House description:
This magnificent residence is a two-storey 165m2 house, which rests on a cliff, set on a plot that occupies 1000m2. The residence consists of the ground floor, first floor, front balcony, rear BBQ area,garden and terrace. The first floor is comprised of a spacious living room with fireplace, a kitchen, two bedrooms and a restroom. The ground floor is comprised of one bedroom and restroom. A beautifully built elevator takes you from the street entrance, all the way up to the building on the cliff, where a ramp connects the elevator with the house entrance. The residence overlooks the gulf of Evia and as far as the sea/sunset view is concerned, the pics speak for themselves. It can be compared to the best possible view that any place of the country can offer. As far as quietness goes, this is the kingdom of peacefulness. Here, surrounded by gardens and forests, you will literally hear nothing, besides sea waves and sounds of nature. Not only because of the quiet location but also due to the house position at a dead end street, 100% serenity and relaxation is secured, making this residence the ideal destination for any traveler who is looking for the restful/romantic getaway.

Upon arrival at our meeting point near the highway, besides escorting you to the house and explaining it, I will also give you in-depth information regarding the surrounding area, beaches, restaurants, the village of Theologos and point out everything there is to see and experience! Also I can give you tips and recommendations on how to plan one-day, or longer trips to nearby attractions or places of natural beauty that may interest you.
The Neighborhood:
The residence area is called Osmaes which is located at a 15' driving distance from the picturesque seaside village Theologos, located on the eastern coast of central Greece, facing the island Evia. The distance from Athens is 140 km.
Sea distance :
At just 150 meters underneath the house. lies the completely unspoiled remote rocky beach, that could almost be characterized as private. Two beautiful sandy beaches, with taverns serving delicious food along one of them, are reachable within 8 min by car.

House Rules:
- This is a house in which we've put our soul into building, maintaining, decorating and gardening. Respectful treatment and reasonable water/electricity usage are expected.
- Smoking is not allowed inside the house.
- Beach towels are not provided.
- Pets are not allowed.
- Parties/Events are not allowed
- Passport display of booking person is mandatory upon arrival (by law, for declaring the
booking in the tax report)
- According to Greek law since 1/1/24, a governmental tax has been imposed on all
short-term rentals (''climate resilience tax'') which is 10E per overnight, for this type of
property. This amount is to be collected in cash upon arrival, and is charged to the
owner upon declaring the booking in his tax report.
