Reservations cancelled 30 days or more ahead of arrival will receive a full refund of the amount paid LESS a handling fee of $25.
Reservations canceled 14-30 days ahead of arrival will forfeit ½ (half) the amount already paid.
Reservations canceled less than 14 days of arrival will forfeit full payment unless we can re-rent for the dates reserved that are being canceled.
We will do our very best to re-rent the condo and will not charge for any of the dates we can re-rent.
The owner has the right to waive any part of this cancellation policy due to emergencies or weather conditions.
A 100% credit of the amount paid could be used for dates at another time providing there is availability.

We loved staying here! The condo was the perfect size for us, had everything we needed and close enough to the pool. The host was prompt with responding and sending emails. We would definitely stay here again if we came back and would definitely recommend to others.

Our stay was nice. We really enjoyed the pool, park, hiking trail, & the location was amazing. The property itself was nice & we enjoyed our time there. Our biggest concern was communication. We were supposed to receive check-in information ahead of time, but it wasn’t sent until about 5 minutes before check-in. With 4 kids, we were genuinely worried we had been scammed & would have to find another place last minute. When we called, the number provided was out of service, & messages through the VRBO app took 30 minutes to receive a response. We ultimately had to call VRBO to verify the reservation was legitimate. Thankfully, it wasn’t a scam, & the hosts explained they had doctor appointments that day & got behind. We understand things happen, but a quick heads-up would have prevented a lot of stress. Cleaning could also be improved. The property was generally clean, but I found dark dirt/debris inside a drawer when putting away clothes, so I chose not to use it. We were also asked to tip the cleaner, which we personally didn’t feel was appropriate since cleaning is part of the rental cost, especially when areas could have been cleaner. There were also conflicting signs, such as being told not to use the towels at the pool while a closet sign indicated they were pool towels, leaving us unsure of the rules. We enjoyed our stay and the property has a lot going for it. Improving communication, cleaning, & consistency of instructions would make the experience much better.

I cannot apologize enough beyond apologies already shared for not being available to send the checkin information prior to 3:56pm the day of checkin which is 4pm. As soon as I saw your message asking for unit number etc at 12:53pm I replied and an hour later again to let you know that I was trying to get home to my computer. Your reservation was placed at 9:09pm on August 5 to arrive on August 7 and preparing to travel with 4 children but then be totally irritated with me and my cleaner? Once a reservation is placed the owner and the guest are given access to each other's emails and contact information thru VRBO on your reservation screens. Our number has not changed and has been verified with VRBO after being told our "number was out of service". We have always had the best compliments on how clean our units are so I'm sorry you found a couple dust bunnies in a drawer. As far as the towel miscommunication we ask that the condo bath towels are not taken to the pools. And yes as a courtesy we have left 2 beach towels in the linen closet for those that may have forgotten one. We don't consider those as condo bath towels so my apologies for the misunderstanding. Again I cannot apologize enough for all your disappointments. Thank you for staying.

Great Place

This was a great location for us to both visit and see Branson as well as Table Rock Lake. The kids loved the pool and the walk down to the river to throw rocks.

Great option to stay while in Branson

Condo was very comfortable, close to pool and club house. Pool and club house very nice, there is also a very nice hot tub there. We had 3 adults and 1 teenager the condo had plenty of space and 2 full bathrooms. It was also in good location, made it easy to get around Branson (besides the traffic around Branson). If we were to come back to Branson we would definitely try and book this condo.

Great stay!

The owners were very accommodating, sent us info about restaurant close to condo, shopping and other helpful information. It was close to shows and hiking trails Quiet in the evening, good food at on site restaurant. Would highly recommend this unit and owners as they were very helpful and made it an enjoyable stay!

Very nice place, independently owned and you can tell by some of the little things. Nice recliners to kick back after a long day. Some board games in the closet and other amenities.

Nice place but...

Property manager didn't respond to any communications, required that we clean up after ourselves (wash and dry towels, wash dishes and unload dishwasher and put away plates and utensils, take trash out, etc,) but then charged cleaning fee AND had the temerity to suggest we leave a tip for cleaning. What?! WE should get a tip for cleaning the place ourselves! That said, the condo was nice, in a safe area and we enjoyed our stay. Not sure we will use VRBO the next time if all properties require cleaning someone else's house while on your vacation, then paying someone else to clean AND tipping someone else for the cleaning we did! Thinking we will go back to hotels where you can just enjoy your stay and not have to pay to clean up someone else's house.

Im very sorry that you felt you had to clean the condo as that isn't the intent. Many guests start the dishwasher and the cleaners unload it. We request that towels are washed and put in the dryer only because of drying time needed. Renting a home is much different than renting a hotel room. I have checked my email and VRBO inbox and found there was never communication request for information from your party so I'm sorry if you felt I never responded. If you choose to stay with us again the cleaning fee will be waived. Thank you very much for staying.

Extra Clean, Extra Safe, Extra Functional

This is a great property conveniently located on Point Royale Golf Course. The owners had anticipated our every need with how they supplied the property and provided information and guidance. This was the cleanest VRBO property we have ever used. It is just a short walk or drive from the Golf Course Club House which we visited frequently for meals and take outs, all of which were excellent. Just a few added pieces of info on this property; It is on the second level reached with seven easy steps. The second bedroom does not have an en-suite bath or a ceiling fan but the second bathroom is immediately outside bath second bedroom door, very convenient if two couples are sharing. Recommend checking in daylight hours. The units in this complex look very much alike and the street and building numbers are not lit so it can be difficult to locate a specific unit, especially for the first time, in the dark. One other tip: Leave the porch light on if you are returning to the unit after dark so you can see the digital keypad to unlock the front door. Branson is a limitless pleasant playground of activities and we hope to return for another visit.

We traveled to Branson for many years and enjoyed Branson so much. We were able to enjoy Branson's activities and enjoy a relaxing time while renting condos here at Pointe Royale Golf Village. We bought our first condo in 2009, after retiring from our full-time jobs, for our personal use and to offer nightly rentals to other travelers. Our first unit has been enjoyed and appreciated by so many guests that we purchased the unit next door in 2013.

We have supplied almost everything one would need to prepare any meal. Many guests say they have never stayed anywhere where the unit is so stocked.
