If you are looking for the perfect downtown location for SXSW, Formula 1, Austin City Limits, UT Football weekends, and more, you have found it! Located on the corner of 4th and San Jacinto, this 4 bedroom / 2 bathroom condo is fully furnished with everything you need for an incredible stay in the music capital of the world.

Situated one block from the Austin Convention Center, two blocks from the world famous 6th Street and the Warehouse District, and a handful of blocks from every other downtown attraction including hundreds of restaurants, movie theaters, bars, nightclubs, lounges, and live music venues, the location cannot be beat. The town lake walking/jogging trail is just a few blocks away, there is a yoga studio just across the street, Starbucks is 200 feet from the front door, and arrangements can be made for a temporary gym membership two blocks away during your visit, if desired.

This 1,500 square foot unit features accommodations for up to 12 guests (one king, three queen beds, two twins), central air and heat, a full sized stackable washer and dryer, a small covered patio, free cable television, free wireless internet access, wood burning fireplace, and plush furnishings. With granite counter tops, renovated kitchen and bathrooms, flat screen televisions mounted on the walls, every detail has been considered to make your stay a pleasant one.

A full kitchen with oven, stove, microwave, dishwasher, coffee maker, and all of the tools you need to cook your favorite meals will be included, however there are so many dining options within a few blocks, you may never use it. Great location, good for a group

The location of this property was perfect! Easy walking to everything in the area. There is a fair amount of street noise on the weekend and you can hear the birds very early in the morning so good to have earplugs. The pool was small but lovely to sit around and relax. The unit was clean and could use some updating but beds were comfy and it fit our needs.

The Rock Royalty suite is nicely acquainted and in a great locale. It comfortably fits 9 and you can squeeze in a few more if needed. The kitchen and dining room area were great to order in BBQ for dinner and to hang out. Towels and toiletries are provided which is also a nice touch.

Awesome location and perfect for a large group

This place was perfect for a large group. We stayed here for a bachelorette party and it was exactly what we were looking for to make our stay in Austin amazing. It was a short walk to all of the popular streets. The place itself was beautiful and comfortably slept 10 girls with no problem. The beds were really comfortable too! The place was very clean and well-maintained. The owners were great and very easy to get ahold of if needed. The pool was a nice perk, although kind of small and the other condos blocked some of the sun light during certain hours, it was great to have and very convenient. For a first timer in Austin, this place made the weekend even more enjoyable. I would 200% recommend this place to others. Thanks to Thomas and Ryan!!

The photo provided shows a lot of light in the room. This was not the case when we got there since all the shutters were closed. The walls are a dark navy color which feels somewhat like dungeon. If you open the shutters the whole top floor can look in. The AC unit was very noisy along with all the late nighters walking by the complex. The room numbers make no sense at all. Make sure to look at the apartment map before you start looking for your room. This was a 4 bedroom apartment but we only had one parking space. Parking in Austin sucks if you don’t already know. You have to use the gate clicker to get out of the parking lot which means you have to go park your car somewhere and renter the apartment from the front to return the clicker when you leave. WIFI was essentially nonexistent. Ended up having to use our phones as hotspots for access. Other than that everything was clean and within walking distance.

Great location! Perfect getaway for an all girls trip to Austin!

Ryan Windsor owns a few condos in this 4 building condominium complex on 4th street. The condo complex is very safe and secure with heavy duty gates and codes to enter every side of the complex. This was a Bachelorette party all girls trip, a group of 12, and we liked that our condo was facing the street with the windows letting in lots of light and a small little balcony overlooking the street. The condo was stocked with all of the basic cooking utensils and the first morning we made a delicious breakfast and had everything we needed. This condo loft style was perfect for our group because the loft upstairs has two queens and enough space for the two air mattresses (the air mattresses come with the property with an air pump it was very easy to use). This condo layout is a great choice for a group of girls so that we all felt that we were there together verses having to stay in separate hotel rooms. When I first started researching places to stay on VRBO and AirBnB I looked at houses on East side near 6th street. Most of the houses didn't accept large groups of our size and for our particular occasion which was very frustrating. I was very happy with my choice because 4th street was right in the middle of everything that we had planned to do for the weekend (Rainey Street, 5th and 6th Street, a 20 minute walk across the bridge to South Congress to go shopping and eat at the amazing food trucks TORCHY'S TACOS!!!). All of our top picks for restaurants and bars were in walking distance or a very short/cheap Uber ride. If you're reading this review and you are a Bachelor or Bachelorette group you HAVE to do the Austin Pubcrawl. It was the highlight of our trip. Thomas Rhoalson was our main point of contact and he brought us a new air mattress right away on the first day when one of them had a leak. He also brought us a brand new French Press to make fancy coffee every morning. There were plenty of mirrors for getting ready (us girls need our mirrors) and we made do with the two bathrooms. We had plenty of towels and linens and all of the beds were comfortable. We actually fit 3 girls in the master King bed and it was surprisingly very spacious (believe me I had the middle). I highly recommend Ryan Windsor's properties! They also give you a LONG list of suggestions for things to do which was so helpful with my research!

Great location but didn’t live up to its description

I brought a group of friends to Austin to celebrate my birthday, and I expected to stay in a home similar to the pictures and description. It was much more dingy compared to the photos. Paint was chipping off walls, decorations were off the walls, the toilets both continuously ran 24/7, the kitchen did not have many utensils or pots and pans or even glassware. None of the tvs had working cable, and there wasn’t a stereo in the home. The air mattress provided had a giant hole in the middle, thankfully I packed my own. Unfortunately we were there during a cold front and half of house was freezing And the other half was HOT. There’s 3 levels of stairs to climb, which we learned become slippery when wet and carrying heavy suitcases. The last day we were there, the entire property had its water turned off without us being made aware so we didn’t have running water prior to our flights home. On the way out, there was a cockroach in the bedroom and I could not have left faster. I have been to Austin before, and the location of the home is very convenient and we felt safe with the locked property but for the price I would have rather just rented a hotel downtown. Thankfully we were able to make the most of our trip because of our company and the homes convenient location.

Hi Lauren, Thanks for your review, the photos are completely accurate, and I was able to rehang the picture that you decided to take down for some reason? The unit has silverware/glasses/mugs/plates and bowls for 8 people, they are in the cabinets. Pots and pans are in the cabinets below, there are at least 3. You were provided with 2 air mattress' just in case there was an issue with one. My maintenance reviewed the property and there is absolutely no issue with the cable or internet, it looks like you had turned the cable box off, you just needed to hit the power button again and it would have worked. If you had called or reached out at any time that you were having issues I would have been happy to send someone over to show you how it works. The AC and Heat are also completely fine, both were checked, it takes time for the heat to distribute to the condo, especially since it is multiple stories. Both the unit and building get pest treatments monthly, maybe you brought the cockroach with you? Hope you had safe travels home.

Great Location, Not So Great Condo

We had 6 women in the condo. We experienced the following. The post on VRBO states there is an elevator, and there is no elevator. We had heavy luggage and had to carry it a long way because none of the condo numbers are in any type of order. It took us a while to find the condo. The condo was on the third floor and we had to carry our bulky luggage. We also could have used more towels. The bathroom in the King bedroom ran constantly and made this high pitched noise that made it difficult to sleep. It also leaked water. People in our group wanted some type of stand, chair, etc. in the rooms so that people can set their suitcases on. The condo appeared clean but dingy. Lastly, our security code for the gate was broken. The gate had no lock and was open to the public. The location was great and you are able to walk to many fun and exciting bars and restaurants. We stayed for a week, but we will not be booking this condo again.

Perfect location, plenty of room for all of us!

We had a group of 10 girls in Austin for my sister's bachelorette party and we couldn't have asked for a more perfect spot! Everyone was really happy with it, it was a perfect location, we walked to almost everything! Such a fun area. There was plenty of room for all of us for sleeping and getting ready. Check in and check out was really easy, hassle free. Definitely staying there again when we come back to Austin!!

Roomy and right in the heart of it all!

We stayed here while in Austin for a friends wedding. There were 5 couples and the space was great, enough room for everyone. Right in the heart of downtown Austin, you're within walking distance to everything, and there are rental bikes a block away if you prefer that. Ryan was very helpful and answered my questions very promptly. I would definitely book with him again if ever back in Austin!

Fantastic Location, larger than pictures imply

Ryan and his team did a phenomenal job hosting us for a bachelor party weekend in Austin!!! Everything was bigger than the pictures implied with plenty of space. I absolutely recommend this location if you are looking for easy access to 6th street and all that Austin has to offer. Would book here again in a heartbeat.

Awesome location and area, incredible service

The place was exactly like seen in pictures-very hip, clean and perfect for our group of 12 (2 of us slept on the air mattresses). The management team was AMAZING-they stored our stuff since we arrived before check-in, and even carried it all up to the condo once it was ready, including several large bags of groceries. They were very responsive and helpful with things to do in the area. The location is central to downtown with all the fun bars and restaurants within a short walk. We were thrilled and I would highly recommend staying here anytime.

Awesome condo, awesome location

We stayed here for my bachelorette party and it fit all 10 of us very comfortably. We were able to easily walk to 6th St, Rainey St, and South Congress. We were provided with towels, extra pillows, blankets, etc. Check-in and check-out were very easy. I would definitely stay here again!

Incredible Location in Austin

This is an excellent property in what has to be the best location in downtown Austin. We travelled in as a management team attending a conference, and opted for this property as a more fun and unique way to travel than the cost of 4 downtown hotel rooms. What a great decision! We came in prior to our conference to attend the Austin F1. From out on our balcony, we could look one way down the street and see the F1 street festival one block away, and one block in the other direction was the Austin convention center. As we settled into the neighbourhood, we realized that Royal Grocery (located steps away) had a great selection of local food / beer/ wine / and served up a great dark roast in the mornings. We enjoyed great sushi, great steaks, receptions at the Four Seasons, and everything was steps away from this location. The property itself was very nice - the beds are comfortable, and there were fresh linens and plenty of towels available. The kitchen was well equipped enough that we could whip up a delicious Huevos Rancheros using the local ingredients from Royal Grocery, and there is a nice living area and dining room table that we all spend a day working a relaxing around. With 3 bedrooms and a private loft, this place is a WAY better alternative to a stuffy set of hotel rooms. Austin is a blast, and after a night on 6th street, it always felt great to be walking back to our loft while everybody else had to disappear into hotel elevators. Great property, and excellent hosting services, this is a must book.
