During your stay, you'll have exclusive access to the studio unit. We also have the guesthouse and a main house on the same property that is rented out separately, with their own private entrances and patio spaces.

Covered parking is reserved for main house guests, but ample free street parking is available to studio guests on Treat Ave. just to the east of the house. No permit is needed to park on that particular street, but please pay attention to parking signs for any other restrictions. Please do not block the driveway, or park on Elm St. or your car will be towed. Please do not leave valuables in your car, and lock your car doors, as we are not responsible for lost or stolen items left in vehicles.

To access the studio, you will need to pass through the front yard of the main house. One wall is shared w/ the main house, but the walls are insulated for noise, so you won't even know they are there!

- We cannot accommodate special requests for specific cleaning products, linens, etc. but we are practicing COVID safe cleaning methods and using antibacterial products
- No mailbox access is given. Guests may have packages delivered to the front door, Amazon locker, or P.O. Box, but we are not responsible for items you have delivered.
- We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises.
- We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
- We do our best to accommodate early or late check-ins, but due to our cleaners’ tight schedules, check-out time is strictly at 11 AM. There is a $50/hour fee for late check-out.
- Parties are STRICTLY PROHIBITED; we will press charges if you violate our house rules and a minimum $500 fine will be charged.
- All guests occupying the property must be accounted for on the reservation. Please do not have more guests than stated in your reservation and do not have any unapproved visitors.
- As future guests may have pet allergies, no pets are allowed. A minimum $250 fee will be charged if this rule is violated.
- No smoking (of cigarettes or marijuana) and no drug use is allowed on the property. A minimum $250 fee will be charged if this rule is violated.
- 1.5 X rate additional charged for deep cleans will be added to stays over 3 weeks.

> NEIGHBORHOOD DESCRIPTION
The historic Blenman Elm neighborhood was established in 1900 and is said to be the "vanguard" of the ranch-style home in Tucson. Architecturally significant, the neighborhood features 17 styles of homes that were popular between the 1920s and the 1950s, including 21 homes built by Swiss-born Tucson architect Josias Joesler.

It is a diverse neighborhood with pockets of wildlife you might not expect in the city. Historical landmarks dot the Blenman Elm landscape, including the Arizona Inn, which opened in 1930; SS. Peter and Paul Catholic Church and School, which opened in 1931; and Blenman Elementary School, which rang its bells for the first time in 1942.

Blenman Elm is the 3rd most walkable neighborhood in Tucson. With a bike score of 95 and a wallk score of 71, it is just a 10-minute walk/2-minute drive to the historic Arizona Inn, a 4-minute drive to University Medical Center, and a 4-minute drive to University of Arizona
