**Accommodations:**
Multiple sleeping options, including:
- 1 room with king-size bed
- 1 room with queen-size bed

All with luxury white linen and comfortable mattresses. We ensure everyone has a restful night’s sleep.

- Master bathroom with a walk-in shower with direct access to Pool for convenience

Essentials like shampoo and soap are provided and 2 towels for each person for the entire stay.

**Entertainment:**
Enjoy 75” flat-screen Roku TVs in the living room and 55” Roku TV in the sunroom with guest streaming, use your own streaming accounts which will be auto-erased after your stay.

**Kitchen:**
- Cook like a chef in our fully equipped kitchen with stainless steel appliances and seasonings available for your culinary adventures.
- Pots, plates, utensils, cups and glasses are provided.
- Small appliances: keurig coffee maker with frother, kettle, air fryer, bread toaster, rice cooker and blender.

**Important Notes:**
- **Liability Waiver:** By booking this space, the Guest and their entire party agree to hold the property owner harmless from any damages or injuries arising from or related to the Guest's stay at the property.
- **No Loud and Big Parties:** Strictly prohibited. Violations may lead to immediate eviction without a refund.
- **Guest Capacity:** Maximum of 16 guests, including visitors. Notify us of all guests and names in advance. Limited a dditional guests allowed for a fee and subject to host approval.
- **Quiet Hours:** 9 PM - 9 AM (outdoor amenities can be used quietly until 11 PM).
- **8 cars limit on property. Closest street parking is on Rampart St.
- **Smoking including vape, hooka:** Prohibited inside the house and Pool Area.
- **Drugs and fire arms are strictly prohibited in the property.**

**Additional Charges:**
- Refundable deposit required a week before check-in for every stay ($500-$1k, based on group size)
- Additional guests and visitors are charged at the booking rate divided by number of days then div. by 16. Failure to disclose additional guests will be subject to per person charge plus $100 penalty.
- Pool heating:
— First day charges $100 per day for 61° deg water temperature or warmer, $150 per day for water temperature between 45° to 60°.
— $50 for each succeeding day.
— 2 nights minimum for pool heating.
— The Pool takes up to 48 hours to reach 80-90 degree temperature due to the volume, 48-hour notice required.
- 12noon check-out: $50 fee (not guaranteed and must be requested 1 day prior). - Unapproved late checkout is subject to $300 penalty.
- Loud noise after quiet time and party complaints could result in $500 penalty and removal from property with no refund.
- Parking on grass penalty: $300 sprinkler inspection fee plus damage repair if necessary.

**Other Notes:**
- Pool is treated on Wednesdays, no swimming from 1-6pm
- Lawn maintenance on Thursdays or Fridays
