THE SPACE:

This apartment is equipped with the following amenities:

- KING SIZE BED - The sleeping area is equipped with a super comfortable king size bed, with extra pillows and quality linens.

- FULL BATHROOM: The bathroom is a full bathroom with a walk-in shower, a separate toilet and a faucet with plenty of storage underneath.

- DRESSING: At the entrance of the apartment, you will find a large closet with plenty of storage available. You will find multiple drawers, and multiple hangers for you to organize your items during your stay.

- FULLY EQUIPPED KITCHEN: By the living room you will find a cool kitchen area with a bar and seats where you can hang out. All electrical appliances are provided such as a coffee machine, blender, toaster. We also provide all sorts of kitchen utensils so you can cook at home as convenient.

In the shared areas you will also find VIP amenities which you can use freely and as convenient during your stay:

- ROOFTOP OLYMPIC POOL: On the rooftop you will find a beautiful rooftop pool with olympic size where you can do lap swimming and also sunbath. This is the perfect space to unwind and take some sun. Plenty of sundecks are available on the rooftop space.

- VIP FITNESS CENTER: You will also have access to a brand new and fully equipped fitness center equipped with all the material you may need. You`ll find treadmills, bikes and all sorts of weights to train and get fit however you want.

LISTING ACCESS:

Our guests will have access to the entire apartment during their stay. This property is rented as a private standalone property and our guests will have its exclusive use.

The residence Palais Tulum also offers fantastic shared amenities such as a fitness center, multiple rooftop pools, and communal gardens. Parking spaces are available right in front of the residence for our guests. Reception during the day and night time security is present on site.

You can freely head to the town center or to the beach in a few minutes. Explore the rich cultural heritage of Tulum by visiting the nearby archaeological sites or visit some of the awesome cenotes spread across Tulum in just a few minutes.

BEACHES NEARBY - For those seeking leisure and relaxation, the pristine beaches of Tulum beckon you just a few minutes away. The Playa Mirador is a few minutes away, as well as Playa Paraiso which is now only available by car passing by the entrance of Tulum and via the Tulum ruins. We can send you plenty of options of beach clubs and restaurants where you can hang out for a beach day.

AWESOME FOOD OPTIONS - You can also indulge in gastronomic adventures at the vibrant local eateries and restaurants offering a fusion of traditional Mexican flavors and international delights. From mouthwatering street tacos to gourmet dining experiences, the culinary scene in Tulum is a treat for the senses. At night you will also find street food vendors just a few minutes away.

1) For easy access to Palais Tulum, please follow the directions on any navigation application. However avoid going through the small unpaved roads which take you all the way back. Palais Tulum is easily accessible from Coba Avenida, this is the most convenient and fastest path.

Respecting Our Home & Neighbors
Please enjoy the apartment or villa as if it were your own home. We work hard to maintain a beautiful, welcoming space for all guests.

No Parties or Events: To ensure a peaceful environment for everyone, parties, loud gatherings, and unauthorized events are not permitted. Please respect quiet hours after 10:00 PM.

No Smoking: Smoking is strictly prohibited inside the property, including bedrooms, bathrooms, and common areas. A USD 200 fee will be charged for any violation to cover professional deodorizing and deep cleaning.

Pet Policy: One small, well-behaved pet per group is welcome in select properties for a one-time fee of $100. Please notify us before arrival to ensure the building allows pets.

Property Management & Amenities
We operate as a dedicated property management team focused on guest comfort.

Building Amenities: Gyms, pools, elevators, and other shared amenities are managed by the building administration. If anything becomes temporarily unavailable, we’ll keep you updated and help coordinate with building staff as needed.

About Tulum’s Infrastructure: Part of Tulum’s charm is that it’s a growing eco-destination. At times, local utility providers (electricity, water, internet) may have brief service interruptions. If anything occurs, our team is always here to support you and will keep you informed throughout the resolution.

A Taste of Tulum: Tulum is a tropical environment surrounded by nature. We maintain a strict cleaning and fumigation schedule, though harmless local wildlife such as geckos or ants may occasionally be seen. Some access roads may be unpaved, which is part of the local charm.

Cleaning, Linen & Care
We want your stay to be fresh and comfortable. Standard cleaning is provided every 7 days, with linen changes every 15 days. Additional services are available upon request. Towel change is $8. Extra cleaning with linen change is available at the following rates: Studio/1BR $25, 2BR $30, 3BR $40.

Furniture Care: Please use beach towels after the pool or beach, and avoid sitting on indoor furniture while wet or covered in sunscreen or oils.
Damage Notice: Guests are responsible for fees related to repairing or professionally cleaning items damaged or heavily stained during the stay.
