BEDROOM LAYOUT
The main level king suite showcases natural light, and access directly to the deck. This room has a connecting bath and walk in closet.
The second bedroom on the main level has a king bed, TV, ceiling fan, and access to a full bathroom down the hall.
Upstairs has a queen bedroom, TV, ceiling fan, and an adjacent half bath.
The lower level has a queen bedroom, with a TV, ceiling fan, and access to a full bathroom down the hall.
The second bedroom on the lower level has a welcoming twin over full bunk room thoughtfully designed including a children's bookshelf full of fun reading for the little ones down time.

Entertainment abounds! The lower level entertainment room has abundant comfortable seating, a large mounted TV, foosball, jenga, wall tic-tac-toe, games, books, and a card table for fun! In total, Mossy Rock Retreat is equipped with seven TVs, Wi-Fi throughout and plenty of every day comforts, including central heating and air to accommodate for all seasons.

Enjoy the great outdoors in style! The covered porch features the hot tub, outdoor TV, and plenty of space for lounging or dining al fresco. Just a few steps down from the hot tub, gather around the firepit with friends and family for stargazing, roasting marshmallows, or sharing stories by the warmth of the fire.

For those seeking additional amenities, guests have the option to purchase a temporary membership to the prestigious Beech Mountain Club. Guests will have access (with payment of a transfer fee) to Beech Mountain Club, located just a short distance from the home. Guests can enjoy access to private restaurants & events, professional tennis, a fitness center, pickleball courts, and a heated pool to name just a few amenities. Guest passes must be requested (Sports-level membership is available) and the transfer fee must be paid by Guest in advance to the Beech Mountain Club directly. Additionally, the Buckeye Recreation Center and numerous trout fishing streams are located close by and we can even connect you with the best local fly fishing guides.

IMPORTANT NOTES:
- We do not allow pets. Thank you for not bringing pets into our home.
-Check In is after 4pm. Check Out is by 10am.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Firewood for the outdoor firepit may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
- Home has ample gravel parking and 5 steps to enter.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY:
Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee
