Adelina booked 5 nights from July 7-12, she contacted me in the evening of July 5th that she will checkin one day late and asked for credit money. I offed her $150 credit for future booking. During her stay, she didn’t contacted me for any issue of her stay until July 11th 9:30pm(the night before her check out) said there is water pressure issue in the house and her husband believed the water pressure valve is broken. She said she has a video and asked my personal phone number to send video to me. I knew it is again Vrbo policy to communicate outside of vrbo, so I tell her she can send video through vrbo and I will find people to check water pressure issue that she mentioned. She never responded or send the video. So in the morning of July 12th, right before she checkout, I send a check out notice as normal. I contacted city’s water department the Monday after her checkout. They send people to check the water pressure issue and confirmed my house has same water pressure as neighbors and the pressure valve is not broken. So here is the conclusion for the whole thing. 1. Adelina didn’t address issue earlier when she notice it, either the issue is not truth or it didn’t bother her. 2. She didn’t want to provide any evidence or proof about the issue. 3. What she accused that my house has things broken was not true.

I will list all facts here. What I wrote can be verified with VRBO. 1. I have a clear note to remind guest entering correct number of guests. The house rules also state that only listed guests can stay overnight. But Cathy only listed 1 guest when booking. 2 My house‘s cancellation policy is no refund 14 days before check in. Cathy booked on14 days before her arrival. 10 minutes after her booking, I messaged her to update the guests number. She didn’t reply until 2days later(12 days before). I updated guests to 10 as she said. It’s first time to modify after booking. I assumed the VRBO system would automatically adjust the corresponding rate. But later I realized VRBO did not adjust rate so I called VRBO support. They calculated the extra guests fee based on my setting and sent request to Cathy. 3. My house can host up to 14 guests. But I want to welcome small size family so I offer very low base rate for up to 6 guests. There will be quite low extra guest fee for the guests over 6. Cathy was mad and question this fee even after I explained the situation. So I asked her to verify with VRBO but she said she was busy. So I asked VRBO support to help me explain it. They called Cathy multiple times but got no answer. 4. Cathy said she can rearrange to only 6 guests in my house. So I canceled extra fee. But it turn out at least 9 guests slept in my house. My security camera in front of house has recording to prove it. I would not welcome dishonest guest!
