The yard is entirely fenced in - ideal if you`re traveling with dogs or young children. The entire back yard is well lit.
The inside layout includes a large living and gathering space on the middle floor, with a well-equipped kitchen, scenic dining area, and a full bathroom one floor down.
The second story includes one king bedroom with another balcony overlooking the city, a queen bedroom with a desk, and a full bathroom in between.
The middle floor converts to two more private sleeping areas, each with queen pullout beds.

We`re committed to doing whatever we can to make your stay the best it can be. We absolutely love this city and would be delighted to share with you some of our favorite restaurants, museums, parks or attractions. We respect your privacy and will communicate as little or as much as you wish.
This home sits right on the quiet edge of Pittsburgh`s Mt. Washington neighborhood - known for its breathtaking city vistas and expanding network of local restaurants, bars, coffee shops, and ice cream stops. It`s a great blend of new and old Pittsburgh.
Getting into town will require a car, or Uber. Many of the city`s popular tourist destinations are within 5 to 15 minutes. Able-bodied guests can walk up the hill to find numerous neighborhood bars, restaurants, and overlooks - all within 15 minutes walking distance.
We`re available to help make your stay the best it can be, but the level of communication is entirely up to you. It is always our pleasure to make suggestions on where to go and what to do - from museums to my favorite walkable streets.
You will also receive a guidebook three days before check-in with recommendations and instructions for the appliances in the home.

Thank you for reviewing the following important guidelines prior to checking in.
We appreciate you taking a moment to familiarize yourself with these policies to ensure a smooth experience for all guests.
1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete.
2. If you are local and / or under the age of 25 please notify us before making your reservation.
3. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts.
4. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy.
5. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors.
6. Absolutely no parties or events allowed
7. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
8. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no `smoking` includes marijuana and `use of fire` includes the lighting of candles, incense, or sage.
There will be a $200 charge per day of reservation if this rule is not followed.
9. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.
10. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
• Please note that a $25 Pet fee will be applied per pet, per night.
• Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied.
• We are unable to host breeds of dogs deemed aggressive, per our insurance policy.
• No more than TWO (2) animals, no larger than 50 pounds.
• Pets are not allowed on furniture & please clean up after your pets.
• Do not leave your pet home alone unless crated (doggy doo-doo bags are provided).
11. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
• At departure: Please wash or place any remaining dirty dishes in the dishwasher
• Please bag up all trash and place in the outdoor containers (see house guidebook for instructions)
• Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs
12. For your security and protection the property is equipped with an exterior camera.
13. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
14. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week.
15. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
16. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY:
17. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
18. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation. This cleaning may be mandatory and is designed to ensure the continued cleanliness and hygiene of the property.
19. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb.
20. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more). For reservations of 30 days or longer, a separate cancellation policy applies:
• Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
• After that, the first 30 days of the stay are non-refundable
