[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •No pets permitted in this unit due to owner allergies. • Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative. • Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

It was everything we were hoping for. Peaceful and great location. The beach access was perfect and just a few steps away. Will want to stay there again next time we are in the area!
ABSOLUTELY AMAZING!! Perfect Location everything was either walking distance or a short drive away. The Unit was beautifully organized, clean and efficient.

My husband and I stayed here with our oldest kid back in October of 2022. We enjoyed it so much we came back this April for a short kid-free getaway. Place was exactly as last time! Ground level, easy entry, clean room, etc. We enjoyed our short trip! The fish biting was a bonus!
The email for check in was never received but I was able to get in touch with the owners fairly quickly and everything was resolved. We have stayed at this location twice now, in different units, will definitely stay again!

Why they chose this property
This is a Brand New First floor unit built in May, 2015. It is located on the Ocean side of the building and boasts a Dunes View as seen from the pictures. It's truly beachfront, it's affordable, the people are very friendly, and the Location is Fantastic! This beach condo has everything you need to make your summer vacation, or your weekend get-away a memorable experience.
This property is a hidden gem that many people just don't know about! The truth is that many owners want to keep this piece of private beach a secret.
The setting is amazing. Enjoy our charcoal grills, and have dinner with your family on our brand new picnic tables. You can enjoy the sunny outdoors, while listening to the sound of waves breaking on the shore, and the aromatic aroma of sea salt in the air!
What makes this property unique
You just can't beat rolling out of bed, and in a few steps planting your feet into the warm, soft Atlantic Beach sand! Staying on the beach is the way to go! There is no need to worry about crossing busy roads, or paying for parking, etc..
And for those of you with kids, well there are many activities for them as well. There is a large green lawn area, so if they get tired of playing on the beach, they can kick the soccer ball, play horseshoes, or whatever activity sparks their interest. Atlantic Beach just opened a wonderful beach park with a miniature golf course and many other activities.
So regardless if you are vacationing for a week, or getting away for the weekend, come stay at my place, and please make it your own! I know you are going to have a fantastic time!
