Excellent location

Perfect location, beautiful view. Perfect property for our relaxing family vacation. My kids loved the walkable kiddie beach and direct pond access area. The half screened in porch was ideal. The included town beach parking pass is fantastic.

Great location & view

The screened porch makes this cottage! Along with the view! Quiet neighborhood. Cute cottage with brand new bath & updated kitchen. Plenty of seating indoors & outside. So many beaches close by - and more about 15 or 20 minutes away. Would stay here again!

Lovely

A lovely little cottage which has everything you could need. There is no a/c but there are window fans which help on warmer evenings. The screened porch overlooking Green Hill pond, the proximity to the beach, the cool outdoor shower all added to our relaxing and enjoyable stay. Bring your kayak or paddle board!

A Happy Memory

Exactly as described. I agree with all positive reviews posted. Neighborhood is a mix of permanent residents and vacation homes. Felt welcomed among all. Great location for exploring the Ocean State. Appreciate the affordability of the rental, too. Cleaning is required, which keeps the rate down. We found it clean; We left it clean; All was great. The only caution is that you must be able to walk upstairs to second level to enter/exit. We are very glad to have found this "cottage" and are grateful for the experience.

Great beach cottage

I stayed with my dog at Anita’s cottage for two weeks and it was exactly what I was looking for - the cottage is stocked with anything you might need, and while it’s a bit of a trek to the beach on foot, the parking pass made going to/from the beach easy. Ningret park is huge and includes a dog park and plenty of space to walk. The cottage is not far from several RI favorites, including Watch Hill, Narragansett, and Matunuck. Charlestown is quiet, but it’s easy to get around. Anita texted back immediately whenever I had questions, and sent me some recommendations for the area. Great little beach cottage!

Cute beach bungalow, great location

We loved our stay! Highlights were the outdoor shower, screened in porch, and location. The house is super cute and clean with calming beach colors, and Anita was fabulous to work with. The only reason I can't give it 5 stars is because it was a bit hot inside without AC. Most days it was manageable with the provided fans and with the house opened up, but it is a consideration if you are bringing a pet. Two days there was no breeze and it was a bit hot for our dog. It was only for a peak couple hours though. Regardless, we hope to return but perhaps in the cooler months next time.

A Gem in Charlestown!

Our family has been vacationing in and around Charlestown for years, but our stay at your cottage was absolutely perfect- being the most relaxing yet. The cleanliness, organization and location of the cottage eliminated the usual 'being away from home' hassels. The views of the salt pond were calming and beautiful. We especially enjoyed the view from the large deck and screened in area. My husband was in close proximity to all his favorite fishing spots (it is frowned upon to name them!), and I was able to maintain my daily walk/run right within the neighborhood (seeing soon to be familiar, friendly faces also out). Keeping our two year old son safe within the cottage was easy, and he thoroughly enjoyed "his" beach just across the way. We hope our annual RI trips continue to be at your cottage. Thank you Anita for sharing this gem with us and going the extra mile to facilitate this great experience!  - The Burgess Family

very quiet and restful week

Perfect small cottage for small family. My husband and two boys spent a wonderful week at this lovely updated cottage with fabulous views of Green Hill pond. With access to the pond, we paddled almost every day. We rested, read a lot and enjoyed lounging in the screen porch. The house is at the end of a quiet cul de sac, perfect for our boys, 11 and 13 to ride their bikes. We rode to the local farm stand , Peaches, every day for fresh produce and to the bakery for breakfast. There are also good restaurants easily in bike ride distance. We drove to the beach because of all of our stuff, but it would be an easy bike ride. The cottage has been updated and has a beautiful kitchen and bathroom. It is very well maintained and feels much more like a lovingly cared for home than a rental. Hope to be back next year!!

Relaxation!

We loved staying at Anita's cottage. It was super clean and directly across from Green Hill Pond. We brought our bikes and kayaks, and we were out kayaking the pond almost every morning. Kayaked to an area where you could beach your kayaks and then walk a nice path to Charlestown Beach. The deck/screened porch, with an unobstructed view of the pond, was our favorite spot. Such a peaceful and friendly neighborhood. Kitchen was well stocked. Couldn't get the cable portion of the TV to work, so we played games and read instead, no biggie. Light blocking blinds in the main bedroom would be nice since the sun was up before 5:30, but it forced us up and out early to enjoy the day. We did a lot of exploring and found some interesting things to do in the area and Newport. Highly recommend Mews Tavern and Brickley's Ice Cream in Wakefield, Dan's Place in West Greenwich, Two Ten Oyster Bar in South Kingston (sit outside overlooking marina/food was good and reasonably priced) and Jiggers Diner South in North Kingston (fantastic breakfast - try the Johnny cakes). The Breachway Grille is good, too. Overall, we had a wonderful time!

Delightful view - quiet and healthy neighborhood

After many months of sheltering in and distance learning - my family yearned for an adventure that felt safe. The home has everything you could need. The best feature is the neighborhood. Quiet and friendly. Everyone waves and smiles. At 9pm it is so quiet and I could sit and listen to the waves from the ocean while out in the screened in porch. This quiet is soooo healing. If you are looking for a party house - this is NOT your location. The house sits at a wonderful angle which affords a panoramic view. There is water everywhere to look at, and it is gorgeous. Great kitchen design - open floor plan for easy cooking and serving. If you like to cook, as we do, you will be happy with this kitchen. Screened in porch was a favorite spot to view active neighbors - walking, running, bicycling by. We brought our canoe and easily launched from Anita’s small beach. The outdoor shower was like a little spa treatment - with plants growing along side - it was like it’s own mini vacation spot for me! The bathroom is modern and we enjoyed the aesthetic. The beds were maybe the only complaint we would offer - the foam is a bit too soft and offers no support. Our beds at home were the only thing we missed! We brought our dogs and discovered the Ninigret dog park - which is by far one of the best dog runs I have ever been to! If you bring your pet - this is ideal! As for Anita our wonderful hostess - she is very fast to answer any and all questions and to offer up suggestions. We had a great chat about poison ivy - which - is all around the area - I found it on several hikes, at the beach parking lots and also a small patch at Anita’s beach - so be careful and mindful. I was and so happily I only returned with a few mosquito bites. Anita is very kind and helpful - and we hope to return!! A few spots that we found ideal (especially during Covid) - Holy Cow Ice cream...yum!! Big thumbs up! We also easily got delicious lobster rolls and fries from Hitching Post. The beaches were a bit to crowded for our Covid fears. So we would go to the beach at 5p. This proved to be ideal - my son was happy to swim for two hours and by 5 - most of the crowds had thinned and were respectful of social distancing. Gorgeous beaches - sparkling water. Thanks Anita!!

Cleaning list a mile long and no linens

That booking and check-in process were simple. The property and host had good ratings and reviews so I had high hopes. We had flown all day and arrived about 6:00 PM. Upon arrival we found there were no linens at the property (something I could find no mention of in the original posting). I did find in the arrival instructions buried 3 links deep that linens are provided by the quest (but I’m assuming now that they meant guest). So we had to go out and purchase sheets and towels that evening, and make beds before we could get settled in. I was shocked by this situation. I’ve used many vacation rentals and never consider I’d have to pack my own linens clear across the county. I try to reach the host and didn’t get a call back for several hours. In addition there was dog hair on the furniture and some of the blankets in the property. The furniture was extremely uncomfortable as well. And the last big shock was the checkout cleaning list. Typically the checkout list in properties included basics like running the dishwasher, striping beds, and emoting trash. The list at this property includes sweeping vacuuming, cleaning bathrooms, putting the trash out to the curb during the stay and taking additional trash with you when you leave, and much more. I was on vacation not at a job as a cleaning service, and this list was ridiculous. Despite past reviews, I would not recommend this property or this host. I was very disappointed in my experience.

Why they chose this property

This is my 'get away' and I have been fortunate to share it with many wonderful quests. Over the years we have built a community of returning quests who have become part of the neighborhood. I trust them with my cottage and they trust me to provide them with a well cared for vacation cottage in a friendly neighborhood and lovely community.

What makes this property unique

What I have heard from my guests is that the cottage is lovely, well-maintained and welcoming. The screened porch with the pond view is great. It's an easy place to relax. I'm fortunate to have wonderful, friendly neighbors and a great location. If you want to chill this is your spot.
