Nestled between the Blue Ridge and Allegheny Mountains, Sunny Brook Farm provides the perfect pastoral setting for your visit to the scenic Shenandoah Valley. Situated on an historic 17 acre working horse farm, the farm is conveniently located minutes from downtown Lexington home to Washington & Lee University, Virginia Military Institute, Southern Virginia University and the Virginia Horse Center. Featuring all the peace and quiet of the country, with the convenience of being close to historic sites, attractions, recreational activities, restaurants, galleries and shops, we look forward to welcoming you.
Our 1890 Folk Victorian home has been lovingly renovated and can accommodate a maximum of 10 persons with 5 bedrooms (1 downstairs and 1 that is used as an upstairs sitting room which converts to a double size futon), 2 bathrooms, a gourmet kitchen, living room. dining room, and laundry room. Self catering only.
Our guests are welcome to stroll the grounds or sit and relax on any of our spacious decks while enjoying the mountain views, Gone with the Wind Sunsets as the horses frolic in the fields. Whether it be for a special occasion, holiday or a quick getaway, take a step back in time at Sunny Brook Farm and slip away into a world of simple pleasures. We await your visit!

We were in the area for our youngest wedding at Balcony Downs. Your home was charming and thoroughly enjoyable! Buddy and Gracie were very welcoming and we did get to meet kitty, but didn’t get her name. This location was perfect! Hosts recommendations for shopping and restaurants nearby were right-on.
This home lived up to our expectations for finding a great roomy getaway for our family to stay in while attending a wedding in the area. Rebecca was super, and her private horse farm is beautiful. ThIs house has a happy home vibe. We really enjoyed it.
Very nice house and location. Close to everything in Lexington and easy to get to. Ample parking and the horses on sight are very sweet. Kitchen is fully stocked for everything you need. Would definitely recommend. Host is super nice as well. :)
We had a wonderful stay at this peaceful farmhouse — the perfect stay for our family. The property is beautiful, with horses grazing nearby adding to the charm and serenity of the setting. What a lovely farm home. Surroundings are beautiful. We spent time out on the back deck and in the yard with these horses stopping by to say hello. This is a very cozy home with great supply in the kitchen of dishes and cookware. This is just 10 minutes to downtown Lexington. We loved our visit.
The lovely setting is idyllic - country charm with friendly horses, waiting for a carrot or two, fed from your safe hand. Well-equipped kitchen, space for a family, modern baths, front porch suited for reading that long novel. Lovely owner who wants to insure a memorable stay. I give it 5-stars for numerous reasons. You will not be disappointed. Would definitely return.
Rebecca's property was so fun! She has horses on the property which we petted and fed carrots. The property was quiet, and so comfortable. It's a quick drive to VMI and downtown Lexington from the property. Would definitely stay here again.

VMI Graduation!
This was the perfect choice for VMI Graduation; beautiful location, room to spread out and have some friends stop by. Our host was friendly and accommodating, views spectacular, secluded by close to all activities.
Beautiful working horse farm and Rebecca is an exceptional host! Close to many great areas to hike, explore, horseback ride, visit caverns, train excursions, historic sights and towns, scenic drives and fun shopping. I could not have been happier. The house was perfect for our family gathering.
My family enjoyed staying at the Farmhouse on our weekend trip to VMI. Rebecca was a fantastic host, and the house was very charming and clean on her horse farm. There was lots of space for everyone to hang out and spend time together by the fireplace and cooking. It has plenty of room to sleep and many cooking essentials. We loved meeting her dogs and horses and especially loved feeding them carrots. We would book a stay here again on our next trip.
So enjoyed the HUGE yard for our graduation diner. The host, Rebecca, is AWESOME. Quick to respond to questions and very flexible. We use VRBO a lot and she was by far, the best host we have ever had. My only regret is that we didn't find it during our son's 4 year stint at the local university.
This was exactly what i needed to escape the anxiety of city life. This property was set in a beautiful location surrounded by the mountains and farmland. Horses welcomed me each morning as I settled on the porch with my first cup of coffee.

Sunny Brook Farm was the perfect base for our group of 5 friends to relax & get restful sleep for our stay. Quiet & beautiful views. Our main focus was the Rockbridge Mountain Music & Dance Festival at Glen Maury Park, Buena Vista - a 10 min drive
We also enjoyed driving the scenic countryside including a visit to Wade’s Mill and Tantivy Farm for the lavender fields
The house is old with all the quirky charms of an old farmhouse. The kitchen is new & well equipped which made fixing breakfasts & suppers easy

Each of the upstairs bedrooms has its own personality with a comfortable bed. The 5th bedroom doubles as tv & sitting room with fold out futon. We had no need for tv- too much to see in the area

Dining room & living room downstairs are great gathering spaces.
Plenty of interesting books to explore for quiet times or rainy times
The deck out back has a grill & chairs to enjoy views & watch the horses.
Buddy, the dog, greets you & then leaves you
This is our 3rd stay at Sunny Brook & we hope all works together for another return visit next year.

Centrally located to all the places we needed to be. Quiet, clean, and room for everyone to spread out and have their own space. We had a plumbing issue on our first day, but the host responded quickly and it was resolved within a couple of hours. I enjoyed watching the horses frisk about in the pasture while I crafted at the dining room table. Truly a memorable experience. Many thanks for sharing your home. Rebecca met us persoally and let us on the 150 year old farmhouse.
It was updated but still had the traditional charm with crown molding, antiques and creeky floors.plenty of room , easy access, beautiful sunsets, and abity yo pet the horses and play with Gracie and Buddy ( her friendly pups . My girls stretched hammocks out under the 100 year d maples and wife spent most of her time in the orchard swing watching them. Just 2 miles off I 81 and 3 miles fromexington, easy access to all we needed but with the solitude we craved. Every evening we ate supper in the back porch and watched the sun set over the pasture. While we were there a plumbing issue came up and Rebecca immediately made the call and after we got back from a hike off the parkway it was fixed. Great response.

The Farmhouse is a quaintly decorated 1800's home and was a great home base (4 days) for our son's wedding. We had family coming and going and it was especially nice to be able to have breakfast without the logistics of getting everyone together a at restaurant. The rooms are spacious, clean and comfortable. Just be aware that some of the rooms have double beds and one of the 5 bedrooms is more of a sitting room with a futon and the door separating the room from the adjoining bedroom is only a half door. We managed just fine.
The Farmhouse is close enough to town, shopping and attractions and away from town enough to be out in the country with horses just outside your window. We enjoyed the outdoor porches, decks, horses, falling leaves and rolling hills.
The homeowner was accommodating and very attentive to wanting everything to be perfect. She was a pleasure to work with.
Overall, a great stay!
