Villa dawn beach is a luxury villa in the gated community of dawn beach estates on the dutch side of st. Maarten. You are at 1000 feet (300 m) from dawn beach, the one with the Marriott hotel, witch has bar restaurant and casino!
Enjoy breathtaking sunrises, amazing views of the beautiful sailboats & catamarans leaving oyster pond in your deck chair
Enjoy your spectacular ocean views and breezes as you have diner on the covered terrace overlooking the pool and the tropical garden. Comfort and elegance with a Caribbean flair is the theme throughout the villa. The villa is based on a large open plan with a tropical garden with banana mango tree papaya tropical flowers.... The main level includes a spacious living area, 2 bedrooms with 2 bathrooms, kitchen, dining area with over-sized island, bar area with two fridge and ice maker. The kitchen is fully stocked and we even have a nespresso machine. You can use a large gazbbq or our gaz professional over. This main area is openned on the large pool area where you can take a nice coktail in the tropical breezes and enjoy the fantastic views or listen to the ocean waves or plug in your ipod and play your favorite music on the surround sound and outdoor( Yamaha sound system). The first floor is dedicated to the master bedroom and the ground floor gathers 3 bedrooms of which one has 4 beds.
The villa also offers free wifi.

A very beautiful villa. definitely need a car to get around as the roads near dawn beach are extremely steep and windy, with little light at night.

The villa itself was beautiful and the views were absolutely stunning, especially the sunrises. It is a peaceful property with a lovely atmosphere, and we truly enjoyed the scenery.However, we do want to note something important for future guests. The listed walking proximity to nearby restaurants and beaches are not accurate. The terrain is extremely steep and mountainous. It is not realistically walkable for the average person, particularly in sandals or beach attire.Driving in this area was also challenging. The roads are narrow, very steep, and unlit at night, which made nighttime driving feel unsafe. Because of this, we opted to use a car service instead of renting a car. We also experienced difficulty with taxis. Several drivers declined taking us back to the villa due to its location and steep access.We recommend that future guests plan transportation carefully and not rely on walkability.Overall, the villa is beautiful, but the location requires preparation and comfort with steep terrain and limited lighting.

The beach is 150m away on foot via a path with a difference in altitude of 23m to be precise and you can go down by car to avoid walking!!

Beautiful location!

My family and I stayed for a week. The home was beautiful and very clean. Housekeeping was great to have midweek. Beautiful sunrises every morning, steady ocean breezes, and AC if needed. Absolutely beautiful location!! The washer and dryer on site was so helpful. Access to the beach was a short walk or drive if the trail feels to steep.

Beautiful property and a great experience overall!

This villa is amazing! Each room is very clean and well kept. The pool/deck + room views are wonderful. Have no complaints about the property. Additionally, Sabrina and her husband (property managers) were so kind, helpful, and personally took us from the airport to the villa to introduce it. 10/10 would recommend!

Great house and safe gated community

We enjoyed our stay The housekeeper came several times. She is very nice and easy to speak with. We were met at our rental car pickup by Darryl whom we followed to the house. He showed us around the house and explained how things worked. We would stay there again

Beautiful views

Besides not having access to one of the rooms for the first night which was a delay for our big group but the next morning we were provided access. The home was beautiful, the views spectacular and the pool amazing. The WiFi doesn’t work at the rooms at the bottom. But all in all the home was nice for our short stay. We would stay there again!

Great Vacation

My wife and I and three other couples (close friends) enjoy vacationing together at different Caribbean islands. Dawn Beach Estates was perfect for us. It had a Spacious common area (living room/ dining room) and a great kitchen with 2 refrigerators and a great ice maker and the outside patio and pool area, with that incredible view, was our favorite gathering area. We were treated to Beautiful sunrises every morning. The house cleaner came in mid week and did a great job of cleaning up. Looking forward to going back!

Beautiful views

A gorgeous spot overlooking the ocean. The hills were steep getting there, so wish I'd rented a more powerful car! Kitchen was well equipped, and we had lots of towels and Beach towels. My only complaint was that the pool never seemed to warm to a comfortable temperature despite the warm weather.

Spectacular Location For SUNRISE!

We were very impressed with Villa Dawn Beach. It had everything we needed and if we didn’t have it, we scurried on down to the store and purchased it. There were 14 adults in our party. We were there to celebrate a 40th birthday. The villas layout was perfect. We never felt cramped and everyone had their privacy. It has plenty of bedrooms and plenty of bathrooms to accommodate a large party. The Villa is set off in a location that is separate from others. THE VIEWS ARE AMAZING! The Villa was immaculate and very spacious. The only thing I will say is that the all beds in the villa need new mattresses. They were very hard. That was the ONLY complaint that EVERYONE in our party had. My wife & I bought a 4” foam mattress topper with us from home because she has medical issues and most times needs additional cushion on beds so we were fine, but the rest of the party complained. Other then that, I highly recommend Villa Dawn Beach.

We have always loved Oyster Pond and Dawn Beach area of St. Maarten. It is very quite close to all the excitement you want. It has one of the nicest beaches with great snorkeling. St. Maarten is one of the few Caribbean island left where you can actually get a beer right on the beach for a buck, or have lunch, a burger, fries and a cold beer for only a few USD and you can also get a wonderfull french lunch in Grand Case

Why they chose this property

The villa has all the comforts of a home and more, making it a perfect instant vacation. You can spend your days lounging by the pool or go to the beach and at night you can dine on the French side in St. Martin not toofar away. Or stay in, pick up a fresh lobster at Captain Olivers or maybe a drink next to the boats and whip up your own magic... Watch the most amazing sunrises over Dawn Beach or watch the luxury yachts come and go from St. Bart's. You could look at with our own binoculars ; you never know what you might see...If you’re up to some shopping you can go to Philipsburg where you will find plenty of deals. Watch out for the little monkeys, iguanas and birds (pelicans and hummingbirds) on the side of the road on your way to Oyster Pond, they are adorable and beautiful...
