Welcome to your waterfront home base in Highland Lakes. This spacious house sleeps up to 24 and sits directly on the river feeding into Lake LBJ—perfect for easy days on the water and exploring Kingsland and Burnet County.



The Space:

Designed for groups, this 6-bedroom, 4.5-bath house offers plenty of room to spread out and come together. Inside, you’ll find comfortable gathering areas plus a bunk/media room with a Smart TV and shuffleboard for game nights. A laptop-friendly workspace and WiFi make it simple to stay connected. Step outside to enjoy a grassy yard, an outdoor BBQ grill, and direct waterfront access with a covered floating deck. Two sets of washers and dryers and a second refrigerator make longer stays and large groups even easier.

• Bedroom 4: One queen bed; plus one full bed and one twin bed in bunk format

• Bedroom 5: One standalone twin bed; plus one full bed and one twin bed in bunk format

• Bedroom 6: Queen bed, patio access, ensuite bathroom with single vanity and walk-in shower

Bathrooms:

• Ensuite for Bedroom 1: Two separate full bathrooms, each with dual vanities and walk-in showers

• Ensuite for Bedroom 6: Full bathroom with single vanity and walk-in shower

• Hall Bathroom: Full bathroom with dual vanity and shower/tub combo

Important Things to Note

• Pet policy: We’re happy to welcome your furry friends! Up to 5 pets are allowed per stay. An additional fee of $75 per pet applies. If you are provided the option, please include your pet(s) in the guest count at booking. If this is not an option, please reach out to our Guest Experience team prior to your stay to add your pet(s) and ensure the fee is processed.

• Parking: Driveway parking for up to 8 vehicles.

• Boating: Boats and jet skis may be tied off the sides of the covered floating deck at the waterfront.

• Laundry & Storage: There are two sets of washers and dryers, plus a second refrigerator in the home.

• Photos: Chair cushions shown in photos are not available at this time.

• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.

• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!

• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.

• Salt, pepper, and cooking oil are not provided unless otherwise noted.
