⚠️ This is a gated community requiring us to submit guest's info THREE (3) DAYS prior to arrival.
⚠️ Any changes to reservation details including number of occupants, additional vehicle, swapping of vehicle, and additional guests cannot be made within THREE (3) DAYS of arrival date as HOA is very strict on this. (No exemptions)

⚠️ HOA late fee will apply if registration is not completed at least THREE (3) DAYS prior to arrival
⚠️ The main renter will receive a Renter Welcome Infosheet from ACLA which provides an overview of the rules and regulations, trash and recycling center, amenities, map, and local recommendations.
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.
⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.
⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee).
⚠️ Guests are responsible for properly disposing of all trash before checkout. A $5 per bag disposal fee may apply for trash left behind. If you're checking out on a day the community compactor is closed, please plan ahead and take the bulk of your trash to the compactor the day before while it is open.

‼️ Important Notes
📌Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled.
📌A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance.

🌙 Important HOA Rule – Outdoor String Lights
To maintain the peace and quiet of the neighborhood, all outdoor lights and string lights must be turned off by 11 PM. This is a new policy implemented by the HOA, and violations may result in a $300 fine, which we would unfortunately need to pass on to guests if applicable. We appreciate your understanding and cooperation in helping us keep good standing in the community!

◾For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.
◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
