There's a sign at the end of the road that says Private Beach Access — and it's yours.
Less than a block from Sixteen Sandals, a gated private beach access gives your group direct, uncrowded entry to the Surf City shoreline. No fighting for public parking. No hauling gear past strangers. Just your family, the sand, and the Atlantic — with a three-minute walk back to one of the most thoughtfully equipped beach houses on Topsail Island.
Sixteen Sandals is a three-floor, four-bedroom home in the heart of Surf City — sleeping up to ten, with an elevator connecting every level, sound views from multiple decks, and the kind of details that show someone actually thought about what families need: a whale-themed bunk room that kids immediately claim as their own, a Nespresso and coffee bar setup that adults claim just as fast, seating for eight at the dining table (and 4 at the counter), eight parking spots, and a cornhole set waiting under the string lights on the ground floor patio.
The sound shimmers from the third floor front deck. The ocean breeze finds the second floor. The swing is moving. Sixteen Sandals is what a family beach trip is supposed to look like.
The Space: Sixteen Sandals is designed from the ground up for the kind of trip that fills a group chat for months afterward.
Ground floor: A covered patio with string lights, wicker lounge seating, cornhole, and a kids' swing — the spot where evenings begin after dinner and nobody goes inside until someone finally calls it. An outdoor shower handles the salt and sand. The elevator starts here too, making arrival with luggage, groceries, or anyone with mobility considerations completely effortless.
Second floor: The heart of the home — open-plan living, dining, and a fully equipped kitchen with granite countertops, stainless appliances, and a coffee bar stocked with a Nespresso Vertuo, French press, and drip setup. The dining table seats eight comfortably (ten cozily), with a granite bar adding four more seats. A sectional sofa with a game-table ottoman, Smart Roku TV, and a full library of cards, games, puzzles, and books makes rainy days feel like a bonus. The second floor King Beachcomber bedroom has its own access to the shady back deck — perfect for the light sleepers who need their own quiet corner. A hall bathroom with double vanity serves this level.
Third floor: The crown level. The King Heron Suite anchors this floor — a proper master with walk-in closet, private en-suite bath, sitting area, and direct access to the third floor back deck for morning sun and solitude. A Coral Queen bedroom and a whale-themed bunk room (double over double) share access to the third floor front deck, where the sound stretches out in both directions and the ocean breeze finds you regardless of the time of day. A hall bath with tub and shower serves this level. Washer and dryer on this floor — no hauling laundry up and down.
Outside: Three distinct deck experiences, a ground-floor entertainment patio, private beach access less than a block away, a community canal dock 200 feet from the front door for SUP or kayak launch, electric golf cart charger on site, and parking for eight vehicles.

Sixteen Sandals was very lovely. I appreciate all of the extra comforts of home that they had on hand for us to use. The property was in a great location and convenient to local stores. The owners were easy to get in touch with and super responsive.
The check in process was super easy and the location was amazing! The home was clean and well stocked with extras. The neighborhood was quiet and the home was an easy walk to and from the beach! The beach towels, chairs, and cart provided for the beach made everything feel so effortless. The hosts were easy to reach when needed, and super friendly.
We are looking forward to booking again!

Why they chose this property
Sixteen Sandals was built for families who want to actually be together — and still have enough space that everyone can breathe. Four bedrooms across three floors means the adults have their domain and the kids have theirs. The elevator means grandparents don't have to think twice about booking. The private beach access means the whole group can walk to the sand in three minutes without touching a public parking lot. And the ground-floor patio under the string lights — the cornhole set up, and the swing moving — is where the memories actually get made. The details here are the point. Someone stocked a Nespresso bar for the coffee people and a French press for the purists. Someone put a whale on every surface in the bunk room because kids deserve a room that feels like theirs. Someone added a community canal dock 200 feet away for the paddleboard people and a golf cart charger for the guests who arrive in style. Eight parking spots, because family trips travel heavy. Sixteen Sandals is a cherished family home. It shows in every small thing — and in the big ones too.
What makes this property unique
Private beach access less than a block away — no public lots, no crowds, just your group and the sand. An elevator connecting all three floors makes this home genuinely accessible for every age and every ability. Sound views from multiple decks give you water on both sides of the day — ocean breeze in front, Intracoastal shimmer behind. A beach buggy, chairs, and towels are all provided so you roll to the sand fully equipped. The whale bunk room delights every child who walks through the door. Seating for eight (and 4 more at the counter), eight parking spots, a Nespresso bar, a community canal dock 200 feet away, and a golf cart charger on site. Sixteen Sandals thinks of everything — so you don't have to.
