Our townhome is fully renovated with a mountain contemporary vibe 3-story 4BR/4.5BA conveniently located in the heart of lower Deer Valley. Sleeps 8 guests in private bedrooms & private baths, an additional 2 on a trundle. ~Chef's Kitchen.
Free Ski Shuttle to/from Deer Valley Ski Resort and chair lifts. Less than 1 mile is Park City Main Street & Ski Resort, restaurants, bars, ice-rink, & shopping.
You will enjoy this mountain renovated contemporary mountain vibe 3-story townhome in the Pinnacle complex in the heart of lower Deer Valley, close to shops, and restaurants, including the FREE Ski Shuttle (to and from our townhome to the Deer Valley Snowpark base chair lift) and resort, there the free city bus is available to take you to other areas of the city. 5-minute drive to Park City Main Street and Park City ski resort base facility.
You will enter the townhome on the ground floor which has direct access from the outside parking area for 3 vehicles.
~The first floor is a Game Rec room with an 85-inch TV, Bar, Hot Tub, Pool / Ping Pong table, and private bedroom with a Queen bed, 1 full en-suite bath, USB plugs, walk-in closet, TV, and couch.
~The second floor consists of vaulted ceilings with views, a Chef Kitchen, dining with seating for 8 and 3 seats at the kitchen island, outside BBQ deck access, seating couch, laundry, 1/2 bath, and a private bedroom with a King bed, 1 full en-suite bath, dresser/hanging area, USB plugs, TV, and couch with views.
~The Kitchen has Wolf, Sub-Zero, Kitchen Aid, and Bosch appliances for you to enjoy and cook all the meals you like. Refrigerator/freezer with water and ice dispenser, dishwasher, built-in microwave, oven/stove with hood, dishware, glasses, wine glasses, baking pans, cookware, utensils, crock pot, serving bowls, toaster, blender, Miele and standard coffee makers, and spices.
Adjacently located to the kitchen is our Family Room, with seating for 10, a trundle bed, TV, gas fireplace, and additional deck access.
~The third floor consists of a seating/view area with 2 private master bedrooms with King beds, each with an en-suite full bath, dresser, USB plugs, TV, and seating area. One master has a walk-in closet, one has a dresser/hanging area. One master has a gas fireplace. Both have incredible views of the Deer Valley ski resort.
~We have a local property manager for check-in and out. We will email details upon booking. ~High-speed internet ~Parking for up to 3 cars (2 large, one small) ~Front door is monitored by an outside security camera. ~We supply bath towels, hot tub towels, toilet paper, dish soap, dishwasher pods, and trash bags for your convenience. ~We do not allow pets, but verified service animals are ok. If it is discovered that your animal has violated VRBO policy, then the guest will be asked to vacate the property without a refund. No exceptions! The animal is required to be under the owner's control at all times and may not be left alone in our townhome. They must be leashed on the premises at all times. ~We do not allow smoking of any kind, inside or outside (within 30 feet) of our townhome. If it is discovered that smoking is or has occurred, then the guest will be asked to vacate the property without a refund and fines will be assessed. No exceptions! ~We require that ID be provided for anyone above 18 years of age and a private rental agreement adhering to Utah tenant laws be signed before entering the property. ~Please note that this is not a hotel. Concierge, Housekeeping, towels, and additional services and supplies are not supplied daily. Stays over 7 days require additional housekeeping at a charge.

The property is lovely and very convenient to Main Street. I appreciated the clear instructions inside the home. There was a misunderstanding about the rental agreement which lead to the owner calling after midnight, but I assume that he'd forgotten the time difference. Once that was resolved, the amenities were as listed and we had a good time. This was a work trip and I appreciated that there were quiet spaces for me to work while the other guests conversed.
A very nice property. Large kitchen/dining & family room with big screen tv, pool table & bar were favorites. Plenty of room to be together or separate. We had 3 adult couples & 2 children. Location was great. Easy walk to Deer Valley center & to Main St Park City. Unfortunately, no snow this time, so no skiing. Some quirks, as usual, when renting. Found a bit disconcerting that owner sent long list of rules & required ID’s just days prior to arrival. Emphasized that he & family lived there & that we should be very careful with several things. Even though we had a lovely stay, & we’re always respectful when renting, not really sure this owner is comfortable with renting his property.

Learn from my experience - Contract Issue: Consistent with other recent renters, the owner sent an extensive supplemental agreement for electronic execution just 24 hours before arrival while we were in transit—long after the cancellation window closed. The “agreement” is primarily a litany of rules and associated ramifications if they are violated. The timing of receipt felt like a "hot box" tactic to prevent any questioning of terms with limited options available for dissent. Would suggest you request the fully completed “Docusign” version for execution well in advance of the cancellation window. Occupancy & Threats: Unlike most VRBO properties I have booked, this property does not charge a flat rate for the house rather there is a “per person” component. When I disclosed an increase from 6 to 9 guests prior to signing the agreement (below the max occupancy of 10), the owner refused to update the contract, then used the discrepancy to involve VRBO and the Park City Police to threaten us with eviction on our first day while simultaneously charging a 3,100 surcharge for “extra occupants”—nearly triple the standard rate difference (you can verify but the normal difference for 9 vs. 6 occupants for this property on VRBO for a one week rental period regardless if it is one week in advance or a year in advance is around 1k to 1.3k) - predatory IMO. With VRBO review limits I cant provide the real pros of the property nor many additional negs. Save stress and book elsewhere

The agreement you received is the same rental agreement that is provided to every guest and is also the same agreement you reviewed when you made the reservation. It simply outlines the house rules and policies so that expectations are clear for both parties.
Your reservation was originally made for fewer guests than the number of people you later wanted to have stay at the property. As noted in the listing and rental agreement, our property is priced with a per-person component, and the reservation must accurately reflect the number of guests staying at the home. While the home can accommodate up to 10 guests, the booking must still match the actual occupancy.
When the discrepancy was brought up, we asked that the reservation be updated to comply with the house rules and occupancy terms outlined in the agreement. Unfortunately, you declined to comply with those rules, which required us to involve VRBO to address the situation according to their policies.
Our goal is always to provide a great experience for guests while ensuring the property rules and booking terms are followed consistently for everyone.

Great home for our family Christmas trip to the slopes!!
This home was wonderful for our family Christmas trip. It was very spacious and well equipped to meet everyone’s needs.
It was close to the slopes and convenient for our trips out to ski. The owner and property manager was efficient and kind. We would happily recommend this home to others. We appreciate the owners sharing their home with our family.
This townhouse was perfect for our two families. The view and light from the windows was amazing. Our families took the convenient shuttle to Deer Valley daily to ski. The game room was perfect for games, movies and drinks. The jacuzzi was clean and perfect for after skiing relaxation. The kitchen was well stocked for all our cooking needs, btw one of our guests is a chef.

Upscale roomy townhouse between park city and deer valley - we chose this location because some of us snow Baord and some of us don’t - we had easy access to both ski resorts - and very near to all the restaurants and shops in park city - as well as the grocery - plenty of space to stretch out and well equipped kitchen and game room ! The owners were very pleasant ! We will be back !!

Beautiful, modern property, convenient to Deer Valley
This is the second time we've stayed at this property. It's stylish, well furnished, well-maintained and has high end appliances and amenities. It was extremely comfortable for two families and a nanny. Getting to Deer Valley is extremely easy as there is a shuttle you can call for pickup. Extra bonuses include the boot warmer downstairs, the Miele espresso machine and Instant Pot! Perfect for post-ski meals.

We came to Deer Valley with another family for spring break. This location is perfect for skiing at Deer Valley. The shuttle service through the deer valley app comes right outside the front door of the unit and drops you to the base. The house was beautiful and had everything we needed for our two families. Well stocked with toilet paper and basic cooking supplies. The owner was communicative and kind. We had a wonderful time once again at Deer Valley!

The condo was perfect for 2 families for a Deer Valley ski trip. The location was great with easy access to Snow Park Lodge via the Deer Valley shuttle with an easy app to use. We never had to wait longer than 10 minutes for ride, even at prime time. The beds were comfortable, and the kids all had plenty of space in their own bedrooms and bathrooms. The kitchen was well stocked and the coffee machine was a great touch.We had one issue with the hot tub, but it was resolved quickly after a quick phone call and we were still able to use it the same day. We had a great stay and already thinking about returning next season for a repeat trip. The only concern for someone would be if you have an allergy to dogs. There is some dog hair throughout the property from the owners’ dog.

As for the dog hair, our professional housekeepers finished only moments before your arrival and had we known sooner, we could have had them return to address any concerns. They are nearly always very thorough.

This was the perfect house for our stay during Sundance '25. It was beautifully appointed, even better than the pictures and very comfortable for all 10 guests. There are alot of levels and space for everyone to spread out and not feel on top of eachother. The kitchen was well equipped and the primary bedroom's mattress was very firm and comfortable. All of our guests felt very comfortable and enjoyed the home immensely. We are film producers and hosted some of our cast and crew. The location was perfectly located to quickly and easily access Main Street. When it snowed, the community worked 24/7 to clear the roads almost immediately. John was very informative and attentive. Overall, this was an amazing house for us! We look forward to coming back!

The property was first class with spacious rooms, great views and light, and comfortable beds. The kitchen was large and had all the needed utensils and cooking equipment that made cooking fun and easy. The great room was comfortable and we used the pool and ping pong table often.
The location was excellent - easy walking distance to town or to the Deer Valley ski resort. There is a shuttle that arrives quickly that goes to the base of Deer Valley making it easy, quick and convenient to ski there.
John was very receptive and easy to work with on any issues or concerns.
The vacation was a wonderful friends and family experience that we will remember for a long time.

Great location, nice property, not good for families with small children
Host had several terms in a four page contract that were not listed or mischaracterized in the listing. Sent contract 5 days before arrival and after I was no longer eligible for a refund. Host checked us in personally for nearly 30 minutes when we arrived late due to a flight delay and needed to get small children to bed. Properly layout and furniture is not good for toddler to infants (glass table, white cloth chairs, no shoes inside and multiple levels of wood floors aren’t exactly safe to walk around in socks carrying an infant). Great location and nice property but not very family friendly.

Making your reservation in October 2024 for your stay in February 2025, Adam, our property includes photos, 3D virtual tour, description, and rules/policies are available for your review before booking, after, and during the cancelation period. Stated clearly in the rules/policies is a copy of the rental contract which must be signed, as well as providing IDs for all adults staying in the home before or at check-in, no shoe policy, and that our home is not child-proof. The home is as represented.
We never request for IDs to be sent through email or any unsecured method. Afterward being presented with the rental agreement, you informed us about additions to the number of people staying in the rental and your desire to host additional guests. We approved all changes and revised the rental agreement for your signature, without any added fees.
Our check-in process ensures the safety and comfort of our guests by providing them with information about the location of mechanical locations, amenities, and answering any questions they may have.
In regards to your review, it brings attention to previously disclosed aspects, but presents them in a negative way. Our home has accommodated numerous families throughout its years. We aim for effective and transparent communication before and during your stay. We sincerely apologize for any inconvenience you may have encountered.

Amazing Home!
This house was amazing! Perfect for a group of 8 adult! We had plenty of room to spread out and relax! All the bedrooms were well equip and we loved that each bedroom had an attached bath! Kitchen was one of the best spaces!!! IT had EVERYTHING a cook could want! We had so much fun cooking here and there were all 8 of us in the kitchen at one time and we were never bumping into each other!! Kitchen was really well stocked with all the tools you need. All the outdoor space was really nice and the guys LOVED the pool table!
John was an amazing host and gave us all kinds of information on things to do and see in the area.
Definitely would stay here again and will highly recommend this property to anyone staying in Park City.

Thanks for taking time to review our property following your recent stay at our home in Park City. We too are "inspired" by the surrounding mountains, and our "uphill" condo's slightly elevated resort base & mountain view's from our stairwells...
We provide a significant number of handy household items and supplies, including soaps, paper, cleaning products, etc. for a variety of common uses. We continually invest in more household comforts, convenience items, appliances, kitchen tools, entertainment, etc.
Our beds are all fairly new (several from Casper...) and considerably different from each other in terms of firmness. We apologize if you prefer a softer mattress. Please note that there is a full sized walk in closet in one of the 2 master bedrooms. Guests frequently elect to share the closet between the 2 masters if they need "long hang" or additional space. We sincerely hope you enjoyed your trip to Deer Valley. Stay SAFE and have a beautiful day.

Great Location
Beautifully decorated home. A lot of extra touches. Unfortunately we had a lot glitches. For example 2 ice makers neither of which worked causing us to have to drive down to the grocery store to get ice. A lot of the audio visual equipment was essentially non functional making it difficult to impossible to stream movies etc. Outside of the inconveniences, the home was great and the owner was very responsive.

It appears that the water supply line to the refrigerator, located on a north-facing exterior wall, may have frozen due to the prolonged single-digit temperatures and the high snowpack. We have taken note of this issue and will arrange to resolve it in the off-season when the exterior remodel project resumes. Had we been aware, delivery of ice could have been facilitated or availability during grocery shopping could have been arranged.
Comcast states that the service in the area, providing 200 Mbps Download and 10 Mbps Upload, might have been hindered by prolonged single-digit temperatures, record snowfall, and moisture at the MPOE distribution pedestals, resulting in decreased bandwidth throughput but not total loss of Internet connectivity. We are very sorry that this affected your experience. We will open a ticket with Comcast. We would have opened a ticket if we had known this during your stay.
Beautiful multi level home in the middle of Deer Valley. We traveled with another family and there was plenty of space for everyone. Owners have outfitted the home with everything, kitchen is large and has every cooking utensil / pan you would need. Bedrooms were all very spacious and comfortable. Game room was a hit with the kids for pool, ping pong and movies. We used the spa almost every day! Owners and property manager were responsive to a couple small issues that needed to be addressed during our week. The home has five levels and it is easy to move around but may not be a good fit for families with toddlers due to the amount of stairs.
A few items to note, no shoes in the home but it was not an issue with our group. FYI, owner has their own rental agreement they sent over a day or two before check in which we weren’t expecting but makes sense with such a beautiful property.
Overall would recommend this property, it is beautiful, comfortable and in a great location!

Beautiful Home
Stayed with family and friends over spring break. The home is very beautiful and the photos of the kitchen don’t do it justice. The kitchen was so phenomenal we enjoyed making meals together. The owner is very particular about everything that although we are very responsible and used things with caution, we were so overwhelmed by it that it caused anxiety. There weren’t enough towels so we felt that was a little skimpy. The master bed and pillows were so hard and uncomfortable, I had trouble sleeping. Master shower was really great. One of the other bedrooms had a little stain on the comforter. The owner requested no shoes which we abided by and even offered treaded socks which we didn’t use. The stairs can be a little slick and I would not recommend it for young children. Overall however, the home was well appointed and had plenty of room for our needs. The boot warmer was a nice added plus. Thank you!

Thank you for the review. We have added anti-slip strips to the stains now and have anti slip booties in the entryway for your convenience. The mattresses have all been replaced in 2019.

Our son Taylor is a fabulous chef & is currently working on his Masters Degree in Medicine, while daughter Victoria is currently focused on Cosmetology and just being amazing...for now....

We bought this property to enjoy the awesome views and ease of access to all Park City has to offer. We completely gutted, remodeled and decorated the property in 2015. You won't find a fresher rental unit.
