Luxury Accommodations for 14 Guests Near Journeyman Distillery and More!
“Ashmoor” was originally built circa 1905 at 6 East Ash Street, where it remained in the McGawn family through the early 1960’s. The small estate was situated on 1/4 of an entire city block with beautifully landscaped and terraced gardens that included 2 ponds and a real wishing well. The home changed hands a few times during the next 40 years when in 2004, the home was lifted off its original stone foundation and moved to its present location (around the corner at 204 Oak Street.) The parcel was sub-divided into 3 smaller parcels with the home receiving the most land. At that time, the residence received major renovations and upgrades to the infrastructure and mechanical systems. Most all of the original trim, moldings, inlaid floors, pocket doors / French doors and fireplace have remained intact and compliment the current decor.
The current owners: Ron and Ken identified a need for overnight accommodations in the Village of Three Oaks and purchased the home in 2011 with the thoughts of establishing The Three Oaks Inn Bed and Breakfast. We continued where the prior owner left off and transformed the home into a boutique fine-lodging establishment. We offer our guests queen suites with private baths, fine furnishings and appointments. Our queen Sealy-Posturepedic Luxury-Plush bed sets offer quality bedding and linens for your comfort. The entire Inn has been appointed with fine furnishings and accessories from a mix of decorating styles and periods.
The Inn offers our guests tastefully furnished suites, each with a private bath, comfortable queen Sealy-Posturepedic Luxury-Plush bed sets which are made with crisp, quality bedding & linens. All rooms have been decorated and furnished with fine furniture & appointments. Your group will be the only guests on the property during your stay. The Innkeeper will always be available for questions, needs or recommendations.
Three Oaks Inn is an easy stroll to downtown Three Oaks attractions, galleries, shops, dining, winery/brewery, distillery and theaters. The Village of Three Oaks is just minutes from many area vineyards, beaches and everything HarborCountry & the surrounding Southwest Michigan area offers. There’s always something fun and interesting to enjoy year-round. We are a quick 30-minute drive to Notre Dame in South Bend, Indiana for our “Fighting Irish” fans.
Children are welcome when the entire inn is reserved by a single party. Pets cannot be accommodated.
There are 9 beds (4 queen, 3 full + 2 twin airbeds) and 1 portable crib. Twin airbeds must be requested at time of reservation and will be available for your group to place, inflate and make during your stay.
There are several outdoor security cameras on the property located at the front door/street, back door/garage, garage/parking area. These cameras will be disabled during your stay unless we receive any alerts from neighboring properties. In any case, the cameras are not aimed at any outdoor area where you will gather. Please feel free to ask us about this practice.

The house is beautiful. The accomodations were immaculate. Complete instructions, easy access, could not ask for anything more.Outdoor fireplace was great to sit around with family and friends.Close to Journeyman Distillery, which was the purpose of our visit.Great hosts!
We rented the entire Inn for Labor Day weekend for a family wedding, and it absolutely exceeded our expectations! Very clean and beautiful space. We needed to check in an hour early and the hosts were very accommodating. The weather was gorgeous and we spent the majority of our time on the front porch and the gorgeous side yard. We hope to make this an annual family (adult kids) trip!
Our group stayed in multiple houses in the area for a corporate retreat, and this one came away with raving reviews. Clean, had the majority of what was needed for their stay, and communication was impeccable. Highly recommend!
Beautiful Victorian style home in downtown Three Oaks. Charming decor, great home features down to every detail. Spacious, clean, well thought out for guest and excellent instructions provided throughout the home. Awesome outdoor space under pergola, with lots of seating, ceiling fans, and outdoor fireplace. Comfy front porch and picnic area too! Walking distance to park and downtown shops. Thoughtful and flexible owners. Our stay was incredible!
The house was great place to stay for a large group for the weekend in the summer around New Buffalo. We drove 10 minutes to the beach one day and rented a boat, with having a shuttle pick us up at the Josie and drive us around to the local wineries the next. Dinner at Journeyman, breakfast at Froehlichs, and pizza at Patellie’s were within a 5 minute walk. Cooking light meals and grilling outside at the house made the weekend perfect!
Our family stayed in this beautiful home for a family wedding near by. It was 14 of us and every single item we needed was here. Everything about this home was well thought out. Each room with its own beautifully well equipped bathroom was chefs kiss! Kitchen was also well equipped, so trust me you won’t need to bring anything from home. The front porch was amazing for morning coffee with plenty of seating for everyone to enjoy. The outdoor pergola with fireplace and roof with beautiful seating was a great place for late night cocktails and conversations! Parking was great. Easy access into the house. The biggest thing my family loved was that they didn’t ask us to do anything when departing except for throw towels in the bathtub (empty of course) and empty the trash in provided cans! They don’t expect you to pay a cleaning fee and then ask you to clean! Everything about this stay was amazing. We had 4 generations of family on this trip and we all LOVED IT!! 😍 🙏⭐️
Very impressed with the attention to detail. Appreciated the notes in areas that needed our attention (i.e recycling info). We were also impressed with all the lighting indoors and out, the music on the porch, the fireplaces and TVs in each bedroom.
Our family of 8 had a great time staying here. Beautiful inn that is very well maintained. The kitchen is very well stocked which made cooking a few meals at home a breeze during our extended stay. The third floor bedroom was a bit uncomfortable for the taller people but worked well for the kids. Thank you for opening your inn to us!
Lovely old home with all the amenities of a thoroughly modern home!
I just wish we could’ve stayed longer! It had a warm, classy, comfortable level that you don’t see very often. I loved it! Wanted to take up residence! Thanks for sharing your home!
We rented this beautiful home for a family reunion/vacation and it was perfect. Each of my adult siblings, and their family, had their own bedroom and bathroom. Everyone felt comfortable as the home has many gathering spots and is very clean. We spent a lot of time at different beaches just miles away. We loved all the little shops downtown that we walked to. We even used the school playground at night for the kids. The adults loved the outdoor fireplace patio- beautiful atmosphere! The kitchen had everything we needed. The host was very responsive and accommodating. All in all, a perfect 5stars in my book!
Great time. Weather could have been a little nicer. Owners very accommodating, and supplied many extras. Coffee pods, spices, natural gas grill, soap and conditioner. Only drawback is the stairwell, but must be expected with a vintage home.
We enjoyed our stay! The house was very clean and well equipped for our needs. Ron greeted us and was very nice to work with. We also enjoyed time eating at the picnic tables and relaxing at the patio.
Beautiful, well maintained home. Home owner was very responsive and easy to get in touch with.
My family and I had a great time staying at this property. We booked this listing through VRBO and didn’t really realize this was a bed and breakfast. Kitchen was very tight with 14 of us staying there and dining table was not large
enough for us all to dine together but we made it work and really enjoyed the the beautiful front porch and outdoor living space with fountain and fireplace. Very relaxing
Owners were great. House was clean and done up nicely! Many things in walking distance to do. We stayed for 3 days and it was the most comfortable 3 days with regards to beds and accommodations. Will definitely be back. Awesome place!
My family rented the entire house for 4 nights, and everyone was delighted by the character and comfortability of the house. It's one of the cleanest vacation rentals I've ever stayed in. The bedrooms were well appointed, and the kitchen had everything you'd need to cook. The kids loved the attic, and we all loved the outdoor seating areas. Ron and Ken kept in touch during our stay to make sure we had everything we needed. We would definitely recommend this home as a lovely place for a family/close friends to stay!

Quaint, clean and comfortable with delicious breakfast!
Our group of 5 adults and 6 children (ages 8 to 16) rented the whole Inn for an ND football weekend. The kids loved their own space in the upstairs sleeping alcloves while the adults enjoyed the second-floor bedrooms with private baths. The Innkeepers were terrific hosts and their home-made breakfast muffins, french toast and eggs were a great start to our weekend mornings. Just 35 minutes from the stadium, the comfort of the Inn was a nice break from the all-hours excitement of South Bend. The town of Three Oaks is lovely and a stop at Froehlichs bakery before you leave is a must.

We gather together (ages 9-77) and had a awesome weekend, great breakfasts, beautiful home, clean, nicely furnished. The cabana just outside the house was a great way to spend evenings with family. Our hosts, Ron & Ken, very accommodating to our needs. We came home with great memories to last a lifetime.

Why they chose this property
Wanting to open and establish a Bed & Breakfast since I was in my 20's, I found this property two decades later and said to myself: "this is it." We are more than a B&B as we also provide the entire home for group rentals. We do not stay on the property when your group rents the entire property and your group are the only guests during your stay. The house is decorated with very comfortable furnishings and fine appointments. It offers indoor and outdoor gathering spaces for your group to enjoy.
What makes this property unique
From the spacious covered front porch to the inviting rooms inside. Many of the original details and character remain intact, making Ashmoor the perfect house to operate my boutique B&B / vacation rental. The property is located just a block away from the downtown area of Three Oaks and is an easy walk to all of the shops, restaurants, distillery, theater, movie house, etc.
