Please make sure to put a leash on your pet if the pet will be outside of our property.

General Policies:
After securing your reservation we will send you a link to your personal boarding pass, which includes a rental agreement, verification, and the option to choose either a damage waiver or a security deposit. Once you have approved and signed the rental agreement you’ll have access to Check-in instructions and other important information about your stay.
Reservations are for accommodations only.
No guests under 25 without a parent or legal guardian. Additional guests pay a per-guest, per-day fee and must be under the total allowed by the Galveston City Ordinance.
The property does not operate as a venue--events and parties are strictly prohibited.
No smoking anywhere on the premises.
Swimming Pool wristbands will depend on the number of guests declared
Missing wristbands and key fob will incur charges ($100 for each wristband and $200 for the gray key FOB)
Guest count and pets will be monitored through our exterior security cameras, so please make sure to accurately disclose. Undisclosed additional guests will be charged $500 per night per additional guest. Undisclosed pets or additional pets will be charged $200 per night per pet
We know things can happen during your stay, and for this reason, we are happy to offer our guests options when it comes to damage protection. The first is a non-refundable "peace-of-mind" damage deposit of $73.83 per reservation. The second is a fully refundable damage deposit starting at $1000 per reservation.

Great stay, beautiful property!

My family and I love this resort. We had a really fun time and like all the activities the resort offers; not to mention, the beach right across the road. The communication from Black Opal and Brooks was great. The condo is really nice since you don't have to go outside to access it and it's one of the bigger condos on the property. I can't wait to stay again and would highly recommend this property!!

Great Resort / Condo OK

The resort is beautiful, and the location is great. Overall, we had a great stay. We had a condo and a suite at the hotel. The hotel could be considered luxurious, but the condo is average. It needs attention and updates. I purchased a couple of pans to use for cooking breakfast. We washed dishes before using them. We had 2 coffee cups, so I drank coffee out of a glass. There was an unpleasant smell upon arrival, not as noticeable when unit cooled down. There were a couple of dirty towels in the condo. The washer/dryer is not in the unit. They are in a common area, and you need coins. We had 2 vehicles but only one gray band to use in the garage and to gain entrance to the condo side. Later found out we could get another one from lock box down by the office, but we chose to just manage. Initial access code did not work. After leaving I received a message because we failed to take the bagged trash out of the unit and also said we caused damage to the Italian leather sofa. We were unaware of any damage. The furniture is far from luxurious but if we damaged it then we need to be responsible. We did leave the trash bagged by the trash can and we had several bags. I think I missed some communication outlining procedures. I include this because I think there was frustration both ways.
