Recently renovated tanner's cottage, 10 minutes from the shops and restaurants of Livingston Manor. The cottage is situated on 7 wooded acres with creek access and multiple fire-pits for cooking or for relaxing under the stars. A fully fenced-in yard makes our cottage kid and pet-friendly. We have a cozy pellet stove for those chilly fall and winter evenings when you want to curl up on the couch with a good book, and we love to cook so our kitchen is well-stocked with whatever pots and pans you might need to whip up your own meals.
The two bathrooms are downstairs and have underfloor heating and heated towel rails. Turkish towels are provided for guests. The washer and dryer are also located on the ground floor, with handy drying racks for your delicates.
The bedrooms are located upstairs, as is the Pilates Studio, which you are welcome to use with care. We have three trundle beds between the two smaller bedrooms, and a pull-out couch in the living room should you need it.

The house was very cute, and the nearby waterfalls were a bonus. The site was very pet friendly, which is wonderful. The stairs were a bit treacherous for my dog and one of my guests but we made it work! We were surprised that there was no TV, no microwave, and no coffee maker, which seem like standard items at most rentals We were also surprised at the need to take our trash to a transfer station. There were a lot of ladybugs in the house, which didn't bother us, but might be an issue for others.

Thanks so much for staying at our home and leaving it so neat! I am sorry that you did not find the coffee maker - I will make sure to add instructions for where to find it into the welcome packet. There is also a projector that is available to connect to most streaming services and we are always happy to talk guests through how to use it. We always leave our number for any guest questions and are happy to answer queries.
Apologies for the Chinese lady beetles. Everyone in the Catskills had those this year, and they are harmless but certainly annoying to see.

Overall, we had a wonderful stay. The host had some nice personal touches like s’mores fixings and some homemade gifts waiting for us. The fenced in yard was great for the dogs and our kids were able to enjoy the creek/river before the storm came. The place was clean and welcoming. The only thing that surprised us was how “lived in” it felt (full fridge/freezer, full drawers in dressers, dog toys, etc.) but this is not a con-we’ve just never been to a rental that didn’t have simply the essentials! We were in town for a wedding so we were busy and wish we could have used the property more! Could have spent hours at the creek with the kids and lounging in the yard. Definitely recommend a stay here!

This was my very first time renting through VRBO, and I’ll admit I was a little nervous at first. But I’m so glad I booked this house! The property is beautiful, very modern-looking and well-kept. One of my favorite parts was being able to bring my pets with me. It gave me peace of mind not having to leave them behind, and they loved the big backyard where they could run around and enjoy themselves.A couple of helpful notes for future guests: there isn’t cell service in the area, so be prepared to disconnect a bit. That said, the house does have Wi-Fi, which works well once you arrive. Just make sure to plan your directions about 20 minutes before getting there since you won’t have internet on the road. Also, when I first got in, I couldn’t find the Wi-Fi password right away, but it was provided in a green folder/binder in the house.Overall, this was such a great stay, and I’d definitely recommend it to others!
