Advertised sleeps 4. 1 full size bed. 1 unstable,hard, small and lumpy futon. My wife and I ended up sleeping on the floor. It had no blankets or pillows for the futon from hell. Also it's three flights of steps up. Good exercise but not for everyone. It was very close to Niagara falls and the casino. It was clean. And newly renovated. Just definitely not for four people.
