HOUSE DESCRIPTION & HOUSE RULES:
This 3 bedroom, 2 bath room, 1600+ square ft. waterfront home is completely furnished. The house has just been upgraded with a brand new central air conditioning & duct system, a new roof, a new refrigerator, new dishwasher, new master bathroom and a new chain link fence outside of patio. It is a no smoking home. Smoking can be done on the outside patio only. There is a gas BBQ grill & charcoal BBQ. All grilling is to be done outside. Please never grill in the patio!!
1 Pets is allowed, additional pets are $30.00 each.
There may be some pet limitations that need to be discussed with the owner. There is a fenced in area outside the 900 sq. ft. patio for the BBQ & dog play area. Please clean up after your pets. No pets are allowed unsupervised in the bedrooms.
The house has a large master bedroom with two large closets and plenty of storage space. The master bath has a large sink and vanity area, and has a shower.
The floor plan is split with the master bedroom on one side, and the two other bedrooms on the opposite side of the house. The 2nd bedroom is large, with two closets with a full size bed & trundle bed that open to two single beds. The 3rd bedroom is the smallest and contains a full size, large closet, a desk, and dresser. The living room is large and has a large sectional leather couch, a chaise lounge, recliner and the entertainment center. There is internet, Wi-Fi and basic 140 channel HD cable TV. The dining room and kitchen are side by side. The dining table can easily seat 6 people. The kitchen is large and has plenty of counter space. It has a brand new fridge with water & ice maker, & a new dish washer. Please clean all dirty dishes & pots and pans after use. Do not leave them in the sink. Please do not put them away dirty.
The best features of the house is the 900+ sq. ft. screened in patio in the rear of the house. It stretches almost the whole length of the house and faces the fresh water canal with boat dock. Birds, otters and other animals are often seen in the back yard. Fishing can be done from dock in the canal, or if you have a boat, the lake is huge, 5500 acres. There is a new ping pong table on the patio, along with 3 kayaks. Plus a 14ft canoe and small peddle boat outside. (See photos of house). Guests use entire house, amenities, canal, dock, kayaks, canoe, & peddle boat at their own risk. Owner assumes no liability for kayak, dock, boat, waterway and property use of any kind.
There is plenty of dock space in the canal for 2 boats. Boats can also be beached in the grass. The marina with the boat ramp is 10 minutes away. There is a boat ramp next door at the neighbor, but it is not always accessible due to the ever changing levels of the lake. Check with me to see if that ramp is available.
It is a beautiful sight to see the sunset every night from the patio over the water.
There are two tables in the patio, and most of our guests usually eat their meals on the patio and love it. There is seating for at least 12 people.
The house is 25 minutes to the theme park Legoland, about 60 minutes to Disney World and 30 minutes to Sebring International Speedway.
Lake Wales Country Club & Golf courses, Florida Skydiving Center, and Bok Tower Gardens are all close by.

Crooked Lake surrounds the boating and fishing community. It is a 5500 acres lake and is known for its great fishing, wildlife, including birds of all kinds, and fishing tournaments. I have had guests catch over one hundred fish during their stays.
Guests have access to the entire house and property. The lake is easily accessible from the back yard for boating, skiing, tubing and kayaking. Bring your watercraft. The neighborhood is quiet, peaceful and tranquil.
There are a number of golf courses in the area. The Eagle Ridge Mall, Lake Wales Airport & The Florida Skydiving Center (440 S. Airport Rd. Lake Wales) is also close by. The Universal Shooting Academy in Frost Proof has competitions year round and is also close to the house.
Pets are allowed, but not in the beds. No cats or litter boxes are permitted inside the house. They are permitted in the screened in patio though. Clean up after your pets.
Access to the house is thru the carport door. There is a combination lock box attached to that door handle. Code will be given after booking.
Recycling day is Thursday.
Garbage day is on Friday. Please put the garbage & recycling by the street upon your departure, no matter what day it is.
If any issues arise, call me anytime.
The cleaning service will also be able to assist you if any issues arise.
Upon departure:
Please strip the beds, and put all dirty linens and towels in the laundry room upon departure.
Refrigerator should be empty & clean of all food upon departure.
All garbage should be in the outside garbage can & pulled up close to the street at the end of the driveway upon departure.
Air Conditioning thermostat should be at 79 degrees upon departure.
House keys should be returned to the lock box upon departure.
Owner assumes no responsibility or liability for guest’s usage of the house, the property, the canal access or use, water use, dock use, and boating use of any kind. Guests use all the above at your own risk.
