The Pinnacle Peak Vistas neighborhood is very private with large, multi acres lots protected by NAOS. (Natural Area Open Space) regulations. NAOS ensures all homes must preserve the natural desert landscape which creates the authentic feel of the true Arizona desert that our travelers seek to enjoy.
You will be sent a keyless code before your arrival for the entry pad. Before, during, and after your stay, feel free to reach out to us at anytime.

You must be 25 years of age to book our home. We will ask for the ID used at the time of booking to be present at the time of check-in. Person booking this reservation must be on the property for the duration of the stay.

Upon booking, you give permission to PHX Stays, to verify your identity, and check criminal databases in order to confirm your reservation.

NOISE AWARE:
This home is monitored by Noise Aware. (Noise sensors don't record sounds. They monitor changes in the noise level)

BOOKING RULES:
We are on a Firm Cancellation Policy. No refunds will be offered or exceptions made for cancellation requests past what is stated in the policy. We highly recommend buying travel insurance to cover any unforeseen events or illnesses. Service fees are non-refundable in the event of a cancellation.

SECURITY CAMERAS:
For security and insurance purposes, we have installed security cameras for monitoring the entry door. The cameras do not monitor the interior or outdoor living areas.

LOCAL ORDINANCES:
Local ordinances have banned all venues/parties/weddings at short term rentals. If local law enforcement officers are required the guest is responsible for any and all fines, will be evicted immediately with no refunds and you will forfeit your security deposits.

PARKING:
There is garage parking as well as driveway. No street parking at any time.

NO PARTIES. NO EVENTS. NO WEDDINGS. NO LARGE GATHERINGS. NO UNAUTHORIZED PEOPLE ON THE PREMISES. This is strictly enforced and will carry a fine of up to $5,000.

RESIDENTIAL NOISE:
Being a Good Vacation Rental Neighbor:
This vacation rental is located in a residential neighborhood perfect for your getaway. In order to keep the tranquility of the community, we ask that you be respectful and mindful of your neighbors while on vacation. Quiet hours are strictly enforced from 9 pm-8 am.

PETS:
No pets allowed without prior approval. Unauthorized animals on the property will be fined $5,000 per violation plus any necessary deep cleaning/damage fees.
