We would like to invite you to stay at our newly home-away from home. Our in-town getaway is a spacious, single level, three bedroom, two bath townhome with high-speed fiber internet in the sought-after 'Cottonwoods' complex. The Cottonwoods townhomes are sought-after because of their location. They are located in a quiet neighborhood two and a half blocks off from the center of downtown Moab. Their location offers the great access to Arches National Park, Canyonlands National Park, the best mountain bike and OHV trails, and it is a short walk to the restaurants, shops, and bars on Main Street.
Our townhome is beautifully furnished with all your modern conveniences. Amenities include a fully-equipped kitchen, dining accommodations for eight, dishwasher, washer and dryer (to name a few). There are two patios with seating. One has a gas grill. A large master bedroom contains a king bed that can be converted into two twin beds. The master bedroom also has a T.V. and private bath with a Jacuzzi tub. The second bedroom has a queen bed. The third bedroom has two twin beds that can be converted into a king bed. The condo will sleep six adults comfortably and up to eight people with a comfortable sleeper sofa located in the living room. There is also a queen sized air mattress and pack 'n play crib available as well.
The spacious living room contains a Hisense 58" Class 4K UHD LCD Roku Smart TV HDR. Watch a movie or your favorite show by logging on to the appropriate app with your TV subscription. We have a PBS Utah subscription.
A two-car garage provides a secure place to store or work on all your toys. Keep your own road or mountain bike in tune using our bike repair stand. Additional off-street parking for two vehicles is provided in the driveway.
Feel free to bike around town or on Moab’s bike paths using the five bikes provided. Our fenced back yard is situated next to a quiet area adjacent to the Mill Creek Parkway. Enjoy a swim in the Cottonwoods’ four-season heated indoor swimming pool. We have indoor and outdoor games for kids to play, adjacent to the units is a bmx park, and there is a skate park and new recreation center a few blocks away at Swanny City park.
We do not allow pets and support animals. There is a $300 per night fee for pets brought on the property without permission. There is an extra person charge of $20 per person per night above 4 people. This is how I give smaller groups a discount. Smoking is prohibited indoors. It is not possible to sneak pets in because there are security cameras on the property.

The unit was clean and suited our needs well. However, upon arriving we were surprised to find that the dishwasher was full of dishes that were clean but never put away, that the dryer was full of towels that appeared to be clean but never put away, the kitchen had no paper towels, and the bathrooms had very limited toilet paper.

We are sorry that the cleaner didn't put the dishes away and forgot to put out paper towels. They are usually in there. The cleaner supplies about four days worth of toilet paper because most stays are three to four days long and if we provide more toilet paper it often gets stolen. This group was at the condo for a week. If your stay is for more than four days we can arrange for the cleaner to bring more toilet paper during your stay or you can purchase it yourself.
Great location for walks into downtown and access to river trail. Quiet, private, shady backyard and cool interior for relief from the hot desert sun. Kitchen could have been better equipped (only 3 odd-size wine glasses) but overall adequate for our limited needs for a few days.

Everything was as advertised, comfortable beds, great size. The only complaint was the use of Sling on the Tv. Not a big deal for us because we rarely watch tv on vacation, but never could get the Sling to work. Netflix, etc was fine.

I've personally recently used Sling on both TVs in the condo without a problem. Make sure you follow the instructions on the audio-visual guide. If you are unable to get it to work after using these instructions, please let us know so that we can address the issue.
Property was clean and communication was impeccable. The location is just a very short walk to several restaurants, main street, etc. While we had intended to take advantage of the well stocked kitchen and grill, proximity to everything encouraged us to take advantage of the local food.
The use of the garage was also helpful for loading/unloading and for those that may have rec vehicles they want to safely store while doing other things.
We'll certainly look this property's availability up to determine dates for our next trip.

Great location; perfect for dogs and kids
We've stayed in three other rentals in the Moab area over the years, and this one was the best one yet. We loved the location--close to town, so you could easily walk or drive to shopping and restaurants, but also far enough to be quiet. The proximity to Arches, Canyonlands (Island in the Sky), and other hiking was great too.
We also liked the house itself--plenty of room for our inter-generational group of 7. The fenced yard was great too. The kids loved the swing in the back. We also enjoyed the swimming pool just down the street. Thanks for sharing it with us!

There is plenty of hot water. The water heater had been turned down for the winter all that needed to be done was turn it up. The water heater is in the laundry room and accessible to guests. The heat works fine in the condo. Guests are in full control over what to set the heat to.
Great location and nice place that could use a few key improvements
This house is nicely located right near downtown Moab. It’s spacious and had a nice two-car garage for our cars and mountain bikes, a bike stand, plus a nice fenced in yard for our small dog. In addition, the owners were very responsive.
There were a few things that would’ve made it more enjoyable though:
- the kitchen is only modestly set up and with mediocre quality equipment. Staying here for Thanksgiving and trying to prepare a family meal was frustrating at times. This house would benefit from more quality kitchen equipment and more equipment. For example, there was only one warped wooden cutting board, dull knives, cheap toaster, cheap pots/pans, etc. Missing items included pans for baking, for example.
- the place was clean, but the carpets/rugs were noticeably dingy.
- the garage, while spacious, had items (eg bikes, bike trailer, shop vac, chairs) that made using the garage with two cars cumbersome. These items should be hung or stored in another location to give renters full use of the space.
- the beds are decent, but not quality. We slept okay, but not great. An upgrade here would be worthwhile.
- finally, this unit is attached to the neighboring house. Unfortunately, during our stay the neighbors left their dog alone, resulting in lots of audible whining during the day.

We are glad that you enjoyed your stay. We appreciate feed back so that we can improve our space for future guests. We disagree your statement that the “kitchen is only modestly set up”. We use the kitchen ourselves when we visit Moab and have no problems. There are many good quality baking pans, pots and fry pans including a large Turkey roasting pan. We are sorry if you did not find them all, the kitchen is quite large. Our favorite fry pan is a the large cast iron Lodge brand one. We visited the condo shortly after your stay. We added two new mattresses and three new bed frames. All of the mattresses and bed frames in the condo are now are almost brand new. There are also new pillows in the condo. We replace worn out linens yearly and just replaced the worn rug mentioned in the review with a new one. There is a new large toaster oven; the toaster is now gone. We will add some new cutting boards and an easy to use knife sharpener. We rearranged and cleaned the garage to create more space for guests. There are five bikes provided free of charge for guests to use. Because the condo is located near downtown, it is possible to bike or walk to most of Moab’s businesses. Our condo one half of a duplex. Most condos in Moab are triplexes or have even more attached units. We love the quiet neighborhood with the Mill Creek parkway behind the condo and hospital’s landscaping across the street. Everyone that I have talked with that lives in Moab likes the location of these condos.
Clean and quiet! Love the location as it is close to Arches and Canyonlands National Parks, as well as downtown town Moab for shops and dining. We didn't make use of the bikes but perhaps we will during another visit.
We stayed at this property toward the end of a long family road trip, and it was exactly what we needed - separate bedrooms, plenty of space to relax, and a workable kitchen for home-cooked food. A much needed respite after endless hotels.
The check-in process was easy and the condo was super clean. The location was central to everything and the layout worked well for our family- kids from 8 to 15. The air conditioning was wonderful- kept us all comfortable even though outside temps were well over 100.
We had a fantastic stay here. Sonja was a communicative and gracious host. We especially loved how close the property is to restaurants and shops. The bikes were a huge perk as well! We would absolutely stay here again.
This home is part of a duplex and was awesome! It's very close to Arches. I was mildly obsessed with the jetted tub in the master bathroom. Everything was great! Thank you for sharing your home with us!

Thank you for your feedback, Mary. There is both a toaster oven and a toaster in my condo. According to my current guests at the condo both the toaster and toaster oven work perfectly. If the toaster is set to "bagel" only one side will be toasted so perhaps this was the problem. I purchased 11 new outdoor chairs this past winter. I have recently been informed that a couple of the older chairs that are still in the back yard have a few cracks. I will remove the cracked ones the next time I am there. I have not had any complaints about the mattresses other from this group and I checked them when I was there this past winter. This condo is only in a building with one other condo (it is a duplex). Almost all other condos in Moab are triplexes or more. The adjoining wall in my condo is actually quite thick, but it is possible to hear noise from the one adjoining unit. There is a noise ordinance in Moab that the police will enforce with a phone call.
This was the perfect property for our stay in Moab. Stayed with my 4 teenagers. Plenty of room, close to town so that they could ride their bikes in on their own. There were even a couple of bikes that we could use if we needed. Perfect spot to get to Arches, canyon lands, and loads of bike trails. The house was really clean, and cozy. Easy to include our dog with the fenced in yard. We will definitely be back again!

Decent place!
Very nice place to stay, however we had trouble getting the access code on arrival day, then called the owner and it took a couple hours to get in contact. So we had to wait outside the house for a couple hours, until we got the code. Otherwise it was a fantastic trip. There were a fews bugs and it wasn't the cleanest of VRBOs that we have stayed at. But nothing to loose sleep over.

Over the 12 years that I am been managing my place, this was only the second time that the guests did not get the entry info. I've entered the check-in information into VRBO website so that guests have access to the entry code through VRBO's website or app. According to my cell phone record I returned their call within 16 minutes, the 2 hours that the guest states in his review is completely inaccurate. It is not true that the property was not clean. I was at the property myself before they stayed there and spent days cleaning it myself. Everything from washing the walls, to running the self clean on the oven to wiping out the inside and outside of the kitchen cabinets among a long list of other things. Bugs can get into houses through unseen small cracks or open doors. I do not have control over that. If guests think there is a problem with bugs at the condo (which it is was not for these guests), please contact me and I will hire an exterminator. I work hard to make sure guests have a good experience at my condo and this is reflected in the numerous good reviews that I have.
This property is well equipped, clean, up to date. Offers extras with bikes for the family, grill, relaxing outdoors with grass and a tree swing. Quiet area and easy walk to town. Traffic saving location! Big kitchen for cooking and big dining table for meals or games. I would rent again!

Why they chose this property
My wife and I are from Salt Lake City though we spend time in and around Moab exploring the canyons, riding the mountain bike trails, hiking and skiing the La Sals, rafting the Colorado, and rock climbing. We purchased the Cottonwood unit as a convenient place to spend time with friends and family and use as a base for our adventures.
What makes this property unique
The feature I like most about the townhouse is the downtown location. It is a short bike ride to the grocery store, many popular trails and businesses from the condo. It has a spacious living and dinning area with tile floors. Also, the private fenced back yard is shaded by cottonwood trees and makes for a great place to hold BBQs and children to play.
