This is a new construction neighborhood so there is ongoing construction building the remaining homes in neighborhood.

AGE RESTRICTION: Policy strictly enforced 25 years or older with renter 25 years old staying in unit. No refunds for anyone trying to rent that is not at least 25 years old.

MAXIMUM OCCUPANCY - The maximum number of overnight guests is limited to fifteen (15) persons unless screened ahead of time. Please be upfront about the number of guests in your reservation. We operate on a very transparent basis and desire the same from our guests. Thank you in advance for your understanding and cooperation. Violation of this rule will result in immediate eviction without refund. With that said, feel free to invite family and friends to hang out, have dinner or enjoy the amenities.

Late/Emergency Cancellations - Please be advised the host will not be financially responsible and thus will not offer refunds for cancellations made 1) for non-refundable bookings 2) on or after the date specified in the cancellation policy. Last minute weather issues, family emergencies, travel plan changes are unfortunate, but a risk that the renter is liable for should they occur. Thus, we highly recommend travel insurance. We will no longer entertain exceptions to the rule. We are operating a single (and we think amazing) Airbnb business...last minute cancelations are difficult and often unlikely to re-book.

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Owners not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or its facilities or others whom they invite to the premises and its facilities.

At the end of the TERM, guest leave house in the same condition it was found. Tenant will be held liable for any damage or missing items. If damage is noted upon check- in, please notify owner via airbnb messaging immediately.

Pet Policy - up to two dogs under 40 pounds. Must register any and all pets, and send breed, weight, and proof pet is up to date on vaccines, heart worm and flea and tick treatments to host prior to booking. Any unregistered and unapproved pets that enter the home will cause an immediate eviction without refund and an additional $500 cleaning fee.


PARKING RESTRICTION: There are 4 reserved parking spots. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
