We felt very comfortable in the house, it has everything we needed. The only thing I would add is an electric kettle. It is a very comfortable house, very well located and with a very nice backyard. The owners are very nice. Highly recommended.

Location location location

We enjoyed our stay at Gulf Breeze. The house is in a perfect spot, a quiet residential area within close distance of Vanderbilt and Barefoot and Delnor Wiggins beaches. Pleasant area for morning walks and having a relaxing beverage at the end of the day. Kitchen facilities were pretty good, with a convection stovetop (which we never used) and a big refrigerator. And Joseph was a gracious host. Would definitely stay again.

North Naples - Vanderbilt Beach house

The house is in a great location. The layout is a little chopped up and it was not clearly disclosed to us that the owner was on site (upstairs unit) or that the yard with table was shared. Otherwise great stay and nice house.

Thanks for the review. Please note that the home has 2 fully private yards. They are the front and and side yard which are fully fenced. The third yard in the back home is the a shared backyard. Check in and communication with property manager was great

I had read reviews so I new it was a shared property and had no problems with renters in the other units. It's about a 20 minute walk to Vanderbuilt beach.

Nice but...

The house is nice. However, the picture is from the back of the house so when we were looking for it in the dark, it was very difficult to find. Also, it would be very difficult to sleep 8 people as there are two "official" bedrooms, one room adjacent to a bedroom with a murphy bed and one pull out couch in the living room. Finally, we had no hot water for the shower.

Thanks for the nice comments and positive rating of the home. The house is properly lighted. Just don't forget to turn on the exterior light switch. The home is a full 3 bedroom with 2 king size beds and a queen size Murphy bed. Also, the living room has a queen size pull out bed. The house is very well described and supported with pictures on VRBO. Furthermore, the backyard has a night sensitive and motion detection light. The hot water is a quick fix. The home has 2 hot water heaters. A simple phone call or text could address any issue.

Misleading Unit Description

My sister and I rented Gulf Breeze from 2/18/25-3/4/25. Renters should be aware that the pictures, narrative and list of amenities are misleading. Gulf Breeze is made up of several different units and some of the salient features listed did not actually pertain to our unit. The unit is listed as including a king bed, twin beds and a bathroom and a half. This was not the case. The two bedroom unit that we rented included a king bedroom and a second bedroom with a pull down murphy bed (not comfortable for a two week stay). Instead of a bathroom and a half both bedrooms had access doors to the same full bathroom. In the pictures the unit's kitchen/dining area is shown to be adjacent to a living room area. However, the living room area depicted was closed off in our unit and our living area consisted of only a love seat located 4 feet from the kitchen sink! Amenities included an oven, there was no oven! A grill was shown in the pictures but it is a shared grill between three units and although we were offered it's use it looked as if it had not been cleaned in a long time. Having the fenced in yard was nice and the outdoor patio was pleasant but not kept in tidy condition. The neighborhood was quiet and seemed safe. We discussed these discrepancies with Joseph Bormann's, the host and he seemed to understand why we could have expected something different. He offered us a bottle of wine or champagne to ease our disappointment but could not change our rental arrangement.

Your rental unit was accurately described as having a king-size bed in one bedroom and a queen-size Murphy bed in the second bedroom. The Murphy bed was chosen to optimize space and provide flexibility for guests who may want to use the room as an office. Additionally, the unit includes a Jack and Jill full bathroom, allowing both bedrooms convenient access. The kitchen, bedrooms, bathroom, and dining area are depicted accurately in the listing photos, and the living area is shown as it is. The listing also specifies an oven, which refers to the microwave oven that has baking capabilities, offering the functionality of a regular oven. Grills are available for guests and are managed upon request. We always strive to provide a comfortable and enjoyable stay for all our guests. While we regret that your experience did not fully meet your expectations, we take all feedback seriously and continuously work to enhance our offerings. Unique home

This vrbo has 3 residency units in one home. We stayed in the bigger unit for 16 days. The furniture is eclectic and well used- it is dog friendly. All the appliances work well. The wifi was off for a few days, but we survived. The grills outside did not work, and the bikes on the front porch are broken. We had a pool table in the front room that was nice, also there is a slot machine and pacman game that one needs quarters and nickels to play. The location is about 1 and a half miles to the beach

New Years Eve Weekend

Overall we had a nice stay. Joseph was very responsive to our calls. The home is lovely with 2 kitchens. He did come over on a holiday when the dish washer wasn’t working. We did need to clean the grill and go buy propane. Joseph did say he would repay us. Location is about a mile to beach but parking was easy.

Relaxing getaway

This home was a nice getaway in a quiet neighborhood. We enjoyed our short time in Naples and will return sometime in near future. Really liked returning to the lanai and back patio after a day of visiting family.

Mixed feelings about this property

I've stayed at HomeAway properties many times in the past, but this one was different. They've taken what was a house at one point in time and carved it up into multiple units. If the person renting had control over all three of the units (two on main level and one upstairs), then it would probably have been a better arrangement, but noise from the neighbors made it pretty rough. We had the entire downstairs unit so we didn't have to worry about that, but there was a family with kids above us and every morning they would wake us up at 9 with what sounded like elephants stomping and running across the ceiling above our bedroom. I would send the property manager a message every day, and he said he talked to them, but it never fixed the issue. He said that the "treehouse" upstairs is "highly sought after" so be prepared to deal with this if you stay there. Understand that if you book the lower level, it is more like staying at a hotel, where you have noise from the neighbors intruding on your stay. The above aside, the house was pretty nice and well furnished. The oven was broken so we didn't do much cooking there. There were a few things like missing blinds/curtains that the property manager said was a result of the hurricane and they just hadn't prioritized fixing. Weird setups with the TV where you had to tell it to show you movies before you could see TV shows. Strange stuff like that. Also, I'm not sure if it's a Florida thing, but we had several issues with insects while we were there. Lots of roaches and there were ants coming up out of the floor in one of the bathrooms. Most of the other options that would have fit my family were booked while we were in Naples due to Spring Break, so we made due with this place. It wasn't bad, per se, but it didn't compare to many of our other HomeAway experiences either. That's why I gave it 3 stars.

Thank you for the positive comments about the home. It is unfortunate that the Children in the Treehouse were making noises in the morning. Apparently the children were enjoying there vacation at the Treehouse. Although I talked to the tenant a few times. He assured me that he would manage his children. The home is multifamily and can be rented as a whole with the Treehouse as a guesthouse or mother in law suite or separately. This split home configuration has never been reported as an inconvenience. On the contrary it has always been a positive add-on to the home, and sought after with traveling families. The description of the home is advertised as an Estate and the lodging combination are very well described. The home the way you rented has 2 fully equipped kitchens with 2 Smart TV's with 1 in the living room and another on the Veranda. The home has 2 ovens and stoves, 2 refrigerators and 2 washers and dryers. All appliances were in working condition. The home has a full Pest Control program with Terminix. Bugs are for some reason always nuisance in the Tropical climate of Florida!

Lack of honesty

Good parts were: the house is close to beach and is spacious. But when we reached home in the evening we realized that both cooking range and grill was not working. Being on vacation we were planning to grill for the dinner. Then the assistant of the homeowner came to check and he mentioned that the cooking range was not working for long time and need to be repaired. When we called the owner about this he initially was telling that there are two microwave ovens and tabletop ovens. That is not what we wanted. So he agreed that we buy a tabletop grill and he will reimburse for that. In the middle of the night we had to go to store and bought one (cost was $74). When we were leaving, we asked about reimbursement and he mentioned he will only reimburse half the price, which was total lack of honesty. We felt bad about that. He had also mentioned he will get the grill ready by next day with technician. No technician showed up even the next day. We enjoyed our stay in Naples . But this lack of honesty was totally unexpected. Also the fact that the owner did not bother to take care of basic cooking appliance for several months was also sad.

Thank your for emphasizing the large home The home is equipped with 3 ovens. The oven in the kitchen was defective, but the cooktop was operational. However, there were 2 other ovens and cooktops in the home were all operational! Not to mention that the home is equipped with 2 fully equipped kitchen, 2 sets of everything e.g 2 refrigerators and 2 washer & dryers and more. It was also disheartening that you want me to pay for a grill and then you leave the home with it to keep it! The home is fully equipped to accommodate 8 guests. You showed up with a party of 16 people! The home is large and very well equipped but not set to welcome a party of 16 people. The lack in honesty in not relaying the amount of people in your party his a breach of contract and an extreme way of deception in order to gain a Rental vacation Home.
