The main house (5 bedrooms, 4.5 bathrooms) features 3 luxurious bedrooms with king beds, 1 cozy bedroom with a queen bed, and a room with 1 king bed and 1 queen bed. With 4.5 bathrooms, including en-suite options, everyone will have ample space to unwind and refresh.

For added privacy and comfort, a separate guest house boasts an in-law suite with 2 bedrooms and 1 full bathroom complete with a shower/tub combo. The bedrooms offer a king bed and a queen bed, ensuring a restful night’s sleep for all.

Indulge in the spacious dining area accommodating up to 16 guests, unwind in the two inviting living areas, and enjoy the covered patio with mosquito netting for delightful outdoor meals. Entertainment options abound with game areas featuring a pool table, ping pong, foosball table, Air Hockey table, arcade games, and board games. Plus, two sets of washers and dryers in the main house, and a third set of washer and dryer in the guest house ensure convenience during your stay.

Outdoors, guests can partake in friendly matches on the pickleball court, equipped with balls and rackets, or bask in the sunshine by the heated in-ground pool, available from Memorial Day through Labor Day. Also play some pick-up hoops on the basketball court!

Fine print:
• Pool open Memorial Day through Labor Day
• None of the garages pictured are available for guest use
• Pool and lawn maintenance are on site twice per week to keep the property and pool in great shape
• By confirming a reservation, guests consent and agree to allow maintenance workers on the property at any time to care for the pool and grounds

CAMPERS/RV's - No campers and or oversize recreational vehicles are allowed onto the property at any time

RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.
