About this property

Spacious, Elegant Cote D' Azur Villa in the Hills Above Cannes

Note!!! Best to contact us before you make the quote to see if the property is available. We have not rented the property for several years and are ambivalent about doing so now. We also need to see how the Covid pandemic evolves in France. We would only consider rentals for the entire month of August or for a minimum of one week at other times in the current environment. Please do not submit requests for less than one week.

Professionally decorated, luxurious and tranquil villa, with lovely views over a classic Provence landscape, in the charming town of Grasse. Ensconced in the hills above Cannes, with easy access to Nice, Cannes, St. Tropez, Cap Ferrat, Monaco, St. Paul de Vence, the Italian Riviera and more, Villa Caprice is an ideal base from which to discover and enjoy this enchanting region. Large, private, landscaped gardens with terracing, olive trees, an 18 X 12 meter mosaic pool with sun-lit patios, and spacious, beautifully furnished terraces overlooking the valley make for an idyllic retreat after a day spent strolling the Croisette or the Promenade des Anglais, exploring a medieval cliff-top village, or taking a tan on the Mediterranean's most famous beaches. This is a private secondary residence, not a commercial property, comprising a 550m2 five-bedroom villa and 140 m2 two-bedroom guesthouse with full kitchen and salon. 65m2 main reception room with fireplace, valley views and french doors to large terrace with lounging and dining for 8-16. Spectacular 50 m2 master suite with vaulted ceiling and panoramic views of countryside out to the sea. Six additional well-appointed bedrooms with en-suite or shared bath and garden and valley views. Indoor dining for 10, eat-in fully equipped American-style kitchen, large outdoor grill. Minutes from several beautiful towns and villages including Grasse, Mougins, and Cabris.

Our chef and housekeeper lives in the guesthouse on site. She is available at an extra charge to be paid directly to her.

Beautiful and Spacious
From the moment the iron gates opened to this beautiful property nestled atop a scenic valley, we felt welcome. The villa is charming and as you explore it, you realize how vast it truly is. Not only is the main home spacious with a large fireplace and access to a gorgeous pool, a separate guest home with a full kitchen and bath is also available. The grounds are extensive and offer secret gardens and a large field for a pick up game of soccer. The property has been updated with modern fixtures and appliances, which made our stay comfortable. The best part of it all is that the housekeeper is an amazing cook and we were spoiled with home cooked meals that were delicious and a welcomed treat after a long day of exploration and bike riding. Highly recommend this beauty...

Fabulous home for a large group of friends or family
We were 8 mostly retired adults living in luxury for a wonderful 8 days. The property is beautifully landscaped. Furnishings are absolutely lovely. Very private location yet accessible for day trips (once you figure out the way in and out of the area!). We took the train to/from Nice, but drove to Monaco, Cannes, Antibes, St. Paul de Vence, and of course, Grasse. We rented both the main house and the guest house which allowed everyone to have their own bedroom and bathroom. The nearby food and wine shopping was great to allow gourmet cooking in a very well-appointed kitchen. A little too cool to use the pool but lounging around the pool in the sun was ideal. Owner was great to work with and very responsive to any needs. Housekeeper, Yvonne, was lovely (she only speaks French). Great art work. All in all, a fantastic experience to live the life of a Provence villa resident for at least a short period of time!

Outstanding Property
We recommend this house highly. It is beautiful and its setting is extraordinary. We are used to renting in France (twice a year for the last 7 years). This is the second time we've rented in the south, the first one being in Aix-en-Provence. We brought over a large contingent - it was my wife's 60th birthday and with four children and their spouses and children plus nannies we were a bit of a crowd. We felt totally comfortable - the house is large and extremely well distributed. Our oldest son, who has the largest family, used the second (smaller) house, which is great. The property is very well kept and the caretaker is responsive and caring. The housekeeper was punctual, professional and reliable. Decoration is high standard. Everything works, including air conditioning everywhere, which for us is a must. Fantastic swimming pool. The owners are helpful and were very correct in their dealings with us. This is a house that is used by them - an elegant couple with very good taste. It is not a house that was built or decorated for rental and therefore needs to be treated as one's own. What this means is that they take good care of the house and expected us to do the same. So, if your group will not take the same care, you should look for another property. Grasse turns out to be an almost perfect location for access to the Cote d'Azur. We used it as our base and parts of our group went from there (to the beach, for dinner or just on walks) to Mougins, Cannes, Antibes, Nice, Saint Paul de Vence, even Aix, on a day trip. Bottom line: as the title says: Outstanding Property!

We are a private couple living primarily in New York City.

Why they chose this property

Before purchasing a home in 2000, we rented various properties in the area for 15 years. We love this part of the world as it is one of the most spectacular and sophisticated places we have lived or visited with beautiful seacoast, hills, mountains, charming villages, and large metropolitan areas like Monaco, Nice and Cannes where almost any desire can be met.

We also enjoy other parts of southern Europe, particularly Italy and Spain but choose the French Riviera because it gave us and our children so many options for entertainment, cultural pursuits and healthy outdoor activities for children and adults of all ages. There is more than enough here to satisfy everyone

We have also been fortunate to meet many interesting people, many of whom have become good friends. The area attracts a diverse international crowd, with Britons, Scandinavians, Germans and, of course, French vacationers.

What makes this property unique

On the French Riviera there are some of the finest restaurants in Europe, but also simple brasseries, cafes and creperies.

There are virtually unlimited outdoor activities such as cycling, swimming, canyoning, hiking, paragliding, rock-climbing, riding, rafting, skiing (1.5-2 hours), windsurfing and kitesurfing, or just lying on the beach. We are avid cyclists and there is awesome cycling in the hills above Grasse as well as along the coast from Monaco to St Tropez

The Riviera also has many cultural attractions including museums, live music concerts and festivals, theatre, cinema, art galleries and dance, opera, symphony

For those who enjoy nightlife, there are world famous nightclubs, discotheques and live entertainment.

From our home, so much is accessible. Within an hour's drive, you can reach the Italian Riviera, the casinos in Monte Carlo, the pristine beaches of St. Tropez, historic Aix-en-Provence and Avignon, the lovely coastal city of Marseilles, chic Cannes, and the Gorges de Verdun, the 'Grand Canyon' of Europe.

Finally, the modern and international Nice airport makes it easy to reach the US, Asia and major European cities every day.
