternoon. We immediately notified the property manager (who is new) about the aforementioned issues right away. A "maintenance man" was sent out to investigate and we were told the electrical and fridge issues would need professional repairs. We continued to reach out and follow up about this issues but communication from the owner and property manager literally stopped after this. Zero communication. As of writing this review, this property has been listed for sale since 7/14/22, so perhaps they are just hoping it becomes someone else's problem. Considering the cost of the property, we had expected more and are left very disappointed. It's a great space for a large group and the outside is by far the best part. Inside is in need of some serious TLC.
