The Carriage House at King's Crossing
The Carriage House at Kings Crossing is a recently renovated and tastefully furnished three bedroom/two bathroom home. Its unique charm captures a contemporary rural feel, next to the heart of historic Fredericksburg!
We are nestled between downtown Fredericksburg and the battlefields; you will find that getting to local attractions is an easy drive. Additionally, we are within easy driving distances to numerous other attractions.
The space
Bed descriptions-
One large bedroom with a queen sized bed and en-suite bathroom. One large bedroom with a queen sized bed. One large bedroom (kid friendly) with two single beds, a television, and a Super Nintendo Classic game system.
Bath descriptions-
The en-suite master has a deep soaking tub and shower. There is a spacious full bathroom in the hallway for the other two bedrooms.
Living spaces-
The beautiful home has an open concept living/dining/kitchen area that encourages spending time together. The dining table has seating for six with additional seats at the kitchen island. The living room, master bedroom, and kids’ room all feature Netflix enabled televisions (complimentary logins included).
In addition to high speed Wi-Fi (100mbps+), a full-size washer and dryer (complimentary detergent) is available for use.
The outdoor space is nestled in the woods, and the grounds feature multiple places to relax. From a country style porch to an outdoor fire pit, Kings Crossing is perfect for star gazing. Additionally, the parking area can comfortably accommodate 2 large vehicles.

I have been working on the collection of properties (~14 acres) that have become King's Crossing for 8 years, and it's starting to become a real "collection". I LOVE to travel, and try to bring back pieces or ideas from my journeys and integrate them into the houses and grounds of King's Crossing.
All of the houses have been thoughtfully designed and built or restored by myself (with permits), and are meant to have a connection to the mature woods (with hiking trails, ask me about them) that surround the houses, while maintaining private spaces for each set of guests.
I started my career as a NICU nurse, and am currently in school for my Doctorate in Acupuncture and Herbal Medicine. I intend to open my wellness practice on the grounds in 2027!
I look forward to sharing the spaces I've created with you, as well as with your family and friends.

Why they chose this property
King's Crossing is a collection of 5 contiguous properties over 14 acres. Each house has it's own space, yet shares common amenities including 10 acres of forest with trails (in progress), many birds and other wildlife, and even a civil war trench!
What makes this property unique
The Carriage House is in a setting that feels like you're in the middle of nowhere, but you're actually 4 minutes to a large grocery store and restaurants, and only 15 minutes to downtown and I-95.
