About this property

Mission/Pacific Beach + Steps To Sand + Priv Spa & Decks + Summer Req SAT to SAT

This 3-story luxury beach house, we call Villa de Pacifica, is located in North Mission Beach, just steps to the sand (~80 steps) and one of the best beaches in all the U.S. You will appreciate the architecture of this home with its curved archways, unique angles, pillars, trellis covered deck, terra cotta walkway, tropical feel, and modern/rustic charm. This house is newly furnished with 4 large flat screen TVs, main level stereo sound system, barbeque, and themed furniture including a rustic bar in the living room. Enjoy white water views from the living room sofa and from the end of the main deck. This home is on the sunny north side of the pedestrian-only court, allowing for more direct enjoyment of the San Diego weather as well as bringing in more natural light to the home. Courts extend up the Mission Beach strand in alphabetical order, starting with Aspin Court. This beach house is on Zanzibar Court, the furthest one North, providing out-your-door access to all the restaurants, bars, shops, grocery store, entertainment, and activities in the North Mission and Pacific Beach area. Having lived in San Diego previously, we knew this to be the location we wanted to have a second home. We waited for the right one to come along before making our purchase, to fulfill a life-long dream.

And of course, the best feature about the location of this house is the immediate access to the beach of the Pacific Ocean. It is just steps away (about 25 yards) and bordered by an active boardwalk that extends for miles. Rent bikes, skate boards, jog or just walk at your leisure along the boardwalk enjoying the ocean views and breezes. Typically, we spot dolphins playing in the waves as we walk down the boardwalk or take a coffee break at the many beachfront dining locations. You may want to consider treating yourself to a massage at The Catamaran Resort and Spa, about a minute walk from your front door and located on Mission Bay. Clients gain full day access to their amenities with any spa treatment.

Somewhat unique for a beach house, this home offers many spaces to entertain, relax and unwind, both indoors and out. There are three decks, two patios, and a palm lined terra cotta walkway that extends the length of the house. The most notable outdoor space is the private in-ground spa/hot tub sanctuary. It is circular and wrapped with pillars and outdoor curtains that can be pulled closed for privacy, if desired. This patio can be accessed through the French doors from the master bedroom or from the tropical plant-lined path along the side of the house. Also at this ground level, you can relax in the garden at the front court at the tiled stone table to enjoy a glass of wine and the ocean breezes.

The main living areas of the house are on the 2nd level and are expansive. There are dining options to choose from for eating indoors or out. The large deck off the kitchen serves as a social gathering area with an oversized sectional sofa and outdoor dining table. Order out from the many restaurants around the corner, or cook your own using the gas barbeque grill on this deck. Working on your tan? Up top is a sun deck with lounge chairs and small tables. There are two outdoor showers. One has hot and cold water for an exhilarating outdoor shower experience and the other cold water for convenient rinsing off when coming from the beach or before enjoying the spa.

The layout of the main living level lends itself to a variety of social areas to hang out with friends and family. To the front of the main living level is a bright, fully stocked kitchen with a dining area, separate “reading” area, up-to-date appliances, flat screen TV, French doors leading out to the main deck, and a spiral staircase to upper level loft and sundeck. A full bathroom with tub/shower is on this level as well. An office with a large L-shaped workspace and stereo can be found in the middle of the main level. It is very open to the rest of the living space and looks down into the entry way. It is nice when sitting in the office to open the door to a small walk out deck, to bring in natural light and ocean air. This is a great place to set up your laptops and keep in touch, as need be, with work or friends and family back home. Wi-Fi internet is accessible. Relax to your own music, from your i-phone or i-pod, or choose a local radio station, that can be played throughout the main level from the stereo with speakers located throughout. The living room offers a great space to entertain and can accommodate a large group. A rustic bar in the living room with an ocean view window, seats 5. There is additional comfortable conversational seating in the living room as well, with a leather sofa and a leather swivel chair around the corner from a decorative tiled fireplace. (Fireplace is non-functional but adds to the charm of the living space). Extensive cable channels are available including popular sports channels. Flat screens are on extending arms to angle the TVs for maximum viewing. Storage and style are brought to the room with a coffee table/storage trunk and a rustic armoire. White water ocean views can be seen out the west facing living room windows. Opening the side window brings in the sounds of the crashing waves and ocean breezes.

This beach house has three bedrooms with the third being a loft. The master bedroom has a king bed, flat screen TV, in-suite bathroom, walk-in closet, and in-ground private spa patio outside the French doors. The second bedroom has a Queen bed with storage underneath it for suitcases, and a bunk bed with a single on the top and single on the bottom. A large armoire with a maximized storage configuration resides between the two beds. There is a large flat screen TV in this room as well. The 3rd bedroom is a loft with a single daybed and a single trundle. This bedroom walks out to its own sundeck, expanding the living space to the outdoors. The living room sofa also pulls out to a surprisingly comfortable, queen-sized bed with a tempur-pedic mattress. So, with the use of the pull-out sofa, the home sleeps 10.

There is a separate laundry room with full sized washer and dryer. The garage has a workbench area and two small parking spaces. The garage spaces can accommodate two small sized vehicles or your rental bikes. There is an additional parking space for a large vehicle in front of the garage inside the red lines. You may not want to go anywhere beyond your beach location since ample restaurants, shops, bars, Ralph’s grocery store, and entertainment are right-out-your door. So, you may not even need a car. However, being centrally located, has the advantage of easy access to the sites of San Diego such as the downtown Gas Lamp Quarters, Zoo, SeaWorld, Old Town, La Jolla, and even the airport being just a convenient 15-20 minute drive or less away.

My husband and I met and married in San Diego in 1991. We returned to our Midwest roots to raise our children but always retained connections to our favorite city, San Diego, specifically Mission Beach. We now reside in the Foothills outside of Denver, Colorado.

Why they chose this property

Being in a fortunate position to buy a beach property, we new exactly where we wanted to be. North Mission beach offers all the activities, restaurants, shopping, night-life right out our door. The beach can't be beat and the boardwalk that borders it extends for miles of biking or leisurely walking. We waited for the right house to become available in our ideal location that had unique architecture, an open spacious feel, room to entertain our friends and family, and plenty of outdoor living spaces. We found the perfect house and named it, Villa de Pacifica.

What makes this property unique

In-ground spa relaxation patio, multiple entertainment decks as well as indoor entertaining areas, partial white-water views. Our #1 preferred location.
