Great screened porch facing a large tree covered yard. If you stand over 5'10' tall, you'll have to slouch in most areas! (Porch is full height) Full kitchen with stove, refrigerator, dishwasher, microwave. Wifi and cable. Nifty laundry room shed, outdoor shower, gas grill, and parking for 1 car. This place is adorable with very low ceilings. It has everything you need in the kitchen and has beautiful outdoor spaces to enjoy also. We love how close it is to Herring Cove and race point. We mostly biked around and especially like biking into the center of town every day. Paul is a wonderful host. Don’t hesitate to rent this space!
Great little space perfect for a solo traveler seeking privacy (who's no taller than 5'10" tall). Low ceilings and uneven floorboards did not detract one bit from the experience - in fact, the quirks enhanced my week there. Super friendly hosts and a great little outdoor space too!
Can’t say enough good things about this property, my wife and I are P-town annual regulars and have stayed all over town and this place was fantastic. There is everything you need and more inside and out. Paul was a great host and fun to chat with. Screen porch and “the Shire” on the side were a treat that is rare in town. We already can’t wait to book again!
This property is exactly as described. Clean. Charming. Great location - quiet area. The ceilings as stated are low and the layout is quirky but quaint. Everything you need is available for a comfortable stay. The ac worked beautifully throughout the stay. A kind surprise of a bottle of white wine as a welcome gift was found in the refrigerator upon arrival! Nice touch!
The only downside was the creaking floorboards from above during the night and the amount of light that would come into the space early morning due to lack of ample window covers. The bathroom is well appointed, but you should know the sink is a space-saving corner mounted sink that makes it a bit difficult to shave in the mornings.
The linens and towels were plentiful. There was everything you could ever need in the kitchen area. They even provided a washer and dryer outside in a little shed. The screened-in porch was great to sit outside and read during the day.
Overall, it was a pleasant stay! I wish I had better sleeping conditions (I prefer a firm mattress and darker ambience to sleep). It is rustic, charming, quaint and definitely welcoming space!
We loved staying in this super-charming, full-of-character Provincetown place! Beautiful location, close to all the good stuff in town, and the host Paul was super-welcoming and responsive to all questions! As Ptown icon Dina Martina would say, "off the charts!" A great place to stay.
I cannot say enough about how awesome this cottage was. It was super cute and charming with just the right touch of modern amenities. The grounds were also beautifully landscaped and maintained. The privacy was very much welcome for a little r&r.
I couldn't have really asked for better outdoor space. The cottage has access to a private seated patio AND a separate large screen room, which was perfect for entertaining!
Paul and his partner were wonderful hosts. Communication was super easy and smooth (even when I locked myself out upon check out at 6am!!) They ensured I was comfortable but also were extremely respectful of the guests privacy. Their dogs are really cute too :)
The kitchen is well equipped and the outdoor propane grill is a very nice touch! I was able to prepare lovely meals all week.

This spot is super charming, quit and absolutely perfect for our annual “get away from it all” pilgrimage. Paul was great to work with, easy to get a hold of if needing anything. Definitely recommend this spot.
This is a wonderful place to stay if you're into the relaxed Provincetown experience. The apartment is charming, tastefully decorated, and well appointed. Paul and Nick have thought about all the things their guests need. Many rentals throughout the Cape hardly have what you need, or they're furbished with castoffs that have seen better days, but that's not true here. You can live in this apartment quite comfortably for a long while. The kitchen has everything you need for simple cooking: good knives, good pots, etc. Even a dishwasher (Bosch, very quiet). We didn't use the washer and dryer in the shed, but it was sure good to have in case we needed it. We also enjoyed the outdoor shower with heated water (not fans of cold showers). The screened room was delightful at any time of the day; we were so happy here that we didn't even use the patio area. The West End of Provincetown is quiet and very pretty, especially if you like gardens. Everything you need is quite handy--beaches, the supermarket, a coffee shop, a bakery for sandwiches and baked goods (no bread, though, alas), wonderful restaurants a bit out of the fray.
A word about the ceilings: They are low but not uncomfortably so (we're 5'10"). Low ceilings, of course, means that you're closer to the landlords' floor upstairs, but they were very quiet when there, which was only on the weekend. We really appreciated the attention and respect with which Paul and Nick welcomed us into their home. They went above and beyond to make sure we had a great experience while there.
This cottage was a perfect place to stay in late September -- away from crowds, but close to everything, and cosy on some chilly nights. Paul and Nick were super helpful and accommodating with everything from easy check-in times, to our odd Tuesday-to-Tuesday rental request. Plus the screen porch allowed us to entertain a few friends al fresco during COVID. Quirky and charming with a fully-appointed kitchen and nice tub. Just watch out for the ceiling beams!
I booked the unit 17 Cottage without too much research and I have to say it's been absolutely wonderful. The area is very quiet and the rustic charm of the condo was absolutely delightful. I used it as a gathering place for friends who were staying elsewhere and it worked beautifully...everyone felt comfortable. The kitchen is well-equipped for my needs. I made a few meals at home during my two week stay and was able to find all the cooking tools I needed. Paul was extremely helpful and responsive and I appreciate how welcomed they made me feel upon arrival. I'd absolutely stay here again...
Paul's spot is perfect for a quiet single traveler or couple. It's full of charm and feels much more like home than a vacation rental. The unit is airy and light with the windows and doors open and the screened in porch is perfect for relaxing outside anytime of day. We will definitely be back again soon.
I have been going to Provincetown for over 20 years and this place was probably the cutest and most comfortable one so far. Communication with the host was easiy and he tried his best to let me check in a little earlier, which is always appreciated. The owners stay in the unit upstairs but only during the weekend, which meant that the property was very quiet during my stay. The instructions on how to use the different amenities and the checklist for getting the property ready prior to checking out were very useful. The pictures do not do it justice. Fun decor, lots of clean towels, access to laundry room, outdoor shower for when you come back from the beach, outdoor grill, patio area off the kitchen door... It is in the most unique section of the West End, a short walk to everything, but removed enough from the hustle and bustle on Commercial St. I would definitely rent again.
quiet, perfect location for my favorite beaches and restaurants. I should have paid more attention to the warning that it was not ideal for tall people with low ceilings but my buddy who is shorter had no head banging issues like i did.
Sadly, if you're taller than 5'10" this place might not be for you (unless you like ducking) — which is a shame! Because the Hobbit House is a little slice of PTown charm. A little two bed studio set off the road on a quiet stretch of the desirable West End, it was perfect for two people looking for an affordable spot without having to share a bed. It's quirky, but, then, so is PTown. So we loved it.
Highlights included: a killer screen porch (great for taller guests), a lovely outdoor rain shower, a huge outdoor grill, and laundry(!).
What a glorious experience - just what I needed to write and work at FAWC.
And what a terrific host!

Nice Place to Stay
I rented this place for two adults for a week in July. It's a cute, quirky unit. I found the owner easy to work with and committed to making sure the place is comfortable. He met us upon arrival and gave us a quick tour. There are personalized welcome instructions. It was immaculate and there were plenty of clean towels. It's in a quiet area in the West End, and easy to walk to Commercial Street, a half mile from the jetty at the Provincetown Inn. There are low ceilings and uneven floors, but if you watch your step this is part of the charm. The bed was comfortable and the kitchen is well equipped if you want to avoid going out for every meal. There is a sunny seating area on a patio and a grill in the front yard. It is cozy but it felt private, and I enjoyed my stay. Would definitely rent again.
