No Pets or Animals
Absolutely no pets or animals are allowed inside the home. Violation will result in a $250 fine.

No Smoking
Smoking of any kind (including vaping) is not allowed anywhere on the property. Evidence of smoking will result in a $200 cleaning fee.

Cleaning Fee Notice
The cleaning fee covers standard cleaning tasks, including washing linens, cleaning the bathrooms and kitchen, and preparing the home for the next guest. Please ensure all trash is placed in the appropriate trash bins before checkout. Excessive messes or cleaning beyond the standard scope may result in an additional cleaning fee. Thank you for your understanding and cooperation!

Original Hardwood Floors
The floors are beautifully restored originals and can scratch easily. Please:
- Avoid dragging or moving furniture.
- Take care not to drop heavy items.

Registered Guests Only
Only guests included in your booking are allowed on the property. No visitors, gatherings, or parties are permitted. Violations may result in a $250 fine and cancellation of your stay without refund.

Please do not open the windows or adjust the shades during your stay.

Check-Out Policy
- Check-out is by 11:00 AM sharp. Late check-outs without prior approval will result in being charged for an additional night.
- Early check-in or late check-out (by 12:00 PM) is available for $25, pending approval. Please message in advance.

Rule Violations
Failure to follow house rules may result in your reservation being canceled without refund. Additional charges will apply for damages or excessive mess beyond normal use.

Climate & Comfort
This is an older home, so while not fully energy-efficient, I work hard to keep it comfortable:
- Thermostats are adjusted remotely based on outside temperatures.
- Ceiling fans, floor fans, space heaters, and extra blankets are provided in each room for your comfort.

Bedrooms
Each bedroom includes:
- A 12” memory foam mattress with topper
- Wall-mounted TV
- Sound machines to help block out occasional highway or train noise
- lease turn off fans or heaters when not in use

Bathrooms
- You’ll have fresh towels and washcloths for the number of guests in your booking.
- A towel rack is located on the closet door to hang wet towels.
- Extra toilet paper is in the upstairs bathroom closet.
- Shampoo and body wash are available for your use.
- Note: This is a 4-bedroom home with 1 full bathroom, so please be considerate of others when using it.

Kitchen Use
- Cookware and utensils are available, but may need rinsing due to dust.
- Do not use the main stove/oven. A plug-in cooktop is provided instead.
- Unplug appliances when not in use.
- Eat only what you bring.
- Drinking water is available in a purifier jug in the pantry.
- Please clean up after yourself.
- Full trash bins can be placed in the street receptacles in front of the house.

Long-Term Stays (7+ Days)
- Complimentary coffee is provided for the first 7 days.
- Guests are responsible for laundering their own towels and linens after that.
- The cleaning fee covers cleaning from check-in to check-out only.

Safety & Emergencies
- First aid kit and fire extinguisher are in the upstairs bathroom.
- Another fire extinguisher is located in the laundry room downstairs.

Front Porch
- You’re welcome to enjoy the outdoor seating, but please note it may collect dust or debris from wind.

- Texas heat and humidity can bring insects. While the home is regularly treated by pest control, you may still see occasional bugs.
- Power outages can happen during extreme weather—please understand we’ll do our best to resolve any issues quickly. We are not responsible for spoiled food due to outages.
- North Texas experiences hail season from time to time. Please note that the property does not have a garage or covered parking. Guests park at their own risk, and we are not responsible for any weather-related damage to vehicles, including hail.

Have rented a number of places in Sherman over the past 10 years, and this house is astounding and outstanding, both in the context of Sherman, Texas, and as a non-hotel stay anywhere. Incredibly restored and maintained old house on a relatively quiet street and close to both AC campus and the square. Rules and policies are very clear and dealing with Sidney was as easy as can be. Will look for availability here every time I visit Sherman in the future, whether I have 5 people with me or am traveling alone.
