-Bedrooms: 1 Queen and 1 double beds with built in lockers. The master BR opens into the porch overlooking the pools and landscape.

Kitchen Facilities: fridge, 4 burner stove, microwave oven, rice cooker and cooking and dining utensils stored in concealed drawers in the kitchen cabinet.

- Dining:: A glass topped 6 seater dining table

Living Room: a 40" flat screen Smart TV with cable connection, telephone with internet wifi modem, sofa bed.

Bathroom: There are two toilet and bath rooms with the shower in glass enclosure. A water heater is available. An automatic washing machine is installed in one of the bathrooms.

The place is convenient. It is in close proximity to the nearest department stores/groceries and dining places. Joe Galaso was responsive and quick in all our inquiries. Our only concern was using the community pool that was assigned to Tower 3, as it was nasty/dirty and no filtration at all. Despite of paying every time you use it, you do not have the liberty to use the other four pools they have in the complex, for this reason we will consider staying somewhere else next time.

Overall stay is OK; however, some cockroaches crawl anytime of day everywhere; no paper towel nor telephone as mentioned in amenities; microwave does not work though he changed it at once; TV repeatedly turn off/on by itself after a week but replaced; only hot water in one bathroom, no hot water other bathroom nor sink; only one door key for all 4 guests so we had to keep together which was very difficult. The host said we could ask for another key but why not just give 2 keys right away. Daily rate was expensive, double of rate we paid in another unit. So many things in the unit there was less space to walk on.

Joe was very helpful & informative. He was right on time, greeted us at the lobby & oriented us to the condo. It was small but spotless. The furniture was just right for the space. It was very quiet, even quieter than my own home. All the appliances worked. Checking out was actually rather special: we found out Joe knew some of our family's old friends!

Our stay at Mr. Jose Galo Isada's unit at Grass Residence was an amazing experience. It feels like we are in own home. It was clean, cozy and most of all very convenient since it was located near SM North Edsa/Trinoma. In fact we made a reservation for the 1st week of our vacation then we decided to stay again for the rest of our vacation since we are really very happy the way we are treated. We will surely refer Mr. Isada to our friends here in Toronto. And of course we will surely stay again in his place when we come back to Manila. Thank you so much Mr. Isada for the very warm hospitality again.

Excellent rental condo, it's clean, elegantly furnished, great location, connected via walkway bridge to SM North Edsa, accommodating host. The unit has a nice view overlooking the property swimming pools (6 of them). We will rent this place again.
